Room could get some maintenance and perhaps checked if there's a roof leak, as the ceiling had lots of stains from water intrusion. Wall has moisture issue and should be repaired. Swimming pool, although it looked great, needed to be taken care of: there was some slime on the tiles, probably from algae, making it very slippery and kinda gross to walk on. Pool water also didn't feel right: it's like the pH was too high, but I'm not an expert. We ended up using it only once. Kitchen, even though is a nice [extra] feature, could make use of some extra utensils. Bathroom could have better cleaning. Due to the high water salt concentration (normal on islands), some areas had salt stains or salt build up. Nothing CLR couldn't take care of ;). Property is in overall good condition, just need to bring some maintenance up to date.

We booked the family room for 3 nights. Room was very spacious, beds comfortable and clean, AC and hot water worked fine. Towels were provided. With the kitchen we prepared some breakfast, and kept our drinks cold. Staff was really kind and helpful, 5 stars! Garden is gorgeous and well taken care of. There is a convenience store right in front of the hotel. Some good restaurants in the area and not far from the diving shops. Overall we would stay there again. Good value for the money.

The room had some mold on the ceiling and the pool was not that clean.

The staff was very friendly and helpful and the bar was a great place to sit and have a beer or smoothie in the evening. Also, we were able to store our luggage after check-out until we left Amed.

Wi-Fi was not reliable in the room, so if you are planning to work, a local SIM card is a must there. It’s hard to get there (you can get Perama bus to Amed from airport, Kuta, Sanur or Ubud, it goes there once per day). Local taxi drivers rates are way to overpriced, Grab or Gojek does not work.

Good location, 2 supermarkets are nearby, ATM. It’s about 2 km to beaches (Lipah and Jemeluk) with good places for snorkeling. Kitchen is well equipped. The area is very quiet and private.

The property is well maintained and very clean. The room, bathroom, and kitchen is super clean my husband said he didn’t believe how much what we paid for compared to all those facilities. The pool is superb. walking distance to convenience store and ATM. right in the heart to many beaches for snorkeling. The staff was amazing!!!! very helpfull and friendly. We loved the big rooms, the friendly staff, the quiet setting, the restaurant on-site with a great vibe. The location is great, in front of a shop with an ATM, many restaurants around, laundry which is close as well, beautiful snorkeling at walking distance. The staff organized our pick up from the airport and that driver became our driver for the entire stay, making us discover beautiful things around Amed.

My daughter cut herself on the toe while in the swimming pool. That swimming pool is dangerous and people can easily cut themselves, so it should be closed. The manger was nice enough to accompany us to the closest emergency room, but quite frankly that accident ruined 3 days if our vacation

The WiFi was really not good… and we were alone in the residence so… no excuse. There was no trash can in the room, no complementary water and/or coffee, and no shampoo (only solid soap). The pool was dangerous, so they advice to jump in with shoes… so now the pool is dirty green. No sunbeds laid around the pool to enjoy the sun. We paid extra for the breakfast which was a big disappointment; only choices : indomie goreng over salted and tasteless omelette. The coffee was not good neither.

The room is really big and super clean. It smells really good with flowers everywhere. The shower has a big pressure (even if it takes a while to get hot water). The staff is really nice. The kitchenette is a plus, clean and with all the commodities.
