How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

Loud guy was sleeping in a tent in the backyard under a tree asked what we were doing at the house. Very creepy

Verified reviewComfortable bed, desk, dresser in the room, 2 shared bathrooms in the house were in good condition, 2 kitchens were generally clean and usable, coin-operated laundry machines in a basement room worked properly, security of our room was good. Host was responsive through text messaging.
The house is generally shabby, ceiling has cobwebs, walls are dirty, paint is peeling. Broken ceramic tiles down the hallway, kitchen counter broken behind the sink with faucet falling through the hole, front door ill-fitting, sometimes not closed properly because it jammed. Shower faucet handle broke off the fixture. Some of the other guests in the building were nice, others were inconsiderate--there was a full on argument with yelling and swearing one night through midnight and one guest stayed in the bathroom over 2 hours from 6.30 to 8.30 a.m. one morning while others all used the downstairs bathroom. The notice that parking is not allowed on Emerson Street from 2 a.m. to 7 a.m. is not posted on city signage, and should be prominently posted in the house.

Verified reviewLocation
Not what was promised. Booked a "big" 2 person bed, it was just slightly bigger than a 1-person bed. Had to take shoes off, but sticky floor, broken tiles. Mold in the bathroom ventilation system. As a female not possibly to open a window during the night without the risk of someone entering. I don't know how it's legal to host students there.

Verified reviewThe room and Shower were clean
The pictures are really deceiving. The property has not been kept up. The backyard is totally overgrown. Grass hasn’t been cut. None of the windows have screens so couldn’t open them. With no air conditioning that’s tough. Says sound proof walls but the doors slam and people stay under so it’s loud. The stay was ok until I contacted the host about staying and the communication turned inappropriate. Even after I asked it to stop he continued. I’m an adult and he deals with students. That’s scary.

Verified reviewYou get a bottle of water and the owner was a nice guy.
Prior to booking, it was poorly communicated that you’re buying/staying in a single room with shared everything else. When we arrived we couldn’t tell which driveway was ours, pulled in and the first thing you see is the corner of the window mesh falling down directly opening the window to the elements. Getting inside the property, No couch but two outdoor chairs in the living room, floor needs a complete renovation asap, nearly every tile on the floor was broken into 20 pieces and there’s a sign with the audacity to ask you to take your shoes off at the door. Planned on using the Tv after work only to find what i hope was a resident sleeping on the floor in the living room, to get to the back yard you’ll need atleast tier 1 parkour credentials, no path, just gravel and very uneven ground, don’t plan on chilling back there because there isn’t any chairs, all plants are over grown, everything back there was a mess. Didn’t end up using the kitchen at all but the actual room it’s self wasn’t bad, you get a clean bed, a desk and a standing fan, bed was moderately comfortable and everyone was pretty quiet, owner seemed to be really accommodating and kind. Overall this property needs a good amount of TLC but with some good effort put in it could be perfect if your a student looking for a quick bed for exam season or something, this is i’d assume probably your cheapest option but could be your best bet if your on a budget. The only reason id suggest booking this property is if your a solo traveler or a student at Mcmaster in need a of a bed for 1-3 nights. This property should be 50$ a night in its current state, 90$ out the door for a night when everything around is 120$ starting price, feels great saving 30+$ but once you get to the property you wish you spent that 30$.

Verified reviewThe bed is comfortable, but the room was cold. The room is ok. The room is relatively clean. The bathroom/toilet is not clean. Some things need repair/restoration. The kitchen seemed ok. There was a misunderstanding about how to get into my room, since I did not receive detailed instructions by email in advance and the staff/reception is absent. This spoiled my mood, since I was standing outside under the rain and did not understand how to get inside, after which the cold room, tired after fly I was disappointed. It is good that the rooms have a digital, automatic lock, it would be good to inform those arriving of the details (photos/instructions). In general, for such a price it could have been better. Or if I had paid less, I could have closed my eyes to some details. The price and quality do not correspond.
