Each review score is between 1 and 10. To get the overall score you see, we add up all the review scores we’ve received and divide that total by the number of them. We use a weighted review system, which means the more recent the review, the bigger the impact on the total review score calculation. Guests can also give separate “subscores” in crucial areas like location, cleanliness, staff, comfort, facilities, value, and free Wifi. Note that guests submit their subscores and overall scores independently, so there’s no direct link between them.
You can review an accommodation that you booked through our platform if you stayed there, or if you got to the property but didn’t actually stay there. To edit a review you’ve already submitted, contact our Customer Service team.
We have people and automated systems that specialize in detecting fake reviews submitted to our platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone who spots something suspicious can always report it to our Customer Service team so that our fraud team can investigate.
Ideally, we'd publish every review we get, positive and negative. However, we won’t display any reviews that include or refer to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive info (e.g. emails, phone numbers, credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (i.e. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out. We may stop showing reviews once they’re 36 months old, or if the accommodation has a change of ownership.
An accommodation can reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (e.g. language, whether it’s just a rating or contains comments as well, etc.). You can sort and/or filter them by time of year, review score, and more.
Sometimes we show external review scores from other well-known travel websites, but make it clear when we do this.
Guidelines and Standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly, without limiting expression or strong opinions. They're also applicable regardless of the comment's tone.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. A clean and well-appointed room with everything you need. It is equipped down to the smallest detail to provide comfort. You don't lack anything. You have access to the kitchen and the garden. Patty and Andy are a very hospitable couple who offer you their home to make you feel homey. Thank you very much for your care 😊

Nothing apart from 2 flights of stairs which I managed ok, it was very local to where we wanted to be, lovely garden .
Very welcoming Landlord, gave us a glass of Prosecco for my birthday, didn’t see much of Patti but she seemed very nice.

Very nice bedroom on the top floor of a town house. Andy and Patti are lovely hosts and if you don't mind having hosts on site it is perfect. It is a 20 minute walk into Canterbury if you don't have a car.

It seemed strange not to have a lock on the guest room door as would be the case in a hotel. That's definitely all!
The warm and easy welcome from the host and the sense of instant ease and friendship. Sharing the kitchen enabled me to spend a very pleasant evening as we had many experiences in common. The room, on the top floor of a modern town house was well appointed and the ensuite was scrupulously clean and functional. I couldn't have expected more from the room in a four-star hotel. Well placed for the town centre. Thoroughly recommend.

The property is a lovely home, incredibly tidy and clean. The room and the toilet are very spacious. The location is great as it only takes a few minutes to get to the city centre. Andy and Patty are amazing hosts and make you feel at home right away.

Nothing, it was an amazing experience.
It was a pleasant stay! Super clean room and bathroom. Had a lot of amenities. The hosts are very nice and friendly. A bit walk from Canterbury East station but didn't feel far at all. Highly recommended :)

It’s a bit far from the city center (around 25-30 min walk), but the path is flat.
Very clean room and toilet, with everything that might be needed for a short stay. Andy and Paty were great hosts. The size of the room is big enough, there is a tv with netflix for when you’re tired, a kettle with tea and coffee, so basically all we needed!

Bedroom up 2 floors, so a small inconvenience for heavy luggage but Andy helped out.
Andy and Patti were lovely hosts. Large, quiet, very comfortable and clean bedroom and ensuite. We used their well appointed kitchen for breakfast and dinner. Large supermarket very close. We walked the 20 minutes to beautiful Canterbury.

We stayed for 2 nights. Andy and Patty couldn't have been any nicer or more helpful. The room has everything you would need, with a private bathroom, and we enjoyed our stay there. The only thing we would highlight is that it's about a 25 minute gentle stroll to the centre. There are taxi and public transport options easily available if that is an issue. We enjoyed the walk.

Two flights of stairs to climb to the room.
Andy was a very pleasant and helpful host. The room was small but adequate with a large bathroom attached with lots of toiletries provided. The room was in a good location within a half hour walk into the main city centre.

Nothing! Everything exceeded our expectations 😊
Andy and Patty are welcoming and explained to us all we needed to know through our staying: room and facilities, places to go and things to do. We are very glad we have chosen Canterbury Homestay, and we will be delighted to come back again! I totally recommend it if you are planning to visit Canterbury, this immaculate clean house is located a very short walking distance from the city centre, and it is owned by Andy and Patty who are such a lovely friendly couple always available to help. Thank you guys!
