The hotel is so close to the main train station of Khiva, that you can see it from the train upon arrival. So, getting there is a non issue. The old city of Khiva — where the main attractions are — is about a 20 min walk. The walk goes through a wide boulevard and it's quite an enjoyable one. The breakfast was quite elaborate and excellent. The hotel staff are some of the nicest and kindest that we met during our visit and this alone is reason enough for me to go back to Umar Hotel.

We had a wonderful stay at this lovely boutique hotel. It’s new but full of authentic Khiva charm, run by two local owners and their skilled, passionate team. We needed an accessible room, and every effort was made to ensure my friend had a comfortable, unhindered stay. Since everyone on the team is local, you get the best advice for your visit. The location is ideal—just a 5-minute walk from the old city—yet it feels like a peaceful retreat after the lively tourist buzz. The rooms are spacious and have big and very comfortable beds. And don’t miss the sunrise from the rooftop terrace: Khiva glows in breathtaking shades of red and orange that only the desert can provide.

I’m really glad I chose this hotel. I last minute messaged them asking if someone can pick me up at the airport- the owner of the hotel came to pick me up at 10:30pm. Arrived at the hotel around 11:20ish pm. The hotel is very clean, no dust and well kept. The mattress and sheets look and smell clean. The bathroom (toilet and shower) are also clean. They provide soap, shower gel, and shampoo. Face towel and body towel are also provided. The heater and air conditioner works very well. TV was there but I did not use it. WiFi has good connection. My room was facing the street but I did not hear any noise at all. I had a good sleep. Overall my stay was comfortable. The food is great. They prepared pancakes, porridge, eggs (boiled and fried), bread, different cheese, fruits, etc. They have a decent option of meal you can choose from. The staff are very good. They’re very friendly and polite. Almost everyone I met has decent level of English, so there was no language barrier. On my second day, someone came over to clean my room, took out my trash, and gave me new sets of towels (even though I had not requested it), which I really appreciate. The hotel is also at the center of everything which was sooooo good. If you are out and about and need to use the toilet you can easily come back to your room then go out again. If I were to go back to Khiva, I would probably book this hotel again.

Breakfast was very tasty with various offer. The hotel is at 4 km from the old city, but the taxi costa around 1,5 dollar one way.. Farovon hotel is spectacular and worth staying there because taxi is so cheap.

My favourite place to stay in Khiva! Art House is a small family run hotel that really feels like a home. The relaxed atmosphere, the lovely family and the warm hospitality, the very good service and the comfortable room and bathroom were such a wonderful place to stay after we returned from Turkmenistan. It was my second time in Khiva and I will definitely stay here again on my next trip. There is tea and water available for free all day, the rooftop is the very best place to watch sunset! Special thank you to Ulugbeg who has been such an amazing host and took care of us so well. We returned from Turkmenistan being awfully sick from food poisoning and when we arrived at the Art House, Ulugbeg arranged for a doctor immediately, went to get medicine at the pharmacy and made sure we got everything we needed to recover. What would we have done without you? Thank you Ulugbeg and thanks to your family too.

    Its a very picturesque city that has been maintained / rebuilt nicely. Atmosphere is nice, but due to the tourist focus our experience was that the restaurant prices can be slightly higher than in other parts of Uzbekistan that we visited. For people that know Dubrovnik, Khiva has a similar vibe with less tourists (at least outside the main tourist season)

    Khiva is an amazing old city, with many historic monuments and a fascinating culture. The old town walls still stand, separating ancient Khiva from the more modern city around it. It is a wonderful place just to saunter around and soak up the atmosphere, but it is also possible to arrange excursions out to some old fortresses in the desert, which is well worth it. There are, of course, the inevitable tourist boutiques and kiosks, but the level of hassle is low and there are many locally produced crafts on sale.

    We stayed in Khiva for two full days.

    We stayed in Khiva for two full days. It was just enough time to visit all the sights and get a good overview of the city. The walled city is approx. 400x600 meters, so it's possible to manage everything in a short time. It was a bit of a labyrinth at times, since many buildings (apart from the landmarks) look very similar. During our stay it was 40 degrees, so we tried to get out early in the morning, take it easy during lunchtime, then go out in the evening again. The streets are quite lively in the evenings and there are many rooftop restaurants which are open until late. Double check that they have actual menus with prices (we went to a place where the waiter was showing us the pictures of the available dishes on his private mobile phone, with no prices). Khiva has more of an "outdoor museum" feel than Bukhara or Samarkand. Also, the markets are more expensive here. A tour guide later told us that you can go down by 50% when haggling.

    It's worth adding Khiva to your Samarkand, Bukhara trip. It's not only a large and lovely historic site, but the neighborhoods around the walled city are full of friendly people. As a photographer I like to go off the beaten path and meet the people. Uzbekis are friendly and welcoming and a pleasure to meet whether you speak their language or not.

    I started my trip with Khiva as it, in many regards, represented the frontier for the historical empires of what is now Uzbekistan. One day with a guide and one day on my own to go back rebook everything gave me time to digest and fully appreciate Khiva's role in the history of Central Asia. Khiva is a walking " town" . If there is a down side, the end of April is still high season; that means a lot of tourists and a lot of heat.

    I think 1-2 days is ideal for Khiva, which is a lovely little jewel box of a town. You could see everything in 1 day, but it’s also nice to have time to just sit and soak in the character of the place, to sleep in and have long leisurely cups of tea. More than 2 days isn’t needed.
