Property at top of a hill.

Free parking. Friendly owners. Lovely sitting room with facility to make drinks x a fridge. Spent a delightful evening watching a red squirrel eating peanuts on their bird feeder.

En suite bathroom would have been best, but external bathroom was OK.

Very nice location and host, and it was nice to get a good breakfast.

The accommodation was ideal, the location was beautiful and not far off the A9 if you are traveling on. But if you are not, the surroundings have a lot to offer, especially while traveling with my dog. The room was great, comfortable and spacious. I especially liked the way the house is decorated. It was the perfect place for me and my dog to stay and the hosts were lovely.

Up a hill from town, but not far.

Warm reception from owners. Had separate living room with tv x tea & coffee making facilities. Incredible room with 4 poster bed - very comfortable. Had access to microwave and fridge. Could not have been better.

An oasis of peace, quirk, and genuineness amongst today's world of homogenised everywhere'sthesamedotcom. Great value for money, and perfect for a hillwalking break (close to many great Munro's), and only 5-mins walk into Kingussie for supplies and sustenance. With the added bonus of chirpy finches and (if you'r lucky) red squirrels.

The house is beautiful, 19thC, stone, located high above the town of Kingussie facing south across the Spey valley towards the Cairngorm Mountains. It feels more like a hotel with period furniture and every room filled with art, antiques and artefacts ( found art ). Mark & Ann(e) are very welcoming, it feels more like staying with friends. The house is warm, abundant supplies of complementary tea & shortbread is available in the living room/dining room. Bed & Breakfasts can be a bit of a lottery but this one exceeds anywhere I've stayed in the last 30 years. Kingussie is easy to find. Trains from London ( with no changes if the LNER 12.00 Kings X to Inverness is used, ditto the sleeper, and the A9 is 5 minutes away. Kingussie is an attractive little town.

Warm, cosy and inviting, underrated cost for the very high quality accomodation in the area. 8 min walk to the high street for excellent evening food and is 10 mins drive from the Wildlife Park Beautiful building, well kept, very friendly owner, scenic area. Highly recommend

I went up Acres Road to beyond the brow of the hill but did not spot it initially. I should have continued right to the end! I spoke to the staff on my mobile and resolved it but a location map for where on Acres Road on Booking.com in advance would have been helpful as it works off house names, not house numbers. It is signed at the property itself, so this is just a minor niggle really.

Good value and breakfast choice, seems that Booking.com have problems updating the breakfast offer, so speak direct to the staff at Graystones. All the accommodation and common rooms were clean and tidy and well cared for and decorated. The building reflects an authentic 1900's family-feel throughout. The bonus was that in times of higher circulating levels of viruses, set to stay with us I think, it pays to favour B&B over Hotels for a reduced risk, lurgy-free trip if you can! I would use Graystones again over the hotels that I have used in the past. I paid by card at checkout OK. Bed comfortable.
