The downside of having a tiny room in attic floor is that the ceiling could have been higher. It did not bother me but need to be carefull not to hit it with your head avccidently on the roof side of the room.

I booked last minute and was surprised by the very affordable price, which also included a breakfast. I just needed a room to stay for one night to visit the attractions without having to drive back home for 3 hrs the same day. The room perfectly matched the purpose. I had a tiny room in attic floor, bathroom was clean. My room had a small TV and a wifi l, which did not test, as i had a steong 5G signal on my mobile. They had a reserved parking space in front of the building. Breakfast was very good. Location was close (4-5min by car) to the Eibsee's parking and about 300 m away from the central square of the small town. The receptionist was very friendly.

The hotel is very nice and cozy. The location is just amazing! We were really close to the zugspitze seilbahn and the town of Grainau is really beautiful.

Breakfast buffet didn't hold the largest variety of items, but everything was fresh and tasty. The fact that we were asked in advance the bread preference was quite something. The staff was friendly and helpful, and the Finnish candies at reception was a great surprise for us Finns! The room was spacey enough for two, and the balcony had enough space to sit there to enjoy the scenery.

The only downsides are that the hotel is not soundproofed - which is to be expected in a classic building like this! But it is something to consider. I could hear the people talking in the next room until 2AM. So bring some ear plugs! Also, the coffee that's served at breakfast isn't very tasty. But that is just a tiny complaint on an otherwise perfect stay. If you need some good coffee, visit the local coffee cafe just 2 minutes away. Problem solved!

I've stayed here before and I will stay here again! The location is great, right around the corner of the Eibsee bus stop taking you to either Eibsee or Garmisch-Partenkirchen. The bus is even free if you stay at this hotel! When I arrived I was assigned a room with a slight disappointment (I was really hoping to stay in a room with a balcony), but the owner of the place didn't hesitate to change my room to accommodate my wish! The room is just nice and cozy and the bathroom is clean and comfortable. The breakfast was plentiful and very nice. They even gave me a pretzel to go when I checked out! Super friendly, super nice atmosphere. I absolutely loved it yet again.

Hotel is a little bit too dark.

The budget single room, so expectations were not very high. Small but clean bathroom, nice mountain view from the window. Breakfast was just ok. Could leave luggage after checking out.

The rooms are really nice and clean. The location is also very central and only a 20 min walk from the Untergrainau bus station. Christian is really nice and friendly and gave us pretzels on our last day :) plus you get to use the public transport and a lot of services for free or a reduced price! Great value for money!

The only things that could have been better are different beds, even though they were comfortable they were VERY creaky and made quite some noise. If you turn a lot in your sleep expect to wake up a lot. Also there were no toiletries except some soap, which was slightly inconvenient because there's no shop to buy these things nearby.

Superb location, amazing views. The hotel had a very friendly and homey atmosphere, the owner was extremely accommodating and friendly. Also very nice to be able to speak English which can sometimes be a problem in the area. The room was clean enough, the shower was great. The balcony was spacious and has a sunscreen which was great because the weather was very hot. And the view from the balcony was just amazing! There's a communal refrigerator available and a vending machine with cold drinks just outside. The breakfast was delicious!

10 +++ /A +++ Stay. Quick smooth check-in. Parking directly out front. Very nice breakfast. Very nice hotel staff. Good WiFi signal. Very hot water. Quiet location. Great balcony with view. Lastly Wonderful/excellent owner and host.

It would be ideal if the room is more sound proof, the guest next door didnt sleep till 3am, made noise occasionally.

I stayed at room 7 with great mountain views. What a treat when wake up in the morning and before bed, all the magnificence and the holiness of the snowy mountain bring right in front of my face(as showing in the photo) The room is spotless clean. Great breakfast. Comfy bed and pillows. Quiet area, closer to Eibsee. Though concerned at the very beginning it would be further out of Garmisch-Partenkirchen town centre(which later I personally found too commercial), the hotel location in Gainau is a gem and more of my personal holiday type, away from chaos, and with a taste of traditional Bavaria if you walk around the nearby villages. The owner Christain is lovely and always have content smiles. And thanks for the pretzel I gifted when leaving. Looking forward to coming back at winter time.
