Pretty big room in a well maintained old house. Lovely "back in time" ambiance.

A bit noisy at night due to the road next to the house.

We very much enjoyed our stay in Raisa's guesthouse, the rooms are large and beautiful and very comfortable. Our host was very welcoming and kind, which was very much appreciated. Central for all the restaurants and sights. Highly recommended.

The room are quite big and the place is close to city center.

The shared bathroom is in a different floor. Robert was nice but as it is the house of the owner, they did not give us the key to the front door nor gave us much info, in fact when we returned from dinner at 23 the main door was close so we needed to shout to make them open. Payment only in cash at arrival if possible.

Nice and clean, nice little garden.

The guesthouse is between two busy roads so earplugs might be necessary. There's a nice little front garden that could benefit from a table and benches, nowhere to sit if you want to have a drink or eat in the guesthouse.

A quaint guesthouse with some real vintage touches. Lovely timber work and furnishings throughout with beautiful parquetry floors. Our room had a balcony which was great to view the surrounding mountains. Raisa was a very nice lady.

I knew it was a shared bathroom before arriving but the toilet was also in the bathroom and it was just the one bathroom for the people living there as well as for all guests. Not good if you needed to use the toilet and someone was having a shower. The bed was probably one of the worst I slept in. The mattress was extremely lumpy and the pillow was so hard and thick, I ended up sleeping without it because my neck got sore from sinking down into the mattress and having my neck bent. The bedding had an old smell which was not pleasant to sleep in. Although there was a kitchen available, the owner was always using it so not comfortable to use it. No electric kettle, just one on the stove top. An electric kettle in the room would have been good. There was a washing machine in the kitchen but when I asked about using it, I was kind of dismissed.

Great hosts and decent location. The price might seem steep for what you get, but Armenia is just more expensive than you might expect. The place will also give you a genuine Soviet Babushka experience with all its carpets, old furniture and archaic decorative style. You should also be able to speak at least some Russian to communicate with the hosts.

    - Shared bathroom - Breakfast was not worth the money (although it was prepared with love) - Don’t book if you have dust allergy

Raisa is very nice and helpful (only speaks russian but you can understand each other)! The room was good and you can relax in the balcony, the Wi-Fi is also very good. Raisa let us use her kitchen for breakfast and to make some coffee. Location is very close to center

A bit pricey for us, but not many options in Dilijan. Beds make a lot of noise and the shower is not very hot.

a very simple guesthouse which is well located if wanting to hike the Dilijan to Parz Lake route. house is next to the main road and has no insulation so bring ear plugs. curtains are almost seethrough. rooms have glass in the doors and one is not opaque so you can see in from outside. bathroom is old but works. probably cold in winter. bed was comfortable.

    noise from the road.
