The place was clean, comfortable, and well worth the price. Its location was excellent, with a supermarket, metro station, and several small restaurants within walking distance. The owner was exceptionally kind and supportive, which made the stay even better.

The smoking was really disturbing and disruptive to my peace and comfort. The bathrooms are downstairs so you have no choice but to choke when the old man is smoking in the kitchen. I told him I disliked it and he stopped but as soon as I left it continued and it made it very unpleasant in the morning while trying to get breakfast the next day. The lady who was cleaning was a “know it all”. I simply asked if there is milk and she acted like she didn’t understand and like I’m not speaking English despite clearly showing her the word and her understanding exactly what I was asking. She knew dam well what I meant and then she told me that it’s Turkish coffee so you can’t have it with milk. Her attitude and the old man’s smoke combined made for a very disrespectful experience and unpleasant environment. She should not have the audacity to be condescending to guests. I can see there are many complaints about cleaner from other guests so I’m assuming it’s this lady and she still hasn’t been fired even though the guest’s experience is getting ruined by her. The owners are pleasant but I thought it was odd that they accused a guest of stealing a remote for the air conditioner rather than saying it was lost. It was unprofessional to speak about any other guest in a negative way to me as a guest and also to assume they took it because why would any guest purposefully take a remote designed only for that specific unit. This was a red flag. The bathrooms are shared so after the shower you come out to the kitchen and public area. I can say it’s fine for 1-2 nights and inside the room was a nice place of peace. If you get stuck with loud guests it would be hard. You can hear phone sounds so probably loud guests would be unpleasant so it’s a matter of luck. It’s not close to anything of interest. You need to walk 20+ mins to the city but there’s a lot of heavy traffic so it’s not a nice walk. I suggest the bus instead.

The owners were flexible about my check out time of which I was appreciative since I have a late flight. This added to a relaxing atmosphere. I liked the view from my room of the trees. The bed was very comfortable and room was clean. The friend and old man were friendly and share some snacks and pomegranate wine while I was waiting to be checked in.

I had a very pleasant stay. My room was provided with air con and I could even have my washing done for free ! Plus very nice kitchen . I also had the pleasure of meeting the housekeeper: a very sweet and nice lady

- The hosts' kindness, helpfulness, communication, and sunnyness! - It's a particular, pretty little house, with a big fat mulberry tree next to it with lots of delicious berries! - The building's yours to share with the other guests; the owners live elsewhere and you have keys to your room and the main door of the house. - You can use the washing machine free of charge; detergent is provided. - Big, clean, modern-ish kitchen at your disposal - Overall cleanliness and tidyness - Location: 5 minutes walk to the subway - Transparency: what these people communicate and post on Booking is exactly what you'll find when you get to the place. Éverywhere else, I've learned, there's discrepancies and ambiguities. Not here. - Special thanks to Hasmik, who went above and beyond to help me find a good means to travel onwards!

Everything was as on the photos. Kitchen had everything needed. The washing machine was there too. I had an air conditioner in my room. Supermarket was right around the corner. The hosts were exceptionally friendly and helpful.

The check-in was a bit difficult as no one was there and I had to call the listed phone number on the door. So just make sure that you'll be in touch before the arrival.

I had a very big room for myself. The bathrooms were clean and it wasn't loud in the guest house. There's also a big kitchen and last but not least, the owners of the guesthouse are very kind!

Everything was excellent!

Everything was absolutely awesome. Asine and Garik are great hosts, very welcoming and warm! I enjoyed every moment of my stay at the guesthouse. Spacious room, everything is clean and cosy. Nice kitchen, perfect location (very close to the metro), shops around. Very quiet at night. And - it was super warm in the room and in the whole building!!! It was important for the winter time. Definitely will recommend it to my friends and will stay here next time with pleasure.

That i actually wasted money and filled these folks pocket

Low lifers couple run this (nursery) whose only line of defence to guests negative reviews is accusations of theft,alcohol abuse... and what's not . On my second night i was harassed by the same lunatic housekeeper mentioned in other reviews. when i voiced my concerns to the hosts informed that i had no tolerance for this behaviour and that i wish to leave,they promised a quiet and comfortable stay away from that person. Upon my second booking i was told that my reservation would be sorted out by that housekeeper. That's when i cancelled my reservation.The hostess, who actually begged me to stay and made yet another promise not to have that housekeeper around is accusing me of criminal activity failed on her own because if criminal activity is actually going in their guesthouse why should anyone book a room and stay in an unsafe place.

Bed linens are washed for a short time with too little detergent hence their unfreshness. and with many guests using the same bedsheets their hygiene is questionable. I used my own bedsheets Location wasn’t amazing but that’s not the properties fault so if you want to be near a bigger or busier district ,this isn’t for you. This place loses 5 points due a fact that might affect your stay ,they hire a primitive negative, rude, aggressive and extremely noisy cleaner who likes to occasionally harass guests in their rooms,shout at the top of her lungs on phone just outside the rooms and try to assert herself- probably out of inferiority complex.Definitely ruined any good vibes I had about the place.

Air conditioner in the family room was a gem. Hosts were nice WI-FI was O.K.

* hasnik the worker * toilets ( smell ) * wanted to forbid to drink alcohol in the house so i need to go out in cold to drink a glass of wine. antialcohlics!!. * the woman of the owner famely is not a real christian, she reacts angry to feedback, she wrongly accused me of abusing hasnik, she increases prices to u fair levels if demand is high even when renters are poor russian military service refugees. she doesnt think that the guest is the king and has every freedom as long its legal.
