I feel that other people may find having no lock on the bedroom door might be an issue. Bed has no headboard so my pillows kept falling on the floor at top of bed. Pillows have seen better days could do with 2 new plump pillows as these were very flat, although the pillow cases were washed and fresh I could smell the slight sweaty smell of the pillows through the cases. Maybe a bedside table would be good just so there's something to put a drink on or phone. All these are easy fixes and would give the user/guest a better experience. Not expecting the ritz and the price is good...

Great location with free on street parking outside the house. 10-15 min walk to town. But very easy (one long main road) Comfy bed. Clean and dry thats all I needed.

Now the things that could have been better (but remember, considering the price, these are observations, not negatives, if these things worry you then it would be better to go somewhere else, rather than stay and complain about it). Despite it stating it was a non-smoking property, there was an obvious smell of weed having been smoked either previously in the property or coming from the property below (I am not sure which). The cleanliness of the bathroom was below a standard that most people would find acceptable, but the shower was powerful and had hot water. The kitchen didn't have a lot in the way of utensils (eg 4 dinner knives, but only 2 forks!) and there was no microwave in the property. The dining room also had a sofa, but this smelled strongly of either cigarette (or other!) smoke. There is also no TV at the property (although this is not mentioned in the listing, so it is not a complaint, just an observation). There was also a clothes horse with other bedding drying in the corner of the room. The biggest issue (that didn't affect us as we booked both rooms, but is something to be aware of) is that the property is listed as 2 double bedrooms for booking with a shared bathroom and kitchen. These can be booked independently of each other, so you could end up having to share with someone you don't know. The only criticism of this is that neither of the bedrooms have a lock on the door so you might feel rather vulnerable, depending on if anyone else is staying there. You also wouldn't have anywhere to secure your possessions while you went out, if you had a longer stay there. Fine for a quick one-night stay where you arrive late and have to leave again early the next day.

This is a property that is amazing value for the money! A double room just outside Birmingham for less than the price of a campsite pitch! Different people have different expectations of the place they are going to be staying in and some people have unrealistic expectations when they are paying a very budget price. Overall, I was very happy with the property and my stay. The negative comments I will list later are things that might put some people off staying, but if you go into it with your eyes open, it serves its purpose for a bargain price. The good things are: very spacious with large bedrooms, wifi, good central heating so very warm and plenty of hot water for a shower. Also, on-road free parking right outside the property.

The host helped me in with my suitcase from my car. The room was clean and the heating was on when I arrived. Late check out free (I slept in 🙈) and didn't feel rushed out. Definitely good value for money

Room, bed, pillow were smelly and small hair were in the bed and pillow. Had no option except to stay, but they should lookafter the facilities very sincerely for the customers.
