How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.

🤔🤔🤔. This is the lowest rating we have received in the five years since opening our guesthouse. We appreciate your feedback, but your review would be far more helpful and appreciated both for us(hosts) and for future guests, if you could tell what went wrong and what did not satisfy your expectations. A 5/10 feels quite unfair without further explanation, but anyway we thank you for your time and wish you a wonderful trip ahead.

Verified reviewWe felt like family! We have spent 4 nights at Arman's place, and we can only recommend it to everyone! If you are looking for a friendly, cozy, local and familiar stay in Vanadzor, this is the place to be. The house has a nice garden and it is very quite. It is a little outside of the busy centre and has a beautiful view on the surrounding mountains (but is still very close to go everywhere in the city, shops, restaurants, supermarkets nearby). The house has a fully equipped kitchen if you want to cook at home. You can have a delicious and abundant typical Armenian breakfast on request. Arman and his wife have been very helpful with all our needs. We hope to come back someday and recommend this guest house to all travelers looking for a warm and peaceful stay!

Verified reviewArmen and his wife were extremely kind and accommodating. They welcomed me with tea and sweets, and at the end Armen made sure to drive me to the bus station. The house feels like a grandma's house, super cozy, spacious and quiet. Excellent place to stay in Vanadzor.

Verified reviewThis is a lovely and spacious apartment in a quiet street in Vanadzor. The apartment is very clean and well kept. Everything that you might require is here for a long or short stay. Mr Armen is a gracious host making sure you have everything that is required. I had a very relaxing stay and feel refreshed, Vanadzor is a fresh green city, the botanical garden of Vanadzor is within 10 minute walk from this apartment, a lovely place to relax. I will return to Vanadzor and I recommend this Appartment strongly! Mr Armen also collected me from the bus station and dropped me off on my departure, also helping to arrange a seat on the bus to the boarder. This was very kind and I am eternally grateful for his kind hospitality. Thank you once again, see you soon and take care

Verified reviewArmen and his family are fantastic hosts. My bus was late but Armen was in constant contact with me so he could collect me and my bags from the bus station. I was greeted at their home with coffee and ice cream and a very informative chat about Vanadzor. The apartment is great value and very spacious with everything you need. It's very quiet and peaceful at the end of a lane. There is a shop a few minutes walk. I will definitely be back in with Armen and his family in the future when I am in Vanadzor. Armen also gave me a lift to my next place. You will quickly become friends with this family. Thank you Armen!

Verified reviewSpacious apartment with a private entrance, tucked off the main streets and quiet. It's not right in the center, but it's within walking distance. Comfortable bed, good wifi. Armen brought me homemade compote and cake, which was very nice and I'm grateful that he picked me up from the bus station when I arrived and when I left. This was a big plus. The day I arrived, the city had a water issue and the water was off until late the next day but Armen and Manoush brought me plenty of water for drinking and also for cooking and flushing. They live upstairs so if you have a problem, they are right there. This is a great value for the price and I can recommend.
Some pots and pans were not in great condition. The skillet was unusable because the coating was mostly worn off. Buying some quality pots and pans would be nice for the next guests. :-) I stayed in February and I get cold easily. The heating is by wall radiators and controlled by the owner. I was very cold when I arrived and for the first day or so. I understand that Armenians are much more tolerant of the cold by the way my request to turn up the heat was taken. But after explaining that I was not used to such temperatures and didn't want to have to wear a coat inside, they turned up the heat and brought me a small radiator-style space heater. The space heater made a big difference to keeping me warm.

Verified reviewDefinitely the biggest space I have rented in the entire Caucasus region and for one of the cheapest prices. You get the entire first floor of a good-sized house. Note that the owner has plans to open a brand-new stand-alone guesthouse on his property in the new future. Although it is an old house, none of the equipment was broken. Nothing was hanging by a thread. There are some old Soviet-era shelves and rugs, but the beds, sofa and tables are of more recent vintage. I was there in winter. The kitchen and living rooms were cool--heating such large rooms would not be practical, but the bedroom door kept in heat, so I was still comfortable. I moved a table into the bedroom and spent most of my sitting time near the heater. The hot water in the shower was good and long-lasting. The only issue I had was that a couple of times I turned the water on at too low a pressure and the hot water did not kick in. But it always heated up when I increased the volume of water coming out. The location is a pretty good compromise between the center of the city and the roads leading out into the hills. The Artek abandoned Young Pioneers camp is a must-see. The host picked me up from the bus station. He is very friendly and helpful. I booked the monastery tour that he offered and had him to drop me off at my next accommodation on the way back, which was very convenient. Although the wifi signal was at only 2 bars in the bedroom, the speeds were still quite good, so I guess it is fast. It was at full strength in the living room and kitchen. PS. The owner is a construction engineer and mentioned that the walls of the bedroom are of especially thick concrete to resist earthquake damage.
Kitchen and living room were cool (but not freezing or extremely uncomfortable) in mid-winter, which is to be expected, since they are very large and have high ceilings.
