How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.

Verified reviewThe spec of the apartment was very good. Really clean, and tidy, both the apartment and the block it's in. The evening gentsfrom the front balcony is beautiful. Support staff were really helpful, albeit virtually. Message replies were very swift and very helpful/friendly. They helped us out with a couple of issues during the stay. There's a local food shop only a matters of minutes down the road.
The location is really not nice. There's a lot of graffiti around, on a lot of closed down buildings along the main street and surrounding area. At night, we felt a little unnerved when walking through the area back from the train station. It doesn't feel a safe place. Location does not have any good evening meal options available. Second bedroom could benefit from having a bed that can split into two twins. This would benefit a family more. Wasn't a deal breaker for two young kids, but would be for teenager+.

Verified reviewIt is a superb apartment. Very clean and a huge property. The host was extremely helpful. We were able to access the property before the usual check in time and it was very helpful. They provided all the necessary information to get around, etc. Also was able to store our luggages free of charge on the day of departure. Very helpful in booking taxi, etc.

Verified reviewSpacious and clean accommodation. Loved the decor. Definitely one of the nicest apartments we've stayed in. Very spacious living room. Bedrooms at the back were very quiet. Slippers and bathrobes provided. 10 minute walk to Nord train station where we had great trips to Bruges, Ghent amd Waterloo. Bank machine at entrance and 2 smaller supermarkets just down the road. If walking in to town go through the lovely park.

Could have been cleaner, sofa a little stained with burn marks, floors a bit sticky. There was no spare bedding which would have been helpful with the hot weather. No A/C but a fan was offered during the middle of the heatwave.

Unfortunately, we have not been informed regarding your desire to change the bedding. It would have been our pleasure to have refreshed your bedding, had we been informed about it. As outlined in the reservation summary you received at the time of booking and the guest guide provided to you prior to arrival, a linen refreshment service is available at your convenience at any time. As you correctly noted, the property is not equipped with air conditioning. We are anticipating the installation of an air-conditioning system in the near future. Rest assured that we will include it in our property description on Booking.com once we have it. On June the 30th well before the heatwave announced by the Royal Meteorological Institute of Belgium, we informed you in writing via the Booking.com message box, that R213 Residences Botanique was taking numerous preventive measures against the upcoming heatwave. Those preventive measures not only included an additional fan, but also bagged ice, in order to enjoy chilled water using our standard issued Brita filtered water jugs. Additionally, several bottles of complimentary mineral water were dropped off and last but not least, we offered you a non-alcoholic refreshment in the air-conditioned lobby bar of our neighbouring sister property The Liman Hotel. Verified reviewBreakfast not included in booking. Location is away from all the major places to visit. We arrived via Brussels Nord railway station having to walk through the red light district. Apartment was a great size, with 2 bedrooms of good size. Apartment lacks air conditioning, but during a heat wave the host provided an additional fan for the apartment.

Each of our units is equipped with a fully-loaded kitchen, and as advertised, we do not offer breakfast as a hotel would typically do. One of our key assets is our close proximity to the historical part of the city, which is easily accessible by tram, bus or subway right from our front door. This is something that our guests greatly appreciate. On 25 June, you contacted us to inform us of your expected arrival time at Brussels Central station, which was 13:15. We replied with a range of options for getting from Brussels Central station to R213. You opted to disembark at Brussels North station. Had we been aware of this decision, we would have recommended an alternative option. This advice is also clearly outlined in the Guest Guide you received. Verified reviewVery large, well equipped apartment within walking distance of the Grand Place. The view across the city from the balcony was nice and the underground parking was a great help as we didn't have to worry about where to leave the car.
The only thing missing was air conditioning, as it did get a bit hot (we were there in June).

Verified reviewGreat location in a quiet area but just a 20 minute walk to the centre. The apartment also had great amenities right down to the smallest details you wouldn’t expect from slippers, bathrobes and even wireless phone chargers. The check in process was also really easy with the host in constant contact.
No air conditioning, which is a problem if you’re coming in the hotter months. Also the fire alarm in the bedroom has a little green light which flashes constantly and at night when the room is dark the light is pretty bright and flashes every 30ish seconds which made getting to sleep a little difficult.

Verified reviewThis property not only was attractive, but was clean, spacious, and had everything that we needed for stay in Brussels. While not in the center of the tourist activity, it was easily walkable to everything that we wanted to see and do. There were many delicious and affordable meals nearby. Public transport was also easily accessible making it convenient if you wanted to venture further away, maybe take a day trip to nearby Ghent, Bruges,or Antwerp.
