United KingdomThe glass back door needs a roller blind for both privacy and security reasons. The stairs for upstairs are too steep and narrow. Very scary coming downstairs.
Love the garden and that its dog friendly. Inside is so clean you wouldnt know a dog had been in it. The gate directly onto the beach is fantastic. The garden furniture is good quality and great for relaxing watching the waves. The fire pit is a great addition especially as it gets slightly chilly at night in September.

Location was perfect, house was exactly what we needed, the garden was a peaceful haven and what a view!! We will stay here again.

United KingdomThe gally kitchen is far too small. 120cm deep from wall to wall including units. Fine if only takeaways and 2 people but not suitable for 6.. Only 1 person in kitchen at a time. Sun comes in front Bedroom from 4.30am. Urgently needs curtains as blinds let in too much light. Back glass door in hallway needs a rollerblind. Pitch black out the back and is overlooked from beach...no privacy at night going from bedroom to toilet. The staircase to the upstairs bedrooms is dangerously narrow and steep. Not suitable for anyone with mobility issues. Really scary if you dont have mobility issues! I am a size 6 shoe and couldnt fit my foot on the steps so had to come downstairs with my foot to the side. As there were only the two of us, we didnt use upstairs. Lounge not large enough if 6 people staying. Couch not good. Quite uncomfy.and had a few stains. Denim blue colour shows up stains. Not suitable if 6 people staying in property as 3 would need to sit at table. Would have been better with 2 sofas. TV far too small. 24" so could hardly see it if sitting on couch. Could only get a few channels (1, 3, 4, 5 & a couple more). They had netflix which was a relief...saved me logging into mine. WC seat didnt fit. I disconnected it and refitted it properly. Bring toilet rolls as only 3 small ones in wc for 4 days.
Situated perfect next to beach, pubs and amenities.The outdoor space makes this property. It's perfect especially if nice weather. Outdoor chairs (cushions in storage box) were good quality and very comfy. Back gate opens directly onto the beach. As its a dead end, you rarely see anyone so feels like your own private beach. Perfect if you have a dog! Large double downstairs bedroom was good but bed quite noisy. Husband felt matress too soft and needs replacing. Apart from the squeaks everytime you moved, I found the matress comfy but we did sleep on top of the duvet and had our own throw with us. I do like a soft matress. Decent wifi but couldnt get it in the garden. Shower room nice and big but water pressure was poor in the shower. Very good communication with Amanda throughout our stay. She was very attentive and got back to me quickly. Easy key pick up with key safe. Amenities fine...hoover, brush, iron and ironing board. Plenty stair gates (a necessity for top and bottom of staircase), travel cot, baby chair and toys.

United KingdomComfortable, cozy, kitchen small but well equipped, house is ideally situated for beach and cliff walks, lots of informative pamphlets about the area, close to shops and local amenities whilst still feeling secluded. We really enjoyed our stay, the only fault being our check out time was given as an hour earlier on the automated booking responses than that which was originally shown when the booking was made. We messaged through Booking.com to enquire about the sudden shortening of our stay, but received only system generated messages as a response, with the question of the check out time remaining unanswered.This meant that our homeward train travel, booked around the originally stated check out time, involved an extra hours wait in breezy Arbroath.

United KingdomThere were a few issues with the cleanliness of the property when we arrived. A couple of items were found in the rooms from previous guests indicating the place had not been as thoroughly cleaned as hoped. The rubbish had not been removed from the previous guests and the garden was a mess so we were unable to use this or put any of our waste in the outside bins which meant this had to be kept in the house.

United KingdomStairs were exceptionally steep and may pose a problem for older or less able people or young children but this was not mentioned in the property description. Kitchen was small - ok for 1 person but not really enough room for any more and not much available worktop area. Parking near the property was not always easy. Slight musty smell on arrival but this was probably due it not being occupied much (it was November) and it went away after a short time.
Location was ideal - easy short walk to the town centre. Property was nicely furnished and very clean. Comfortable beds. Easy access to shore via back gate. Nice outdoor area for when it is sunny. If you like Arbroath smokies there were several fishmongers nearby.

United KingdomThe Kitchen is small, it is fine if you are eating out or getting takeaway but very small if you actually want to cook. A couple of little niggles - no bin bag supplied and the mattress in the main bedroom was very squeaky with the slightest movement.
Excellent location, right on the beach with lots of walks nearby. House was comfy and warm. We managed to park right outside each day.

United KingdomCouldn't park in the street, had to park 2 streets away, which is fine if you don't have a lot of luggage,children etc. I would have liked a covering or blind on the back door for night time We didn't need the rooms upstairs but I would be wary of using them for young children. The steps are very narrow, didn't feel safe coming down them.
Loved the view from the garden, and even when it sounded windy outside the garden was well sheltered, I even sat out in the morning with my coffee (in March!) Although we always bring our own, tea, coffee, sugar, condiments were supplied.

United KingdomI have just left this property family of 4 and our 2 dogs And we have been to many places but this is by far our favourite yet. Accommodation is spotless had everything you could possibly need beds we're super comfy Netflix-YouTube on livingroom TV. WiFi was fantastic....The garden.... JUST WOW what a view sea right on your backdoor and back gate of garden steps leading u on to the beach dogs loved it kids loved it myself and parter had best time. Everything central shops pubs restaurants icecream shops. Everyone was lovely no one passed by without saying hello asking how we are doing very friendly everywhere you went there was drinking bowls for the dogs we also visited the cliffs which was 10 min walk and that was just stunning. Thank you so much for our stay wish we booked longer but we will be sure to next time...and very soon x

United KingdomI hate saying there was something we didn't like because we had a fabulous time. The stair access to the top rooms in the property were really inaccessible to anyone with any disabilities so me having bad knees I didn't see upstairs. Luckily 3 of my friends ages two 65 year olds and a 62 year old are fighting fit but to be honest we were terrified of falling down the stairs this was the only thing wrong with this property for us I hope this is helpful going forward thanks
