Lovely host and comfortable beds with nice dark rooms and great air con, we slept very well here! Breakfast is good with home made cake every day! Great value for money. Easy walk to centre of town.

I spent two good days at this guest house and big thanks to the host for this. Of course I will recommend them. The location is easily accessible and close to attractions. Initially we had a different room booked, but we were given another one which I'm very happy about. We were on the first floor and couldn't feel the August heat at all. Also, the air conditioner worked very well. This is not a hotel, this is a family guest house and everything is completely acceptable for the price you pay. Thanks to the host for the sweet conversations and for creating comfort during our stay there.

It is very close to the city center, 10 minutes away by walking. Our room was very nice, spacious and well heated. The included breakfast is abundant and very tasty. The owners are friendly and nice.

Centrally located, close to the market, nearby restaurants, 650 meter to the metro station, 1.6 kms to the republic square. Good breakfast. Safe place to stay.

1. The windows in my room were opening to the corridor so in reality you don't have the daylight access. 2. Some guests were smoking while I was eating the breakfast.

The hotel is located in a quite place so I slept there very well. There is all infrastructure nearby so you can buy everything there and reach each place you want. Ludmila prepers tasty breakfasts, adjusts the time of meals to the guest's preferences. Once I had an early breakfast at 6.00 am so she left me everything in the fridge. Ludmila also serves delicious cakes in the morning which she prepers by herself.

Nothing except my room didn't have any windows so I had to run the AC occasionally.

It was more like staying at a friend's place. I found it very comfortable, the location was central but away from the hustle and bustle. The hosts and breakfast were great. I will come back to Yerevan and this is where I'm going to stay again.

There was no daylight in the room, as the only window led to the hallway.

More than a hotel it kind of felt like staying at your aunt's. The host was very kind and made great breakfast for me. My room was nothing luxurious but very homy and perfectly sufficient for a short stay.

It was expected hotel as per Booking.com. but its hostel. We expected buffet breakfast, but its was limited.

The home made cake in the breakfast is great. Electronic lock with code felt safe.

interesting place to stay, with unique breakfast area and stylish kitchen. Very nice host - lady that bakes and sells a lot of tasty cakes. Breakfast is filling and we could try a cake which was nice. the room was spacious. Near the hostel are supermarkets. Transfer to the airport in the middle of the night costed us in total 10$.

At first we were given a room on the first floor without a window.There was a strong smell ofcanalization , there was no window and the beds creaked.The next night we were given a room on the second floor, but with a shared bathroom.The beds creaked too.Electricity was turned off due to heavy rain.All the rooms were old and needed renovation for a long time.

In hostels the passengers can use the oven to cook or to boil water. But here they didn't let us to use the oven and for boiled water. we had to ask the host and every time it was uncomfortable. They also asked us to pay suddenly in the third day and that was rude. You have to ask for the money in the first day or the last day.

The breakfast was good. The price was reasonable. It was a quiet place with good location.

I felt like I was living in someone's basement. The room doesn't have windows, or actually it does, but they lead to a hallway. I'm surprised the mold was only in the bathroom. However, I also appreciate the bed, which managed not to fall to the floor during my stay. The air conditioning was draining into the shower. I rate the price-performance ratio pretty poorly. Unfortunately, the cupcake did not buy us. I really don't understand how this accommodation can have such a high rating.

The lady was nice. There was a cake with every breakfast. The location was really great. There were plenty of rather empty air fresheners.
