Inside, full-length sliding doors flood the living and dining area with natural light and open onto a covered alfresco patio—perfect for BBQs and casual wine and cheese by the lounge suite. The chef’s kitchen centres around a large island with premium appliances, polished concrete floors, and a butler’s pantry. A temperature-controlled wine room ensures your first pour is perfect, while books, board games, and a media room set the mood for relaxing nights in. A dedicated office provides a quiet work-from-home space. Each bedroom is air-conditioned and includes heating and ceiling fans. The primary suite features a king bed, TV, leafy outlook, walk-in robe, and designer ensuite with a double shower and vanity. Three queen bedrooms include one with a private ensuite, while the main bathroom offers a freestanding tub and a separate shower. Additional features include a two-car garage, driveway and street parking, laundry with washer, dryer, and separate toilet. The pool heater operates from September to March, switched off from April to August to conserve energy. Pets are welcome outdoors only, with a pet fee of AUD 100.

The neighbourhood of Bombira sits just 10 minutes from Mudgee’s town centre, and just under four hours’ drive west of Sydney. Meander through Mudgee’s colonial streetscapes filled with produce stores, cafes and boutiques, and shop for local produce at the Mudgee Fine Foods Farmers’ Markets, held in the picturesque grounds of Robertson Park.
