How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.

This B&B occupies just one floor of a medical clinic. It is close to a large school, which means there is loud yelling all day long (and I'm not exaggerating). When the school closes, the bar behind the hotel starts playing loud music until late at night. While we were there, construction work was taking place on the road in front of the building until 2am! There were loud caterpillar machines going backwards with a loud beep-beep-beep all night long. For five days, there was noise throughout. Breakfast was cold scrambled eggs that were put on the table very early, which was unacceptable if you wanted to eat at 9am. There was only 1 gram of butter and 1 gram of marmalade for each guest. The cheapest products were used, which was not acceptable. There was no coffee. If you were late and others had finished the tea, you weren't given any more. There was no water for hours, which is impossible if you are there for work and have to be dressed properly at certain times. The staff are very friendly and helpful. They solve every problem except for the noise. But I would prefer not to have any problems, even if they can be solved.
Dear Guest, We understand your frustration about the 5-night stay at our B&B, and we're very saddened by the fact that you had a hard time, but we want you and our guests to understand that the last few months were very hard for us due to the governmental reconstruction of the roads and parks in our village, which created a lot of noise throughout the day and night, but after a long period of patience and complaints, the reconstruction is now over, and our surroundings look better now. As many of our guests notice, there's a subspecialty neuro clinic on the ground floor of our building, which is very quiet and sometimes helpful as our guests get any medical help when they need it. At breakfast we prepare simple breakfasts and appetizers with tea and coffee as per your preferences, and also our breakfast time is flexible from 7:30am to 10am. We're very sorry about the miscommunication you had with the cafeteria lady. We're continuously submitting a noise complaint on Saturday and Sunday about the bar next to our building, and we hope it will be resolved soon, and the school behind us is also closed now. At Betsi B&B, we will always work harder to keep our guests happy and satisfied. Thank you for your positive feedback regarding our staff.

Verified reviewI stayed fir 2 nights. The room is very large and very clean. There is a loud music outside at least until 11 pm or later. I paid for breakfast, but did not get a chance room try any. No box snacks available for early departure. And, of course, the area around is under construction. There is no sign for hotel outside the building, etc.

Verified reviewBetsi is one of my favorite places to stay in Addis because of the super helpful host and the convenient location. You get free breakfast and are a short walk away from the best eats in town. Highly recommend this place for couples and budget travelers.
The only problem here is the internet. It didn't really work for us. But honestly, this is something you will have to get used to in Addis so not really the fault of the property.

Verified reviewVery good value for money accommodation in a very central location - it's possible to walk to many of the main attractions, churches, museums etc. Easy to communicate with the host. They arranged a free transfer from the airport because I stayed several nights.
No coffee with breakfast! But I found Tesfa Coffee just around the corner which does excellent coffee so it doesn't matter :)

Verified reviewLocation is perfect. Great area to explore Addis. The room is clean, spacious and comfortable. The service of Biruk is amazing and very kind. One evening he invited me for a beer and we went out together. Also the lady who prepares breakfast and cleans is so kind and helpful. Many restaurants and bars around. Great guesthouse!!
The breakfast is good (toast / eggs / tea), however if you stay multiple days you may want to go out to try something different

Verified reviewStayed for 2 weeks - Biruk and his team were amazing - attentive, hard-working, and accommodating. Went on several day tours with Biruk - he is a great student of history and his tours were informative and fun - he’s a trustworthy guide I’d use again and again. Excellent tours of Unity Park, Mt Entoto, Merkato, and had lunch at the first hotel in the city. The breakfast room was also a great place to meet fellow travelers. There is a bank just downstairs with an ATM and several nice restaurants within a 5 minute walk - directly across the street from the National Museum - To be expected, occasionally electric or water is paused in neighborhoods or areas of the city - the team was very responsive with bottled water and additional light sources - Do bring earplugs as the school next door can have some exuberant students - overall really great place to stay - Amazing visit, tours and team - I will stay here again on my next visit to Addis -

Verified reviewMy stay at the Betsi B&B was simply great and I will certainly stay there again when I'll return to Addis. The rooms are spacious and very clean. There is hot water both in the shower and at the sink. The location of the B&B in Arat Kilo is very good. It is in walking distance to Addis Ababa University. One can even walk from there to Piazza and Unity Park (or one hops onto a minibus or taxi for a few minutes). The manager of the B&B, Biruk, is incredibly professional, friendly and helpful. He went out of his way to make sure that I had a good and comfortable stay. He picked me up from the airport, organised taxi rides, showed me around town and even ran errands for me. Hardly have I met someone with such high standards towards customer satisfaction.
Some evenings one could hear the music from a bar next door.
