Check out at 10 am, it’s not acceptable ! Without a check in at 2 pm, check out at 12 o’clock (as it goes in 90% of resorts) is absolutely feasible.

The kitchen was convenient but there was no coffee maker (only kettle), but this is maybe only for the garden view room. Also the kitchen had a bad smell and was separate from the room, so there was no aircon there. The bed and pillows could be improved as they were not very comfortable. The sheets had a stain and did not smell great but I guess they were clean. We had to wait a little bit for check in so better to inform the property in advance about the exact time of arrival.

The location was very convenient to visit the west coast of Ko Phangan and the staff (Min) was very kind and friendly. He also helped us with renting the scooter and that was really appreciated. The room was clean, spacious with all you need. The property was very nicely maintained and the pool was nice. Even though the property is on the main road, the room was very quiet and peaceful.

No air con in main room. Staff didn’t ask us for our booking name but rather asked me to point out which villa it was that I was supposed to be staying in (how was I meant to know I didn’t know what the inside of the villas looked like) - I explained 3 people so they took us to the villa, set us down and we were confused as this didn’t look like the one we booked so they then asked our name, came back and told me I told them the wrong details it was my fault and we need to move. Apart from that they were nice and willing to help whenever we needed them via WhatsApp, just a strange first impression.

My one thing would be the shower.. between the first time I stayed and the second time they had changed the shower and now the pressure is a trickle or very very little power. This is the one thing I found off putting. You could always check this when you book - it could have been just my bungalow ...

Min was really welcoming and friendly, as were all the other staff. The kitchen was stocked with everything I needed and it was easy enough to walk into town (30 min) as someone without a bike. Really beautiful property and setting.

Shower/bathroom is extremely small

Location was decent enough. You can get anywhere with a scooter (if you manage to find one). The guy at the reception kindly helped us rent some scooters (finally) and it was amazing Garden looked really nice, and the pool was super clean.

Pictures of this property is much better than in real life. The light in the room is very dark, pillows have smell of dampness. Many insects outside the rooms (no pest control of the territory). And no sign of this hotel on the road. We skipped the entrance 3 times in evening time.

The staff were very nice! We came late and there was nobody at reception. I wrote in booking chat and they answered in 5 minutes and came to let us check-in. It was after 22:00.

The photos don’t represent the property and are either old or enhanced. The bathroom - a wet room, old and basic, and bedroom without a window are not shown on the photos at all, leading you to believe they will be the standard you see on the generic photos. The wet room was an issue with a 2 year old and despite the owner telling us this a normal in Thailand, this was the only hotel/airbnb of 6 which had a wet room. On almost every day the neighbours were lighting fires meters from our kitchen window - the smoke and smell was disturbing, as was the fire risk.

The local team lead by Min are kind, accommodating and friendly.

The place is really realy nice and beautiful. It has quiet a big pool. Except for the closest 7/11 there isn't something close to by walking, But once you get your bike you're set to go everywhere. You have beaches that take only 5 minutes to drive to and the center is also couple of minutes drive. The most important thing is the staff. Min who works there was really helpful. As soon as you meet him he gives you his phone number so you can contact him directly. Min even took me to a great place to rent a bike and he even helped me to move to another place and also then - he took me there! Also he gave me some good recommendations about places to visit.

The chef and the personal is so kind. If you need a motorbike, they will arrange it and bring you to the motorbike office. Late check out was possible. They did all, that we had a really good stay and nice vacation in koh phangan. Thank you.
