    I’m conflicted about Aynetree guest house. To start with the things I really liked about this place. First and foremost, the manager. Excellent guy, very welcoming and was there on check in. Even offered to make me a coffee whilst I got unpacked. A guy you’d go for a pint with any day of the week. I was put in what is a back extension to the main house out the back. It was small, but the bed very comfy. Modern clearly with new shower and toilet en-suite. I have family in Edinburgh and the location is perfect for portobello. If you are visiting, a bus service runs into the town centre, bus stop is a 2 minute walk from the hotel.

    This is were the conflict comes from. I’ll start with this. I gave it a 5 out of 10. It would of been a 7 out of 10 if: There was no bed side lamp - It may seem like a minor moan but you get ether bright ceiling lights or darkness! A kettle for a room - I’d take a cheap travel kettle costing £6 over nothing. Car parking - risk of getting closed in by other guests due to it being a drive in sort of house drive and multiple guests. After the first night, I kept my car in portobello so I knew I’d be able to get back home down south with ease on check out. Cost - 3 nights at roughly £100 a night. The festival had finished and there is no reason for high cost prices around the city. Although the bed was comfy and it was a nice out building attachment to the house making another room, but it had very little amenities to offer. It also wasn’t on the pictures on booking . Com because the in main building rooms that were on booking .com looked like they had more access to amenities. WiFi - WiFi was promised on the booking however it didn’t make its way to the out building I was in. No wifi. Lucky I had 5g. Cupboard space - zero place to put bags out of the way, constant stepping over them. Summery - I felt warmly welcomed to Aynetree guest house however left feeling ripped off.

    Great location 44 bus takes you straight into the city centre. Room was clean

    The rooms are small. The tea and coffee facilities are in the entrance corridor, to fill the kettle you need to take it to your room. The room doors are fire doors which is understandable how they bang shut and squeak and due to inconsiderate guests and using the tea and coffee at 3am it was very noisy. There is no mirror in the bedroom to be able to do your hair despite several comments from other guests in the comments book.

    There is no tea/coffee maker in the room, as advertised, the tea and coffee area is downstairs, there is nowhere to fill the kettle except to go back upstairs to your room for water. No wardrobe, no drawers, one chair between two people. The car park is tiny, certainly not enough room for parking for every guest room, maximum room is for three cars only, we had to park across the road in a public car park. There is officially no refunds as stated on the web site, however we will be leaving the property earlier than reserved tomorrow, we will pay for tonight - one night but do expect a refund for the remaining two nights. On top of that someone living in a room below us was smoking weed, you cannot disguise that !! This property is certainly not as advertised! Very Disappointed.

    The family room is spacious and comfortable, despite smallish shower. We loved that we could keep milk and yoghurt in fridge downstairs (communal breakfast room) and could heat microwave dinners on the nights that we didn't dine out. Despite the guesthouse being located on a busy road the noise from vehicles did not disturb us if the windows were closed. The bedroom curtains blocked out the light sufficiently. It was very convenient to have several bus routes that depart from stop nearby.

    The small double room that my parents-in-law stayed in was quite small (bed along wall) but other than that it was sufficient for their purposes, they could visit us in the family room and good that it was on ground floor.

    Very basic room bathroom down the corridor.Parking not good,no offer of breakfast.More like a hostel.Definately not value for money.We have been on a road trip around the UK this week and booked into 3 places the other 2 had far better facilities and they were half the the price so not for me .

    Location was good

    Stayed for 10days. First they put me in a room without ensuit after I booked ensuit. If you do not get the host at the place you not getting new towls. They did not clean the not once in the 10 days.

    Friendly host. Comfy bed. Lovely shower. Room new, but not quite finished.

    Room rather small, nowhere to put suitcase other than on bed or floor. No hospitality tray but host says he will put one in & he did bring tea & coffee for us which we appreciated.

    The room that we stayed in was well decorated, exceptionally clean, and very comfortable. We had a great night's sleep, and it was within walking distance to the nearest railway station.

    Overall, it was a great stay. Hopefully in the future the tea and coffee facilities will be in the rooms individually. Honestly, this wasn't a big deal but merely a suggestion :0)

    It is difficult for me to recall anything pleasant about my stay. The staff were polite and friendly enough, and the bathroom was clean, though rather poorly equipped.

    It might have been a decent experience, but the presence of bedbugs completely ruined my stay. It was not just unpleasant, but truly disturbing and disgusting. I discovered them in the bed early in the morning, which made it impossible to return to sleep. Out of concern for bringing them home, I had to throw away the clothes I had slept in. This was a disgusting and unacceptable experience that overshadowed any positive aspects of the hotel.

    The location was a 15-20 min bus (10 min taxi) from Edinburgh City centre.

    While we understood the time of year we attended, the price paid along with photos and description given within Booking.com did not reflect the reality of the property and rooms. A very inflated price for what was a very simple, room which is in need of modernization, better facilities, better safety. If you were staying more than a night you would struggle to relax, or use the room comfortably. Poor lay out leaves you struggling to use the one mirror located within the small bathroom, there is no dressing table (or mirror/shelf within the bedroom area). Be careful of the shower tap as it gets extremely hot, and will scold anyone! A small single wardrobe only ideal for one traveller. The poor standard of decoration leaves the room feeling dirty and not cared for, the bare floor boards with only a small rug makes the room noisy. There is no information within the rooms, ie: local information, attractions, contact numbers, meal options or property safety ie: fire exits signage etc. On arrival all we were requested to do was sign a visitors book, no additional information was offered and even when we asked about local taxis only a business card was offered. The one key to your room also allows access to the front door, a big concern is that that one key also opens all other property rooms! On check out the door handle came away, leaving us struggling to open the door! imagine a fire in the property? Bare light fittings, no cord to pull the bathroom blind, broken toilet seat... should we go on. What a real shame and we hope the owners take on board our concerns as Aynetree Guest House could be so much better and a real asset to travellers.

    It was very clean. The shower was great. We appreciated the location and easy access to the bus across the street so we did not have to use our car.

    There was very little excess room for luggage in the bedroom. We had nowhere to put things as there were no bureaus or extra room for much except walking.

    Very friendly and helpful staff. Comfortable, quiet room. Nice little breakfast area. Super close to the bus stop.

    Okay location - about 15 minutes walk to a very nice oceanfront promenade. Close to the bus stop and then a 25 or so minute ride to the center. Also close to a lovely and highly recommended bike/footpath that goes all the way into the center as well (5 or so km to Hollyrood Park).

    Key opens all the doors in the building. Possible security risk. You have to call ahead to check-in No ironing facilities in the room, you have to go downstairs into a laundry room to iron. Bizarre. Outdated bathroom with broken shower head and poor ventilation.

    Newly renovated, modern rooms, windows that open for fresh air, proximity to bus stop, free car parking

    The shower base is very slippery - needs a safety mat or extra foot towel to place in shower to prevent falls. Appears to be a heated towel rack but no clue how to turn it on. Room is a little small and location is not easy walking distance to city centre but good value for the price compared to others.
