Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

Lounge area very comfortable spacious & inviting. Onsite restaurant Georges very good. Great big spa tub beside 50m lap pool, not quite warm enough .

AustraliaIt’s all really lovely. If I had to say anything it’s that it’s very warm in the house - granted winter, but log burning fires made it quite hot. Being an historic home, the walls in rooms are not sound proofed so you do tend to hear more than you would ordinarily in a more modern hotel. It’s pricey - possibly a little over priced, but does make for a lovely treat.
Beautiful, stylish property. Everything is on tap if you want it - from check in to check out. Staff are wonderful and seem to anticipate your every need. We included the Fire Feast in our stay as at extra cost - really nice event. So much food!

AustraliaThe loose stone paths on the property can be difficult to walk along - because of slippage.
The views from our cabin were amazing - over the national park. The Fire restaurant serving Brazilian BBQ was authentic and excellent, as were the South American staff. We had the best time. 2 days seemed more like a week of rest.

AustraliaI thought the food would be more amazing like Tanuki. It was good ... but not amazing. The staff were great though. I thought the breakfast was pretty average. The salt and pepper shakers don't match the décor and didn't work. The spa facial and massage were great too. Perhaps if we knew ahead to book we could have got a more convenient time, so maybe sending out stuff to make sure you book before you come would be good as we only had 1 day. The pool was heavily chlorinated and smelt so strong , decided not to go in, as the chlorine smell in the room was overpowering. Loved the rooms, and the décor. overall a great stay.

AustraliaThe restaurant we chose was Dhina's and we were left a little underwhelmed. The decor and style of the restaurant itself seemed a little bland compared to the common dining area and Georges. The menu itself was also a litte confusing, it was a set menu. In the middle of winter we were eating cold salad, and tomatos that were out of season. Confusingly we were able to select a main, but all other courses were set. The lamb dish made no sense being a second course, and it was just a really confusing dish in general. The wagyu beef was super underwhelming and didnt taste like wagyu at all. The deserts were also something I would expect in a hot summer. We thought we were going to a better dining experience than the common lounge area / georges and found ourselves wanting to be back in the warmth of Georges shortly after being taken to a cold, dark and dim Dhina's where the staff seemed to turn into junior, less experienced hospitality professionals. This is our only negative feedback for what was otherwise the best hotel experienece we have ever had.
My partner and I were instantly taken care from the moment we buzzed the front gate. The staff were incredibly engaging from our first meeting on the driveway where they collected our keys, gave us a wine and told us to relax during our checkin process. We loved that we had a printed itinery and we were explicitly told how to enjoy the property, maximising the experience! We can be picky, because we like nice things when investing in down time and Osborn house didnt disappoint. Most importantly we like that the staff are so approachable, attentive and willing to make your stay so enjoyable. We stayed for 1 night, and we felt like we stayed a week. It was such a relaxing, immersive property. The room was amazing, clean, well designed and the little touches made the biggest impacts. The bed so comfortable. The grounds beautiful, the rooms amazing. We could not find a fault, in anything. We thouroughly enjoyed sipping our complimentary spritz's in the hot tub enjoying the sunset and cant wait to return to do it again.

AustraliaNothing!
We loved everything about Osborn House, the staff were fantastic and helpful, we got such a lovely greeting when we arrived. We ate dinner at George's which was delicious, its a great relaxed vibe. We stayed in a Forest Lodge which was gorgeous, had a great view, the bed was comfy and it was so lovely and warm with the fire going. It's the little things too, when we came back to our lodge after dinner, we found little hot water bottles in our bed to warm it up, we loved it and would definitely stay there again.
