    Ferry road is busy, though there is a pedestrian crossing quite close by.

    Our room at the back of the house was quiet. There was good parking just opposite. The bus service into the centre was good. Convenient location for Leith and the Royal Yacht

    It was very near a bus stop. It was easy to fine. There were lots of information brochures about things to do and places to go. The staff were helpful and kind.

    Sadly breakfast wasn't included, should we have had a part refund for this? The water supply was hot but strength of shower poor

    I would have preferred accommodations with breakfast but we found a place to eat nearby so that was fine.

    Quiet and comfortable accommodations. Close to an excellent restaurant and close to bus stops so it was easy to get to the city centre. The owner was very helpful and accommodating.

    Stairs are quite steep for the less nimble.

    A simple well equipped 3star guesthouse, with helpful host. Bus stops near by. Nice views. Shower has a small trough and step, so water doesn't flood the bathroom. Warm and cosy. Good wifi also. Good cafes nearby for meals.

    Please note bathroom for family room is separate, not ensuite. No breakfast

    Lovely welcome. Large family room (separate bathroom) with wonderful view across pitches towards the castle - facing the road so unfortunately somewhat noisy at times and given the wonderful Scottish summer light, as the curtains are pale, didn't really keep out dawn light. Surprisingly no breakfast provided, but there is good one at Herringbone up the road (opens 9am) Easy parking on road or on land opposite. Good location for Botanic Gardens (where we were attending a wedding) and Firth of Forth, Leith, and easy bus service in to centre.

    We thought for the money the decor was very dated and faded and needed upgrading. We were also disappointed we need to walk onto the landed where we sometimes met other guests to access our private bathroom.

    We loved the location of the property which was an easy bus ride to the castle precinct and the royal yacht Britannia. The host was very obliging and helpful. The bed was comfortable and the bathroom and bedroom were very clean.

    Communication with the host was confusing and required a fair bit of back and forth to confirm. They accept cash only at the property if not prepaid. Breakfast is NOT included contrary to previous reviews. The room was cluttered with furniture and quite shabby. The property could use a complete update in decor especially for the price. The bathroom was clean and private but located in the hall.

    Ardleigh House is conveniently located on a bus route to city centre.

    Could be an issue for people unable to manage stairs.No lift.Expensive(due to bank holiday weekend).

    Late check in due to train delay.Kind staff.Clean.Ensuite.Quiet.Easy bus to centre.Lovely bar and restaurant 200 metres.

    When we arrived we tried to pay with our debit card but the property didn’t have the facility we booked via booking .com so assumed money would automatically be taken but had a email stating that if action was not taken immediately to settle the bill the property would take action this was on the same day as we left so I would recommend anyone staying in the future take the cash with you

    Standard clean with comfortable bed lovely owner who was very helpful good transport to all attractions from outside front door all in all a pleasurable stay

    Our host was generous and helpful and kindly let us into the property ahead of schedule which we very much appreciated as that gave us time to visit the Royal Yacht Britannia.

    The shower could be better and the toilet made a lot of noise after flushing it. We were also expecting breakfast to be served (our reservation said it was included), but there was only coffee, tea and a small chocolate biscuit in the room for us.

    The room was cozy and had really nice, comfortable beds. The owner was kind and friendly. I think the best part was the location, with buses to the city center at a short walk distance.

    Tiny shower in a small en suite. Anyone with mobility issues wouldn't be able to use. No breakfast available. Maybe some pastries with tea/coffee would be nice.

    Good location, easy access to the buses. Room was nice and warm.

    We were expecting breakfast to be included as it was last time we stayed. It didn't matter as we had coffee/tea and biscuits in the room and had had a lovely meal the previous night. At home we usually have a light breakfast

    It was close to the Botanic Gardens where we attended a meeting and easy to get to the centre of Edinburgh The visit was both for 'work' and pleasure which I couldn't indicate in the questionnaire. We have stayed at Ardleigh before.

    The only thing was the bed was very creaky.

    The staff were lovely, really good communication before arrival. They were friendly and gave advice about the area.
