How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.

She, Sophie, the Owner, tooks deposit in cash 60 Euro 💶, and she explained that this money she will not returned after check- out, but by the Bank transfer IF there No damages left after us. In our case, she still not returned the money, even we left just after 1 ( one) night and she didn't give back us the money, after looking and checking the room in minutes at the day I prevented her that we have to leave earlier. The Toilet is not in the room!!! , it's downstairs in the corridor,and the shower cabine was in the middle of the room, without any ventilation, but hot ear comes into the room wich room is already impossible to breathing because of the heat out ( it was 1 ventilator and just 1 window capable to be open. ( 32° C ). The wooden floors are very noisy, the wooden doors are noisy too,( not good maded) and just imagine how your steps up and down are marked by noise day and night!! just terrible!
Dear, In response to your negative comments in this review. Yes, it is correct that I request the deposit in cash and deposit it back into your account within 14 days. This is clearly described in the conditions on Booking and you can also read them in your reservation confirmation. You don't have to report this here, people who book can read that condition about the warranty, and if they book, they agree to that condition, including you. I will not make an exception for you by giving you a cash refund and I will also not make an exception by refunding your money immediately. Everyone is treated equally here, no more and no less. If you don't feel comfortable with that condition, then you should NOT have booked here, it's that simple. And yes, the warranty is not only for material damage, but also for misconduct or bad behavior. It is also very well described in the description of the rooms that they are communal or shared toilets. So yes, the 2 toilets are not in the room. If you haven't read this, too bad, but it's in the description and everyone can read it. You book a room and our concept is simplicity, not luxury. But it is wrong of you to write that the toilet is one floor lower or downstairs, because that is not correct. The toilet is barely 5 meters from the room. It is also not nice of you to write that there was no ventilation. All 3 windows can be opened, including the window in front of the shower. Yes, it is natural ventilation (not mechanical ventilation), you need to open the window. Too lazy or didn't know how to open a window? Yes, you have booked a room without air conditioning, so do you know that if it gets hot outside it can also get hot inside? Not? Or did you not know that there was no air conditioning? If no air conditioning is mentioned in the description, then yes, there is no air conditioning. Simple, right? But the fact that you write that only 1 window can open is also not correct, as 4 windows can open in the room you have booked. And even if it was only 1 window that can be opened, 1 window is more than sufficient to meet the legal standards for ventilation. We have been recognized by Tourism Flanders and the accommodation has been inspected and is in order. The weather is bad all year round in Belgium and then you book a room and on the day of check-in it is 30 degrees, then you are out of luck, right? Hot and no air conditioning? Ahh !!! Yes, our accommodation has authentic wooden floors and doors (cf. wooden floors or plank floors), which is also mentioned in the description on Booking.com. Do you know that wood is alive? This can indeed lead to cracking. Unfortunately I can't eliminate this, but I hope my guests understand and take this into account. So it is also unnecessary to repeat that these are wooden floors and doors, which is stated in the description and can be seen in the photos. Everyone knows that wood is alive, because it is a natural product. It has nothing to see that it doesn't make good. I can walk around without making a sound because I wear slippers indoors, but apparently you don't. And I open and close the doors without making a sound, because I first press the door handle down when I close a door, but apparently you don't, because you just pull the door closed. Apparently you don't know what the door handle is for or how to use it. I even showed you how to close a door silently, but even that wasn't enough for you. After 125 good reviews, I expected that there would be a bad apple, and yes, there is now. People who don't read the description carefully and think they've invented hot water and then write a bad review, it's easier to admit that they haven't read the description. I know doing good for everyone is impossible, but I do want to approach perfection, for 40 euros per person per night. But I cannot make it a 5 star hotel all inclusive and I cannot give it to you for this low price. I am happy that there are so many people who first take the trouble to read the description carefully and contact me in advance to ask questions, so that I know their expectations and can respond to them. But yes, we live in a society where there are people who do not dare to ask or say it to your face and then post a bad review to express their dissatisfaction. Too bad because I prefer personal contact than posting something in such a cowardly way when you know that you have booked something without having read the description very carefully. Verified reviewSuper clean, very comfortable, great accessories and awesome help by the owner! Sonia ist a great host who always tries to help asap and finds solutions for every situation!! The rooms are spacious and extremely clean. Location is amazing by being right at the coast where lots of cafes and also grocery stores can be found nearby. Knokke and other places nearby can be reached quickly by foot or just by the tram which stops 2mins away from the place! Overall great stay, will do it again! :)

Provide towels as part of price not additional
Dear, thank you for the nice review. Yes, towels are not included as standard. We want to keep it sustainable and affordable (Green Key label). If we did provide towels, we would have to increase the price of the room to cover the costs. A set of towels can be rented for a small additional charge. And Yes. We do not provide breakfast, because we are too small-scale, and otherwise we would have to throw away too much food (which is not sustainable) to provide food for everyone's needs. As the toilets are to be shared with other guests, it is a good idea to take some toilet paper with you. You never know what the other guests' needs are...
Dear, thanks for your review. Personally, I really don't think it's necessary that you advise other guests to provide their own toilet paper. I provide toilet paper, but it is true that I will not put 5 extra rolls in the toilets (to prevent toilet paper from disappearing / being taken away). Remenber we have Green Key label. There are 2 toilets available and guests are too lazy to go to the other toilet if the toilet paper runs out in a toilet. By the way, I am present in the house and the 2 toilets are checked and cleaned on a very regular basis (at least 2 times a day, in the evening and around noon) by myself. Besides, if guests need anything, they just have to ask. But also for that I notice that guests are also too lazy to ask for anything. But they can write comments afterwards on Booking.com ...
