    The room was quite compact, and the gabled ceiling a bit risky for heads. But it all added to the charm!

    We loved the view over the Ness river from our room, the wonderful breakfast and charming hosts. Very cozy and clean place. Great location to start walks and explore Inverness and surrounds. The botanic garden across the river is an absolute jewel, a must visit for anyone who enjoys flowers and gardening, within walking distance. Very peaceful and quiet, almost rural setting.

    The bathroom is a bit small. The house number is not very obvious, it's a bit difficult to find.

    The room's environment is very good! The room is quite spacious. The courtyard is close to the river, and the scenery is beautiful. The breakfast was very good. There are parking spaces in the yard.

    The hotel is run by a couple (owners). I had this feeling that they wanted to have a close monitor upon everything. The room was not what I was expecting. Family staff and things mixed with tenants staff.

    Thin walls and creaky doors did meant that everything outside our room was heard, but it didn't ruin the experience

    The hostess/owner (I regret not getting her name) was an absolute delight. Welcoming from the very start, pleasant, funny. Everything you would want. The room was nice. There was some building work going on, but it stopped very early so never disturbed.

    The electric shower wasn’t powerful but honestly it’s knit picking.

    Looks different than the pic, you can park 4 cars in front of the house. Room was clean and of a good size and well equipped. Owners were lovely!

    Sink and shower did not drain well (at the end of a 5-minute shower, water pooled 1-2 inches high). Staff entered our room when we were away to do room service, but we were not notified beforehand that they would enter our room. The midnight curfew was not suitable for adults. No food was allowed in our bedroom which was challenging since we had snacks that we had hoped to enjoy while there but didn't get to. Although the hostess was very helpful with good recommendations and intentions, she had an assertive and unyielding approach during our conversations and interactions.

    Booked for 2 nights. Received a warm welcome from staff upon arrival. Host was tender-spirited. Room and bathroom area was cozy for 3 guests, but orderly and clean. Beds were superbly comfortable and breakfasts were also tasty with a wide variety of foods. Other guests were quiet and respectful. Facility was conveniently located in beautiful Inverness.

    Some areas may have needed a little up dating , but otherwise fine.

    Location and views amazing and the hosts were very welcoming.and the breakfast had a great range of fantastic choices. Good access to Inverness and good parking.

    Location. Did not realize the distance back into Inverness. No where to eat nearby. No food in the room. Did not want us to wait on the taxi in the property grounds and was told to wait on the street. Walls were so thin. We were next to the breakfast room.

    The hosts were lovely. Breakfast was very good. A great location for visits to the black isles. Tesco just up the road. It was very clean if a little dated. Would stay again.

    A suggestion - The drive down the side of the house to the parking at the back of the was very tight. Luckily I was able to park my car at the front when we returned in the evening. Maybe placing some parking markers (plaques on the fence marking parking bays) at the front would make sure fellow guests parked more sensibly allowing more cars to park at the front.

    The owners were so lovely and keen to make our stay as enjoyable and comfortable as possible. Carried in our luggage, gave us their own decaff coffee and offered their local knowledge. The rooms were spotless and large. The garden backed on to the River Ness and it was so beautiful and tranquil. The room with bed and breakfast was great value, especially for Inverness. The breakfast was lovely and they made us fresh toast and eggs cooked however we wished, with a full continental selection and some hot food choices as well. We had the window table on a beautiful sunny morning and we were made to feel thoroughly spoilt.

    The parking lot is tight for 4 cars and they were upset when we ask for more coffee during breakfast.
