How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

Verified reviewWe stayed at this hotel during our trip to Edinburgh and had a very positive experience. The location is really convenient: it’s close to the Dryden Street stop for bus number 11, which takes you easily into the city centre in just a few minutes. The staff was extremely welcoming and always available to offer helpful advice and suggestions on what to see and where to eat, making our stay even more enjoyable. The room was comfortable, clean, and well-maintained. We stayed on the top floor, and it’s worth noting that the staircase is quite steep with narrow steps. However, the staff kindly offered to help us carry our luggage up, which we really appreciated. Overall, a great choice for anyone looking for a quiet and well-connected place to stay, with truly excellent customer service.
The price is on the higher side, but prices in Edinburgh in general tend to be quite high, so it’s in line with what you’d expect for the area.

Verified reviewThe host was very accommodating during our stay. The location was quite convenient, about a 15-20 minute walk into the main parts of Edinburgh, i.e. Old Town/New Town, and a 15 minute walk to Leith. With the distance, it was away from the hustle and bustle which was nice to relax after a big day of sightseeing and walking. The room was clean and they make your room everyday. We did not get breakfast during our stay but there are so many cafes and shops nearby which was good. There were nice homely touches, upon arrival you are offered cookies/tea, and there are complimentary cookies/snacks at the door. It is overall quite homely in a convenient location. We also felt safe in the area as well.
Facilities could probably be upgraded and rooms refreshed. We had some mold on our bathroom ceiling, likely from years of water/steam and age. Beds were quite creaky as well.

Verified reviewFroach House was lovely, Matthew was friendly and welcoming. The bedroom was lovely and comfortable. Good shower, good location with easy buses to town and lots of places to eat and drink nearby.
The bed was very squeaky. We were woken up every time one of us turned over (room 5)

Verified reviewGreat base for visiting Edinburgh, nearby buses or trams give easy access to the city centre. We were given a lovely welcome from Matthew. The room was roomy, quiet and comfortable.
Breakfast is available on request but we were directed to local cafes which made us feel they didn't really want to provide it. A good breakfast offer would enhance the stay.

Not a big fan of the bed but that might be a personal preference :) Was quite hot at night so fan in the room might be an idea.

Verified reviewThe house is nice but not great. The staff was welcoming and kind. The neighborhood is quiet and residential. We actually liked the Leith Walk neighborhood as it was close enough to the action to get into the city center easily by tram or bus but also far enough away that it was peaceful and not at all touristy. There are also many good restaurants for breakfast and dinner within a few blocks.
It’s a bit worn and while some areas like the bathroom and sheets were clean, the carpet in our room was old and feels a bit dirty and dingy. Overall, we feel that the price did not match the experience. For the price we paid, we expected more. We paid 150 GBP per night. If it were 100 GBP or less we would have felt like we had gotten a good deal and would have rated it more highly. It just seems like it is no longer maintained at as high a level of quality as it once may have been.

Curtains were off the hooks, made the room look scruffy and let too much light in early morning

Verified reviewLoved staying at Fraoch House - a great location, and the room itself was just lovely. Matthew also included a few extra touches as we were celebrating a special occasion while we were visiting. We are really happy that we chose to stay at Fraoch House and would not hesitate to book in again in the future.

Verified reviewWe had a great stay at the Froach House. There's a bus that literally drops off and picks up at the door. The location is amazing and close to everything, but the street was still quiet. Breakfast is offered for a reasonable fee, but you do have to tell them in advance. Very charming building.
The room was smaller than it looked in photos, which was a surprise and the bed is very hard. Our room got a lot of light so even with curtains I would recommend a sleeping mask.
