How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. We would like to clarify a few points: Already before booking, it is clearly stated that our apartments operate with self check-in and self-catering – we mention this several times in our communication. For this reason, there is no staff present at check-in, which allows us to offer fair and affordable prices. In the messages you receive right after booking, such as the “Important Information for Your Stay” and our check-in guidelines, we also kindly remind you that check-in is possible from 4:00 PM. This information is visible both before and after your reservation. Despite the self check-in concept, our team is available daily during office hours, and we usually reply to WhatsApp or SMS inquiries within a few minutes. Should any issue arise in the apartment, one of our team members will of course come by as quickly as possible to resolve it. We also communicate transparently that our reception at the Emma Deluxe Aparthotel, just two minutes away, is staffed at certain times. We put a lot of effort into ensuring our guests enjoy a pleasant and stress-free stay. For this reason, we have deliberately chosen not to use them – to help protect our beautiful natural surroundings. 🌍 With a rate of only €50 per person, including bed linen, towels, a starter set, final cleaning, local tax and mobility fee, we hope you understand that a fan, which consumes a lot of electricity, cannot be included in the price. The optional €20 flat fee per fan, per stay, is in our opinion very fair – especially considering that many guests leave the fan running all day, even when they are not in the apartment, which unfortunately leads to high energy waste. ⚡ Our prices are very reasonably calculated, and guests receive this information before arrival. The entrance is only from the basement and I had to climb two floors with heavy luggage. The other door just next to my apartment was emergency exit only. They didn’t provide fans I had to buy my own. Note: they allowed me to use it on the checkout.

Unfortunately, due to structural reasons, it was not possible to install an elevator in the left building. We’re sorry that the stairs to your apartment were a challenge for you. Just to clarify, access is not through the basement but conveniently through the underground garage, where you can park your car and reach your apartment via a few stairs. We offer our guests very competitive apartment rates and, despite the affordable pricing, we provide a small starter package that includes bed linen, towels, toilet paper, dishwasher tablets, dish towels, a microfiber cloth, and hand soap. To continue offering this service at a fair price, we charge a fee of €20 per fan. This is due to high energy costs, which are not included in the base rate—especially considering there are only a few truly hot days each year. The owner of the property was around at check out and was really rude. Very child unfriendly. She scolded our kids for kicking around a mini soccer ball on the street while we were packing our car, and said that it was dangerous and verboten, like she owned the street or something!
Subject: Important Matter – Playing in the Parking Area Dear Guests, Yesterday, your children were playing with a ball near the parked vehicles and hit a car. Please be aware that our parking area is not a football field, and there are high-value vehicles parked here. The incident was recorded by our video surveillance system. Despite multiple requests to stop playing, this was ignored. You were kindly informed about the situation, yet instead of intervening, it was taken lightly. If any damage has occurred, it can be verified through our video recordings. We have now sent you a photo where we can prove that we definitely have video surveillance. We will inspect the affected vehicle again today and review the footage. If any damage is found, we will unfortunately have to hold you responsible for the repair costs. Additionally, we would like to inform you that the road from the beginning of our building is a private road and belongs to our private property. We ask for your understanding and more consideration for the circumstances on-site, as well as for the respect of both our property and the property of other guests. Finally, we would like to point out that our prices are extremely competitive. During the peak season, the rate is €68 per person for a spacious 75 m² apartment with two bedrooms and two bathrooms, including final cleaning, bed linen, and towels. Verified reviewThe location in between Kaprun and zell am see for skiing. The apartment is super clean and comfortable. We were four adults, two in the room upstairs and two in the living room on the sofa, it was good. We cooked a lot, the kitchen is great, dishwasher, they provided with trash bags, dishwasher tablets. Ski room to store your skies and boots. The shower is great.
There is no oven for cooking :( Apart from that it was all good.

Verified reviewNice, clean, spacious facilities. There was everything you need including ski room with hot air dryer for boots and underground parking. We liked the mountain view out of the window.
The apartment was a bit remote if you want to reach the center on foot, but since we had a car it was no problem. We were informed about the renting rules so many times, and it was quite confusing.
