How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

Verified reviewWe hated this hotel. And not in the casual, “ugh, Mondays” sort of way—but in the genuine, counting-the-hours-until-checkout kind of way. To be fair, the hotel does have a couple of strong points. It was “near” Ksamil—close enough that, if you squinted at a map and ignored scale, you could almost believe it. Parking was also conveniently nearby, though it felt like an escape room challenge: first, locate the front desk staff, then convince them to unlock it for you. Honestly, solving that puzzle might have been the highlight of our stay.
Sleeping for four was an exercise in discomfort. One of us had what was basically just a sheet thrown over a couch—I’m not kidding—while another was “treated” to a sofa armchair bed, which sounded better than it felt. Communication with staff often felt like a game of charades gone wrong. The outdoor swing chair was rusty, the windows looked like they’d given up on ever being cleaned, and the terrace door required the strength of a professional weightlifter just to budge. When we mentioned these things at the front desk, the response was simply: “impossible to fix.” Inspiring. Noise from outside carried straight into the room, water damage festered under the fridge, and the WiFi had serious commitment issues—slow, unreliable, and constantly kicking us off. The pool didn’t help either: dirty, hidden behind another building, and plunged into shade just when you’d actually want to use it. The little frustrations piled on, too. Parking needed a staff escort instead of a simple room key system, we were charged an extra 3% just for using a card, and a cappuccino cost €3—daylight robbery disguised as foam. Worst of all, when my card didn’t process due to a CVV typo, the manager flat-out told me I “had no money.” Not only untrue, but unnecessarily rude—and frankly the most memorable part of our stay, for all the wrong reasons.

Verified review- nice clean rooms - really nice bathrooms (especially the shower) - big, clean pool with enough sunbeds - yummy breakfast - really sweet staff (thank you for helping us with everything tommy!)
- the location isn’t optimal since there isn’t much to do around the hotel, however the public bus stop that takes you into sarandë town / ksamil is a 1‘ walk away from the hotel!

Verified reviewHotel was fairly cleen and close to the beach, though you have to pay extra to use sunbeds. Shower, beds and the overall state of the room was good. Food quality served at the pool was nice. The view from the suite terrace is gorgeous.
The pool water was not so clean. And the staff do not smile ever (exept for Toni who was great and very helpful). The breakfast buffet is poor and you constantly have to ask for refils of what should be available.

Verified reviewLovely view of a sunset. Swimming pool and decor overall. Tommy at the reception was very helpful.
The fact there is a charge for a proper coffee for breakfast and if I forgot to take money I was told the next all day to pay 2,5 € . Despite the fact there was a hotel car park when leaving it was blocked , very annoying before a long journey north .

Verified reviewI was with my wife for 5 nights, we felt great, relaxed atmosphere thanks to the hotel workers. The hotel together with the pool are really clean. The breakfast is excellent, there are very nice beaches and good restaurants near the hotel.
The only thing I would suggest is that the owners of the hotel try to correct the defect in the entrance door from the room that I noticed. The front door of the room does not block sounds well.

Verified reviewVery comfortable bed, ascetic look throughout. Modern look, great food in the restaurant. Some Staff are polite and friendly. Generally clean. Beautiful view(around hotel built in front) depends on which room you are in.
Attention to detail lacking, it seems if things break they are left without being replaced. No shower door, clearly broken previously and not put back. No plug in the sink, blood spots on net curtains. Pool is basically shared with everyone around/people who walk in and mostly staff and family. Numerous broken sunbeds/parasols, pool not that clean with lots of grit on pool floor and broken tiles. Drinks seem a bit unreasonably priced for the quality, you are not allowed to even have your own water by the pool without being asked to remove it. Lots of confusion about mini bars with each room having something different in the fridge so check out was a bit confrontational. All in all just fell below expectations for the price

Verified reviewBreakfast was limited but tasty and enough with great quality food great sea view from the room very clean room amazing and friendly staff very tasty food (kudos to the chef) would recommend this hotel !
some nights, the music was too loud. some meals were a bit small in terms of quantity (even though delicious) We also wished we had a remote for the AC, because during the night we had to wake up and go turn it off manually. sunbeds in the swimming pool are quite used up.

Verified reviewWhat an absolutey beautiful hotel with beautiful rooms and the most beautiful staff.and owner....Tommy who greeted us at reception was most helpful and knowledgeable and it was a pleasure speaking to him...We stayed in the executive suite which was nothing short of complete luxury...The sea view was amazing as were the sunsets..The rooms were cleaned and towels changed daily and there was never a shortage of high quality shampoo. The restaurant was beautiful ..breakfast was included but we had our evening meal there twice also as the menu was delicious ranging from pasta dishes to fresh sea food.. The pool area was spotless a childrens and adults pool with clean pool towels provided . we spent our days there being looked after by Meti who was on hand with reasonably priced drinks... Taxi into the centre of Sarande was €10 but there are plenty of restaurants around the hotel and beaches 5 minutes away.. The whole experience was 10/10 We wouldnt hesitate to come back here...absolutely loved it..💖
Nothing...it was all perfect..

Verified reviewNot that far from the main strip of restaurants and shops.
Free breakfast needs more variety of food options. Beds are not comfortable/Room needs modernized updates to compete with other hotels. Front Desk Staff (housekeeping & food services staff were very rude) is not friendly and barely greeted us. They need to be trained on hospitality especially if you want clientele from North America or Western Europe to spend their money at your hotel.

Verified reviewThe hotel is clearly modern and recently built. It is clean and tidy and well appointed. The bed was extremely comfortable. The staff were nice. The pool was a good size and it was clean.
Overall, the hotel is ok, but there were lots of small issues that spoiled the experience for me. - No laundry service, despite being advertised on booking.com. This forced me to wash my clothes in the sink. - The room wasn’t maintained to a good standard. 3 sets of lights in the room weren’t working. The hallway. One bedside and the balcony. - The phone in the room was not connected. - The sink tap was completely disconnected from the basin. - the sink plug didn’t hold water. - the air conditioning was poor. - the air conditioning kept randomly turning off through the day. - no hand soap in the bathroom. Only provided shampoo. - the main communal parts of the hotel were not air conditioned. - The breakfast was terrible. Only a few items available and no hot drinks on the buffet. - the water from the restaurant was extremely overpriced. - other guests smoke on the balcony making it unusable for non smokers. Couldn’t have our windows open either. Finally, I think given the above the price for the room was too expensive.
