It was a week of hot weather.. A fan or air conditioning would be helpful in the single room. I could have asked for a fan, but didn't. I managed with the window slightly ajar.

Wonderful welcome. Staff accommodating with take out breakfast as I was at the pool during breakfast hours. Ample sized single room with shower and private bathroom. Great location for the Barnard Castle Cricket festival. My son was participating. 5 minute drive or 20 minute leisurely walk to the school. Good location for walking, cycling or socialising in the village. Plenty of choice of restaurants, coffee shops, home bakerys and takeaways in the village. My third visit to Barnard Castle but first time I stayed in the the village. Would go back to Homelands guest house along with my wife and avail of the home cooked Italian Experience meal.

Very easy parking. We received the warmest of welcomes from Glenda and Daniele who immediately made us feel at home. We had booked 3 rooms and each one was beautifully appointed with a generous hospitality tray, very comfortable beds and bright, thoughtful decor. Ours, the very pretty twin-bedded garden room, was easily accessible and we were invited to help ourselves to any of the fruit growing in the well-kept garden. We had dinner on the first evening, typical Italian dishes - tasty and plentiful - using tried and tested family recipes. Breakfasts were truly incredible and offered so much choice, traditional English and continental, which we ordered the night before. We shall certainly be finding an opportunity to return to this guest house in such a beautiful area.

The room was comfortable. The hosts were friendly and accommodating. We had dinner at the Guest House, which was home made Italian family style cooking. The aubergine dish and the homemade desserts were particularly enjoyable. There was a good choice of options for breakfast, cooked in house, our options were to a very high standard.

Breakfast ordering a bit confusing we expected cereals as part of the breakfast. Some net curtains would have helped opening the windows.

No hot water in bathroom sink but we didn't complain directly which we should do. Shower was electric so ok. Only 1 toilet roll no spare, shouldn't need to ask for more. No daily towel change stayed 2 nights but in a hotel we would normally get fresh towels daily. So maybe a bit too 'green', maybe as a b&b we expected too much.

The room (3) was very good. The breakfast was superb. The location was very good.

Such a beautiful guesthouse and so well located for our purposes. The room was a brilliant size and had everything we needed. Breakfast was excellent and the hosts were so friendly and attentive. Couldn't recommend more, 10/10.

I purposely booked a small room as it was only me staying and the room was actually slightly larger than I thought it would be. The room was comfortable and clean, and the facilities were great. The staff were very friendly and the breakfast was exceptional!

Splendid breakfast, all the traditional, tasty, perfectly cooked ingredients. Timely and well presented by our gracious host Glenda. Comfy, quiet rooms, lovely atmosphere to the property, enhanced by the beautiful garden. Location couldn't be bettered.
