If you are walking it’s at the top of a steep hill. If you are driving your 7 gear BMW 18 series you won’t care! As a consequence it’s wonderfully quiet. Reception was unmanned, but, my key was obviously mine with a small sign. Up the stairs the room is, as described, a single. Small, but, big enough with, for the first time in a while, a single bed. Clean with a big ‘cover all’ duvet. Desk and chair. Wardrobe and hangers. Coat hooks. Small, but, clean and bright toilet and shower room. Shower has a Heath Robinson folding cubicle that’s half height. Convoluted, but, hey! The shower is like the machines out of War of the Worlds; rears up when you turn it on spraying everywhere. The water takes an age, but, is hot. One shower gel sachet and a small bar of Lux. Towels OK. Retro tiles (1990’s?). Nice balcony with, unsurprisingly ’cause it’s a single room, one chair, one table. Nice views of the mountains opposite. There is a guests lounge and seating outside and a hot round tub in the garden that the owner assured me you can use naked! ‘Honesty’ bar. Sauna at 7€ a pop. No evening food. Big Alsatian with a big stick to play with. The hosts were lovely and bought me some hot food up from the village. Thanks go to Elisabeth and her mum. Lovely garden with hanging chairs and hammocks and wonderful views of the mountains. I didn’t want to leave.

GermanyFirst and foremost, this is not a hotel. The check-in process was complicated due to the lack of a reception, making our arrival unnecessarily stressful. The room conditions were poor, especially the bathroom, which is in desperate need of renovation. The toilet looked like it was from the 90s and hadn’t been replaced, which was surprising. The tiny shower flooded within seconds, turning the entire shower spot into a pool. Service was also lacking. We didn’t receive a second set of shampoo for the second day. Although we had completed the online check-in as requested before arrival, the owner still interrupted our breakfast to have us fill out the forms again. Second day, during breakfast, we were disturbed yet again and asked to leave the key in the kitchen upon check-out due to the lack of a reception. After leaving, we received an abrupt and aggressive message via Booking.com stating that we hadn’t paid the city tax—despite never having been given proper instructions. The message contained no greeting, just a demand for immediate payment. Additionally, the sauna comes at an extra charge, which is unreasonable given the price and overall service quality. Finally, having a car is essential as the hill leading to the property is extremely steep.

AustraliaI suggested to Stefan that rooms without balcony could have a fan in summer as the small windows don't allow a lot of air in, he seems open to that idea. Some reviewers complained about room size and shower, we had no problems at all.
Incredible value, lots of outdoor space with beautiful views, spa tub, loungers, copious, breakfast, great fresh fruit salad, invested and interactive hosts. Very comfortable beds, pillows, super clean. Very much a family business and they work tirelessly to look after guests. Kirchberg appealed to us more than busy Kitzbuhel and we luckily coincided with their annual flower parade and evening fest 15 August, fun

Germanybathroom and facilities are coming on in the years. Bent towel rail should have been replaced and bathrooms desperately need an update, as well as the tiny TV. Hosts were generally quite unfriendly and completely inappropriate comments when booking the sauna. Supposedly “hot” tub, was at best lukewarm.
The room was clean and fresh bedding. Lovely location, terrace and sauna. Great breakfast.

United Statesthe only improvement I would recommend is that the hot tub was not very warm, which was a bit of a bummer as I looked forward to this each day after the mountian. The sauna was quite nice though.
Our stay was wonderful, i was visiting my daughter in Prague, and we wanted to snowboard at Kitzbuhel. The hotel was great, breakfast really good every morning, the family goes above and beyond to make your stay memorable. Their daughter is even Miss Tirol, so it was fun hearing from the family about the area, etc. My German is terrible, but my daughter is fluent so she was able to communicate quite well. They have a kitchen stocked with drinks for you to enjoy and the other guests coming and going were quite nice as well. The room was nice and the bed was very comfortable.
