How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Duvets were winter weight in hot weather. Shower although fine to use was very noisy - a warning would have been appreciated :-)
Relaxed and friendly family proprietors.Breakfast cooked to order. Very comfortable bed. Room airy and very clean.Being able to open the windows. Lovely sun trap garden with seating.Close to buses and train station for travel . Very quiet at night. Free on road parking. Great value.

Very comfortable beds, in a very quiet location, a short 15 minute train ride from London Victoria. Perfect for our family, as I didn’t want to stay in the heart of London

The only criticism I have is that the kettles need to be descaled. Also it would be great to have the opportunity to borrow the iron and board.

30 min away from London city centre
This is the second time I am staying in Melrose house. Affordable, comfortable and convenient for families and friends. 20 min train journey from London Victoria to Penge east station and 5-10 min walk from the station. We had two rooms, neat and clean and comfortable. Breakfast was served which was okay (just the usual English breakfast). Few Shops and takeaways at 10 min walk. Overall a great option if you’re on a budget visiting London and want to stay outside the hustle bustle of the city.

There is not a lift which was not a huge deal for us but could be for some. Also, it was unusually hot during our visit and there is no air conditioning. However, with the window open and the fan it was bearable.
Everyone was extremely friendly and accommodating. Breakfast each morning was delicious and made to order.

It’s the little details not necessarily with the amenities, but more so the people who own the property. It’s for a lovely quirky old charm.

The hand washing area was very small. It was difficult when we needed to wash our face. The shower could not turn any other way. The sockets(the electrical outlets) in our room didn’t work except one.
The room was clean, the bed was comfortable. It helped a lot the free parking street around. The breakfast was fresh (you need to ask what you want). The garden was beautiful…in the lovely furnished room we could feel that we are in UK.

Property is well maintained. Located in peaceful neighbourhood. Mark and Kelvin were so very friendly! And.. Kelvin really makes the best scrambled eggs in the whole wide world ❤️

The linens were nice, however, the mattress seemed a little lacking. It takes a little time to get to town.

We came here to spend some time visiting London, and we enjoyed our stay very much! Our hosts were cheerful and took good care of us. Special appreciation to Calvin who was in charge of breakfasts - he went the extra mile to buy lactose-free and organic milks for our daughter. I particularly recommend his scrambled eggs: bundled with fresh mushrooms, sausages, and beans, it was a great way to start our day. The bedroom was very well equipped, and beds were comfy. There are 2 train stations nearby (10-15 min walk): Penge East and New Beckenham, both located in zone 4 (southeastern network). There is a pub, an Italian restaurant, and some fast-food options around. While a bit far from lively London (30-40 min to get to London Victoria), this rental is located in a peaceful neighborhood. Exactly what we were looking for. There is also a nice park nearby, in which we often saw foxes at night. Overall, this was a perfect stay and we will come again!

It's our second stay at Melrose House it's a Beautiful place, beds are so comfy and we were well looked after. It's a family run business and they are friendly and helpful. Breakfast is fantastic 😊

The floor in the room was very squeaky, the shower head didn’t stay in one place and the water temperature control was difficult to adjust.
Breakfast was great with lots of choice. The cooked breakfast was excellent and there was a choice of cereals, toast and yoghurt.

The property was well located and had ample parking nearby. The owners were very friendly and welcoming. The room was very comfortable and had everything we needed. There was a great breakfast selection including hot food made to order. We felt very much at home and would happily stay here again.
