How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.

We couldn’t sleep (the rooms are paperwalls) and we could hear cutlery and kitchen all day all night People screamed and cats fought We booked the hotel to go really early to Butrint and enjoy the calmness of the morning We went for breakfast at 8.10 and were served quite late then it as long to check out so we arrived in Butrint (5min walk) but later than we had hoped.

Verified reviewI arrived for our 3 night syay with a little trepidation having read the reviews. Yes the place is a little tired but it is clean and comfortable. They fitted in a third bed for my daughter - I never expected this to be a full sized bed as we had booked a double room. Breakfast (included instead price) was really lovely with eggs cooked to order. Food was good quality albeit a little more expensive than elsewhere. They have a captive audience given this is the only place to eat at Butrint. I would have paid alot more in the UK.
For me the concern is that children could easily fall over the balonies as they have a very low walls. Please repair cistern of the toilet running all the time and shower attachments broken - Room 304.

Verified reviewVery close to the archaeological site. Helpful staff. Shady garden. Everyone was very tolerant of my.being early: I discovered later that my phone had updated incorrectly and gave the time as an hour ahead. I would like to apologise for that.
Not the hotel's fault but mosquitos are very bad and there were two power cuts in one night. Food could have been better - they cater for a lot of tourists groups and it showed. Missed opportunity to provide more information about the location.

Verified reviewThe location was excellent if you want to visit Butrint National Park and it was only a five minute bus trip to Ksamil (bus stop is just outside the hotel). The hotel is set in big grounds with lots of pleasant and shady outdoor seating. The staff were friendly, attentive and helpful. Breakfast was great, and it was lovely to enjoy it outside in the garden each day. Livia also provided lunch and dinner if you needed them, and the food was very good. Note that there is nowhere else to eat nearby. Good value for money and a quiet place to stay if you'd like to avoid the crowds in Ksamil and Surande.
The interior of the hotel is very dated, but quite ok given the price. However, some serious maintenance is definitely required in our bathroom - the shower needs a shower screen or curtain, the shower rose needs a wall mounting and the toilet needs to be fixed (it runs constantly). Also, the balcony is very dangerous as there is a tripping hazard at the door and only a low barrier on the balcony. A hand rail needs to be installed to avoid a nasty accident.

Verified reviewThe property is located just a couple minutes walk from Butrint Park. Staff are kind. It was cool to open up the balcony window and realize we were inside of a forested area. The building itself is unique and designed nicely.
The hotel could use a major overhaul. Wasn't so clean... there were quite a few womens' hairs on the floor. Room didn't feel very pleasant, a little old. Instead of setting up nice seating from the hotel balconies and roof where there are views, most of the common areas are used as storage for boxes and places to hang the linens... Felt more like a restaurant conveniently located next to Butrint National Park that also happens to have some rooms for whoever wants to stay.

Verified reviewThis hotel was bad from the start. Shabby surroundings, nothing like the photos. Unfriendly reception and attitude, with some muttered discussion between members of staff. Unwelcoming.
We were not given the type of room we had booked, which was a double room size 22m2. After checking in, we were shown to a very small, unpleasant room with two single beds, dominated by a rusty old fridge on a table. Pointed reference was made to the fact that they were giving us a twin bedded room, rather than the double room we had booked. Everything was pointing towards homophobic disapproval. We are not willing to stay at properties where management are homophobic, so we decided to leave and found a beautiful room in the welcoming, very clean and spacious Hotel Onix in nearby Kasmil for the same price. We were charged by the Hotel Livia anyway and booking.com were quite unhelpful in dealing with issue.

Verified reviewThe (only?) reason to stay in this hotel is the location - right next to the entrance to the Butrint archaeological site. Excellent to be able to be at the site as the gates open. Parking is spacious and easy. The hotel is an unusual design and the grounds are nice. It could be a really nice place with better/more switched on staff and improved food. Note that there are no eating options in the immediate area so you are stuck with the hotels underwhelming and very overpriced offerings. Bring your own drinking water - none is provided but they're happy to sell you massively overpriced bottles.
The staff are OK, but not especially interested and it's difficult to tell who is staff and who is just one of the hangers on. The rooms are adequate but no charm or special touches. Food is really poor and very expensive indeed. Very disappointing! No drinking water is provided in the rooms (the only hotel in Albania where we experienced this). Bottles of the cheapest mineral water are 300 lek!!

I had not realized that beyond the archeological park there's not much to do around the hotel, which is a bit isolated. Don't try to take the ferry, it's quite expensive (€7) for what it is. Rooms are not really sound proof, we were lucky in that it didn't turn into an issue, but it could.

We arrived at breakfast ,which was included in the price at 8.10 and after choosing something off the menu were told that the kitchen was closed. Other people had been eating. The very nice waiter was put in an awkward situation. We don’t know what had happened to the chef.
