Great property in good location, staff lovely.

No air con and unfortunately it was very warm weekend

Small coozy room - walkable from Royal Mile. The staff were friendly. Breakfast was served in the nearby property.

Room was too small, BUT ok for a solo traveller. Everything else was nice, Location was fantastic.

4th floor and no lift! OK for younger people but I am 70 and have arthritis. Room was very hot too

A wonderful comfy bed,soundproof walls made it a wonderful stay . The Breakfast was brilliant

I arrived on a hot day ,I had no idea I was booking a hotel that had no air conditioning , which made things uncomfortable .In addition it needs to be made clearer there is no lift when booking .

Location was great for the festival - the rooms were clean and beds comfortable. The staff were friendly and breakfast was great

Cost - although I realised it was during the festival but cost don’t match the offer of the hotel No fridge in the room - for the price I would have expected this Noise of delivery vans outside in car park from 6am despite being on top floor so could leave window open even though it was hot

The beds were too tall for a short person, there were no lifts for the handicapped and the showers were not equipped with antislip mats or handles for the handicapped

No place to sit for two prople Poor ventilation Late night loud environment with street every night Continous auto traffic unexpected noise and people walking the streets every night Slamming entrance door until 1am every night Most expensive room for two adults we had on our trip Very over priced and would never recommend or come back

The price! We were finishing our 2 weeks road trip in Edinburgh. We appreciate it was in August during the fringe but “up charge” was the most expensive 325 pounds for one night.

Right next to everything literally just turn the corner and everything is a nice walking distance.

Very central and accessible if you are in Edinburgh for the Fringe

The extortionate price they charged for the room due to the Fringe, Oasis and the Tattoo all being in at the same time. £390 for a room that would be work £80 at best any other time of the year.

Clean and comfortable room (even though it’s quite small). Friendly staff. Closely located to Arthur’s Seat, which is a great hike to a beautiful view over the city.

The area is kind of cheap-touristy. Price per night is very high, however, understandable with Fringe and other festivals going on at the same time in August.
