There could be at least a filter coffee machine and boiler in the small kitchenette to have a warm drink in the morning without leaving the house. Personnel could be a bit more attentive when serving meals in the evening as we sometimes waited long.

The house we stayed in was really well laid out with four bedrooms, a central living space and a terrace, felt bigger than the 34m2 announced. The real asset of this place is the location, the houses having a stunning view on the lake and surrounding nature and the place being super calm. The beach/lake is 5 mins walk from the house, the restaurant even closer. We found the food really good to excellent, unlike some comments I have read and kids actually liked the half-stray dogs as they are rather peaceful. The big plus for us was also the watersports club (Armenian Camp) which is walking distance from the house by the beach and offers water sports rentals. We did a kayak tour along the beaches with kids and it was amazing. For those liking wind sports, quite strong winds pick up in the afternoons in summer for kiting, foiling or windsurfing so bring your equipment! Overall, we should have come here longer as this side of the lake is it is less touristy than the western bank.

A better-equipped and finished bathroom than many others, yet the smallest and least ergonomic. The washbasin is so close to the toilet, they're like a table and a chair. I didn't expect that. With so much room area including a spacious hallway, surely a smarter layout could allocate an extra sqm for the bathroom.

Big comfy room, nice minimalistic design. Everything is still new and/or well maintained. Super helpful staff.

The only area for improvement would be the menu. The food was delicious, but the style felt more home-cooked than professional, while the prices were similar to those in an upscale restaurant.

The staff was amazing, special thanks to Zoya and Aleksey for their kindness and supportive attitude throughout our stay.

The only issue we would point out is the kitchen. It definitely needs to be completely reconsidered. For example, the salad we ordered was clearly not freshly prepared, which raises concerns about food quality and storage conditions. The pizza we received felt more like bread with tomatoes on top than an actual pizza. Since the place is secluded, it’s important to be able to rely on the on-site food options—but the lack of trust in the kitchen creates a problem.

We definitely recommend staying at Ayas Port. The place is secluded, not crowded, and free from loud music or unnecessary noise. It’s a perfect escape from the city. The room was small but clean and comfortable, with everything we needed. The staff were very friendly and always ready to help with anything. In short, we’re already looking forward to coming back!

The door at the toilet was a little bit hard to close.

We have spent only one day at Port Aya's, the location is out if this world, the Sevan Lake is just couple of minutes away from the buildings, which makes this place ideal for people that would like to swim. The magnificent Kilikia boat is also located on the territory of the resort. It is simply amazing to get to know the history of the boat. It is quite an experience to go on board of this peace of art. The food is great as well, the stuff is extremely welcoming and nice.

All the stuffs are super nice, the house is warm and safe even under a serious rainstorm. Views are super stunning and relaxing, and the facilities are nicely designed and walkable to enjoy the lake side and landscape. Breakfast is tasty and we all love the small pancakes. We all enjoyed so much.

It is nearly impossible to find from the street, as there are no street Signs to take the turn - what owners could enhance, use GPS. It is partly in construction or more in continued development, what means you have to be aware that not all facilities are open and it might be less suitable for small kids due to ongoing construction work.

It is a friends- family run place which is a bit hidden - so Dont expect a Starbucks close by- if you have select something from the menu you can be sure that it will be cooked with love by family and friends. Ask for a possible sailing boat rental in the summer. You might love the lake :)

Kitchen certainly has areas for improvement. It takes about one hour to get served given the restaurant is empty. Breakfast was disappointing - just preordered plate with no buffet at all

On the downside - I booked an entire room with a private bathroom, but when we arrived, we were offered 4 beds in a shared hostel room (!) and without a bathroom. In general, it was a nightmare. When booking, make sure to clarify exactly what you are booking and where you will be staying. Getting into an argument upon arrival is not something you want to do when you've come to relax and escape the hustle and bustle. The area is open - there are packs of stray dogs wandering around the property. It's not very pleasant to encounter three large dogs when you're coming back late from dinner with a child in your arms. My daughter was also afraid to walk around the area alone. On the last day of our stay, we were served cold and stale pancakes for breakfast. They honestly admitted that the pancakes were from the previous day. Considering that pancakes are only served here for breakfast, one can only guess how long they had been sitting there (and why the person who ordered them yesterday didn’t eat them). Given that this is a "restaurant" with corresponding prices, this is definitely not what you'd expect to get.

Beautiful nature, peace, and quiet. Clean rooms, good linens. Not too many people, far from the road. A beautiful view of Lake Sevan and the nearby hills
