    The rooms are small. The tea and coffee facilities are in the entrance corridor, to fill the kettle you need to take it to your room. The room doors are fire doors which is understandable how they bang shut and squeak and due to inconsiderate guests and using the tea and coffee at 3am it was very noisy. There is no mirror in the bedroom to be able to do your hair despite several comments from other guests in the comments book.

    Great location 44 bus takes you straight into the city centre. Room was clean

    The small double room that my parents-in-law stayed in was quite small (bed along wall) but other than that it was sufficient for their purposes, they could visit us in the family room and good that it was on ground floor.

    The family room is spacious and comfortable, despite smallish shower. We loved that we could keep milk and yoghurt in fridge downstairs (communal breakfast room) and could heat microwave dinners on the nights that we didn't dine out. Despite the guesthouse being located on a busy road the noise from vehicles did not disturb us if the windows were closed. The bedroom curtains blocked out the light sufficiently. It was very convenient to have several bus routes that depart from stop nearby.

    Room rather small, nowhere to put suitcase other than on bed or floor. No hospitality tray but host says he will put one in & he did bring tea & coffee for us which we appreciated.

    Friendly host. Comfy bed. Lovely shower. Room new, but not quite finished.

    It was a little tight on space. No iron available. Location is a little far out of the city but close to a bus stop.

    There was very little excess room for luggage in the bedroom. We had nowhere to put things as there were no bureaus or extra room for much except walking.

    It was very clean. The shower was great. We appreciated the location and easy access to the bus across the street so we did not have to use our car.

    Key opens all the doors in the building. Possible security risk. You have to call ahead to check-in No ironing facilities in the room, you have to go downstairs into a laundry room to iron. Bizarre. Outdated bathroom with broken shower head and poor ventilation.

    Feel like the price was over inflated due to the fringe and oasis. But so were all the other's.

    The shower base is very slippery - needs a safety mat or extra foot towel to place in shower to prevent falls. Appears to be a heated towel rack but no clue how to turn it on. Room is a little small and location is not easy walking distance to city centre but good value for the price compared to others.

    The bedroom was very small. There was no closet to hang any clothing. There was a small hanging space in the corner but no hangers were provided. The only pillows were two flat ones on the bed, so more pillows would be nice. Also a fan would be nice since there is no AC. Someone smoked pot nearby that filled our room. It was not pleasant at all. Also, the walls were very thin and we could hear entire conversations going on in the next room.

    The bathroom was very nice.

    Noise from the room next door. We missed hangers for clothes.

    Easy to reach by bus. Nice, new and clean. Nice with fruit an possibility to make tea and coffee. Walking distance to Portobello Beach.

    Quite hard to communicate with stuff, as they are not answering fast to your messages. Rooms had some smell which was maybe from carpets or other, as house is old.

    Bus station almost next to the door. Beds was comfortable, we had triple room.

    Description of available facilities does not tell the full story: Parking on site - available for three cars, mine was the fourth and they asked me to park outside - clearly not sufficient. Breakfast included: cornflakes with milk. Oats and a microwave. No staff in sight. I've been to similar establishments but it's never been like this.

    The room was really small and it would be better to remove the enormous chair and this will give space for luggage. The basic room service would be appreciated without reminding and requests (like adding toilet tissues or taking out the trash). During our stay there were renovations in progress in the inside yard.

    The rooms are in the pretty house in the nice area. The bus connection is extremely comfortable for easy access to city center and the parking is ok in the nearest street. 15 min walk and you can get to Portobello beach. Room is clean, everything is neat. Polite and friendly staff🫶

    Quite happy overall for the price. A kettle in the room would be nice rather than the communal facilities.

    The room was very comfortable and clean. Smart TV and good wifi available. The owner was very friendly and gave useful advice on what there was to see nearby. The guest house is on various bus routes so easy to get into Edinburgh if you are relying on public transport. There were cereals and fruit available in the dining room in the main part of the house for breakfast, though no facilities for making a drink.

    - terrible check in experience. The receptionist only showed up on the dot at 3pm with a bunch of guests waiting outside to check in. We were then forced to wait outside in the cold and rain while there were inexplicable delays checking others in after travelling for about 24hrs. We were then given the wrong room which was worse than what we booked. After complaining I’m pretty sure I still didn’t get the room I booked, but the one I did had a slightly bigger bed than I booked so there is that. - the bathrooms are comically small and uncomfortable. The hot water in the shower is very finicky to get working properly.

    Photo on ad suggested a bathroom - room was a double bed & chair very tight for space, ensure was shower. Ad said tea&coffee in room: tea & coffee was in hall in communal space. Arriving after 3pm confused re entering property - phone number to contact was displayed in window, slight confusion in conversation on phone re entrance

    They needed to advise no staff on property for check in and need to ring. This was annoying as with no local SIM card was an overseas call and first timecrang it went to message service so had to make a second call later

    The room was very small and narrow, no place to put the luggage. You could hear other guests snoring, talking and banging doors.

    The bathroom was modern, clean and the shower was very nice! Only thing missing is a shelf to put the shampoo so you don’t have to bend down. The location is great, the bus into the city centre leaves right outside, takes 25min and for a day you spend around 5£ only. Also private parking right in front and easy check in.

    Tea and coffee making facilities wear a bit awkward. Was a bit confusing accessing the property .once I saw the phone number called and was directed.
