How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.

Verified reviewGreat staff, very friendly and nice people. The location is convenient, very close to the city center but still in a quiet place. The price is reasonable. breakfast was served according to our request at the day of our arrival because next morning we had to leave too early in the morning.
No air conditioner in the room, it was a bit too hot but the fan helped a little bit.

We expected a normal apartement, separated from rest of house. But the area kitchen/ living-room is open, with a huge open staircase, so you hear everything from the other floors, not good in evening/night, when someone needs to sleep on the sofa (snoring) WiFi in 3.floor sleeping-room is pretty slow

Once you have seen Ararat mountains you need some curtains to sleep properly…you don’t need to look at it all the time…well you have to because there are no proper curtains so you get waken up in the morning by the sun rays in your face. There is a shared bathroom room just next door so bring your earplugs so not to ear the other guests doing there things just behind the bed wall…

**Be extremely cautious!** The hotel's description is completely inaccurate. What’s advertised as a "single room" lacks a private bathroom—you’ll share one toilet/shower with **three other rooms**. The space is filthy: thick dust coats every surface (you can even smell it in bed), and the so-called "roof balcony" is inaccessible to anyone not staying in the specific balcony room. Other issues: - No welcome amenities (contrary to the listing). - "Breakfast" is a joke: stale sausages and basic tea/water—essentially inedible. - Chaotic atmosphere: Guests scramble to leave each morning. - **Cash-only payments**—no alternatives accepted. - Staff exploit the language barrier (zero English comprehension). Final verdict: Only book if you’re willing to pay for a cluttered, Soviet-era communal apartment masquerading as a hotel.

All information is transparent and available on our page. • The shared areas, including the balcony, kitchen, and common space, are accessible to all guests. Only bedrooms are private, as clearly mentioned. • Cleanliness is one of our top priorities — we clean daily, and as other guests’ reviews show, we maintain a high standard. If there truly had been “thick dust,” we encourage guests to take photos. No such issue has ever been reported before. • Our breakfast includes fresh sausages from a reputable brand, tea, coffee, water, bread, cheese, and local products. Most guests leave positive comments about it. • We offer cash payment as stated in the listing. We are a small family-run guesthouse, and this is a standard practice for many properties of this kind. • Our staff speaks English, Russian, and Armenian, and always does its best to assist all guests. • Lastly, your room cost only $20 per night, including breakfast, in the very center of Yerevan. We believe this is excellent value, as many guests have also mentioned. We welcome all feedback, but it’s important that it reflects the truth. I stayed for 2 nights and the price on booking was 20761 local currency, and I paid the host 21000. However, the host won’t return the change. When I asked for the change, the host kicked me out even before the checkout time.

The communication was a bit difficult, due to different languages and misunderstandings from both sides. It would have been nice to know all the practical things when we arrived: when do we pay? What is the wifi? Can we use the fridge? How late is the breakfast? I had to ask everything. And the description in booking.com is confusing.
