It’s a nice and quiet location. This is my second time at this property and really enjoyed my stay. Breakfast provisions, champagne and chocolates - the finer details all make it an enjoyable stay 😊

My only suggestion is a reading lamp near the sofa. I was looking forward to an evening with my novel, but this was difficult due to no lamps on that side of the room.

The courtyard was really lovely and even though we didn’t bring our dog this time, we certainly will when we next visit. The bathroom was sparkling clean with a great shower. The bed was super comfortable. The breakfast was a nice touch and much appreciated.

I recently stayed at The Hamptons in Rye, and it was absolutely beautiful! The whole place is stunning — everything from the decor to the atmosphere felt so welcoming and special. The price was spot on, and the value you get for everything included is just amazing. The bed and breakfast extras really stood out to me — such thoughtful little touches that made the stay feel even more personal and luxurious. The cleanliness was impeccable, and you could really tell how much care goes into maintaining the rooms. All the little details in the room were so lovely and made it feel like a home away from home. I couldn’t recommend The Hamptons more highly — a perfect place to relax and enjoy Rye. I’ll definitely be coming back!

Toilet seat not secure - it does move/slide around a bit, the main door was a bit tricky to lock - needed to press and hold the door closed to lock it properly. Bathroom drawer was a bit stuck and ended up becoming jammed but I think that this has now been fixed. My pillow was a bit flat so had a bit of a sore neck the next day - bring your own pillow if you can :)

Easy access to the property, privacy, comfortable bed and couch, the breakfast items were lovely, dairy free milk option. Super cosy and close to some nice cafes/restaurants and the hot springs. There was little seating area in front of the accommodation where we sat and read first thing in the morning, we enjoyed watching the sun come up and hearing the birds. Aircon in the room was amazing! Bed sheets and mattress were very comfortable.

Nothing. Even better if: I felt awkward washing up in your bathroom sink given that we had too many dishes for the capacity of the dishwasher. Perhaps a washing up bowl (?) might help since there is no kitchen sink. This will of course be guest dependent on what menus they plan whilst staying. The wipes were useful; kitchen roll would be a bonus. A pair of scissors is always handy too. The hoover was great! We appreciate this reflects our needs as ‘foodies’ who tend to cook.

The location is excellent to explore the peninsula. We visited Cape Schanck, Arthur’s Seat, Sorrento and the hot springs. These were all easy drives away. The property is secluded and peaceful. We stayed in the queen room which is clean, plush and very comfortable. We loved reading through the coffee table book The shower products were of quality and hair conditioner is a bonus. We appreciated the welcome cooled wine and glasses! .. and a chocolate each. We received complimentary waffles and crumpets for breakfast too. We used the bbq and the foil containers were a great idea-thank you! We enjoyed sitting in the small courtyard for drinks but rain curtailed our evening. The dishwasher is small but adequate depending on your meals. It’s quiet since it’s in your bedroom and may run whilst you sleep. The checkin details were clear; take note of the electric gate code when it’s sent. ( Thank you for meeting me face to face when I didn’t recall this message) We were given clear instructions about the property and how to leave it on checkout. It’s a peaceful haven with secure parking and an excellent location from which to explore. We would recommend staying!

Multiple rooms on site with 1 small red bin available was a little tricky. The bin was already full when we arrived but that didn't bother us

As soon as we arrived we felt that this place was special. There was a lot of small touches like having chocolate on the bedsides, fruits and waffles was really thoughtful. Such a pleasant stay and so close to the Hot Springs and Alba! The Grounds was well kept and the gardens are beautiful. Lovely stay and I can't wait to come back to relax here

Maybe a few more tea bags for people who like to drink a few cups.

Well appointed. Clean and very comfortable. Breakfast was light but enough to start your day. Champagne was a nice touch as were the chocolates by the bed.
