The hotel is still being refurbished and although a lot has been done already, there is still a lot of work ahead.

The Hotel has a fantastic view, the owner is very friendly, breakfast was very good.

outside of the building is a shock, it is a working progress the new owner informed us. You could see there was a lot of work to be done, You could see it was the ugly building along the road, not the best. did ask for a sea view, we had a sea view, but it was a side view, and had to see to listen to the kitchen air vents, This came on about 8am. At the top of the building lots of stairs, no lift.

it is a working progress, was not happy when arrived, our room was pleasant clean and tidy, happy. the building its self is awful. good story as to why it is the way it is. new owner and he is working on the building, the garden was nice had a great view looking out to the sea, did have a swimming pool but the owner said this is on the to do list. it is a good looking pool and will look great. Our room was nice . you would be somewhat shocked of the outside, but in side it is quite quirky. Great views. It was a good location for us, we are out most of the day. overall it was a good place to stay, room was good, outside will shock you and you will think what have we booked. the views of the sea are the selling point. we did not have the breakfast but there was a good coffee machine, New sitting in the garden,

Bed could do with being a bit bigger

Lovely hotel. Fabulous location. Work on hotel still to be finished but Going to be lovely. Steve and family couldn't be more helpful. Had a fab time. The hotel is generally shabby on the outside and old fashioned inside..BUT, I believe it is all being renovated and I think this is reflected in the price we paid. There is so much potential with this hotel and I sincerely hope it reaches it as it has a lovely location and huge potential to be something rather special! There are function rooms, not currently used or at potential which is a shame as the town is quiet and some nightlife at the hotel (bar, tv , music, decent pool table - ie, level and with new cues and better lighting) would be welcome. But as a base, it is adequate and Stephen and the breakfast are great! Bedroom itself was clean, mini fridge a nice bonus and the standing fan! The hotel does not have the pavement appeal of its neighbours but it really does have the potential to be a special hotel with such a superb location and size of function rooms and maybe even getting the swimming pool up and running!

Stephen was very friendly and helpful. The breakfast was a good continental selection followed by cooked breakfast, nice coffee machine. View from the room was superb and location was brilliant for the very short walk to town/beach. Accomodated a dietry need at breakfast and some lovely quirky features in the hotel.

The property was under new ownership and being renovated on outside but as the saying goes “you should never judge a book by its cover “ loved what the new owner is doing to this hugh hotel on top of the cliffs in Shanklin

Hotel is going through refurbishment at this present time. Some facilities wasn't available and the exterior looks a bit shabby.

Location and sea view was excellent. Cleanliness of room was outstanding.

1. From the outside, the hotel has a jaded and neglected look 2. The breakfast is OK, but you may have a wait for cooked breakfast when the hotel is busy. 3. The BF time is 8.45 to 9.45 which is a bit short and a bit late for me.

The location was lovely, our room was spacious and well appointed. We took the King's room with sea view. The bathroom was nice and the shower had good flow and easy to operate. Quiet area, good sleep.

No wardrobe in the bedroom we had, just a small set of antlers, not real, on the wall to hang your clothes on. No good if you have a lot of clothes to hang up.

Free off road parking. Great location. Fair price. Good breakfast. Modern shower room. Free pool table with purple cloth. We didn't use bar, but it was available. Steve the owner very pleasant easy to talk to. Apologised for the work going on outside the property to improve it. No impact on our stay.

I was under the impression on booking.com I had chosen a particular room. That is not so. It is pot luck which of the rooms shown in the pictures you get.

Cliff top views out to sea, and a short walk down for a morning swim. The imaginative decor. The shiny new bathroom.

Dated decor.

We knew the hotel was being refurbished, but this did not impact our stay. Yes it requires a lot of work, but heading in the right direction. Clean, but dated. Our room was clean, quiet and comfortable. Breakfast was excellent. It is in a very good location for beach, promenade, shops, bars and public transport.

Our first impression as we arrived at the property was not a good one, the room was not as described, maybe should be advertised as a double room with sea/garden view, no wardrobe, or hangers, but the bedding, towels, room, bathroom were clean, all the little complementary items available which was nice. I liked it was a themed room. After speaking to the owner and getting an understanding of the project he has taken on, also we know as with most companies the staff cut backs, lack of hours, funds etc can make things very hard. The continental/full english on offer for breakfast was really nice, everything was clean, the owner and staff are really friendly, and we wish them all the best for the future, we will definatly book again, thank you for a wonderful holiday.
