How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

Rooms at the basement. No fresh air. Windows with the view od corridor. Old uncomfortable bands. Stinking bathroom.
All you wrote is how you left behind the bathroom with toilet and the rooms you lived in.You haven't even thrown out your trash. Our staff has been throwing out your trash all day.You did not follow the rules of accommodation. We have been working in the market for 8 years now, and our reputation is important to us.As for the style of the hotel, you should know that there are various design options for rooms and bathrooms. You stayed with us for 9 nights, if it was that bad, you could have gone to another hotel. But you stayed with us all the days you booked with us...

Shared bathroom, unpleasant staff, most of it can't speak in English. No 24 hours reception. I wanted one hour for my room, when I was arrived. One day I forgot a towel in one of the bathroom, I told them about the problem and they told me I stoled it, I'm a bad person.... I don't need to stole an old towel of €5.
You had to wait 23 minutes for the manager, but you were presented with a gift on this occasion! You were provided with a room much more expensive and better than the one you booked and you did not have to pay extra for the room! You were very happy! And you left a bad review and stole a towel! Before departure, you wrote 1 hour in advance that you had lost one of the towels that we provide to the room. Then, without returning the towel that you already took with you, you took another towel from another Bathroom, lowered it into the room and put it instead of the towel that you already took with you and wrote that you found a towel! You didn't even notice that there was another drawing there! Therefore, do not tell lies! You could have asked and we would have given you a towel as a gift! It's not about the cost of the towel!Respect people, be grateful to be respected and you!

Verified reviewIn this hotel you have to call 10 minutes before coming: it's not convenient if you don't have a local phone. We wrote at 12:30 pm that we will arrive at 2pm. We waited 40 minutes in the heat until someone finally came. This person was really unfriendly and unpolite: he didn't say sorry for his late arrival... he didn't even say "hello/barev". He didn't give us the change back. It wasn't a lot but it isn't correct. The room isn't really nice, really simple : we were surprised after we read the hotel name ! The beds aren't comfortable. Also the atmosphere was quite weird: we were almost alone in the whole hotel (two big floors) although we got a message earlier that day that "due to overbooking" we were given a much better room! This is your thank you. A lot of guests from Europe come to us, but since one of your guests threw his backpack on the cover of our sofa and tore it, we didn't tell you anything!Although they could have said. And as for reporting in 10 minutes, there is nothing wrong with that. This is so that if our manager may be absent for technical reasons, during the arrival of guests, be sure to be at the reception. You could have given our phones to the taxi driver and the taxi driver could have called us and informed us that you were coming. We have a lot of guests from Switzerland who have already become our friends. Therefore, your opinion is your personal opinion and let it stay with you. The Council:learn to respect the place you come to.....

Verified reviewLocation is nice close to the metro station. Room is very spacious. It was the cheapest hotel in Yerevan for the night.
Although the name is royal boutique hotel it is not a boutique hotel but a hostel with private rooms. The bathrooms are shared which we didnt see in the description (our mistake) but it is something we wouldn't expect from something with a name hotel. There is also a shared kitchen if somebody needs it.

Verified reviewit was close to the metro. And I like the fact that it has a soviet vibes.
Too Dark , Creepy and Scary. And no one in the property to assist us . it was literally just us . and other guest of which we dont know if were just alone .
What does the soviet atmosphere mean in your understanding? No comments. You were given a room twice as big and better than the one you booked. And you stayed in this room at your booked price.By the way, you have not yet paid in full for the booking and we decided to go to your meeting. You also asked us for a late check-out and we also went to meet you.

I was asked to relocate from one room to another in the middle of my stay in the hotel. Also there's a place to hit a head when ascending to the second floor, be careful!

Verified reviewThe location is great for Karen Demirchyan Sports and Concert Complex. I was attending an event there and found it very convenient being able to walk there. The room was spacious and comfortable. There is a communal kitchen (fridge, freezer, kettle, oven but no microwave) and it was always clean. Laundry service was free! The staff was helpful. They speak only a little English but they readily use translation app so don't hesitate to come here even if you don't speak Armenian or Russian.
The door to your room has a little "window". You cannot see through it but sometimes the light would bother me when other guests switched the lights on and off in the communal area. I would suggest a little curtain so guests could block the light if needed. The toilet was a little smelly. It's probably the sewers because I didn't notice any problems with cleanliness. The staff isn't always at the reception. It's not a problem, just don't expect everything taken care of in two seconds. They will communicate through Booking.com messages if needed.
