Lovely large room, comfortable bed and great shower and bath, liked the large sitting area too. Lovely breakfast and friendly people. Parking was easy too.

A lovely comfortable and well appointed B&B. Our hosts were very friendly and made us feel very welcome. Our room was spacious and airy. Bed was very comfortable and there was plenty of choice for breakfast.

TV System a bit dated. More modern Smart TV with APPS, Netflix would be of benefit giving better viewing flexibility.

Gorgeous B&B that felt like a boutique hotel. The bed was so comfortable, and the room was so carefully thought out and beautifully decorated. Delicious breakfast with lots of choice. Friendly, welcoming host. Overall absolutely perfect!

Jane & Ivan are wonderful hosts. Parking was not easy but Ivan sorted us out with a permit. The property is tastefully furnished and decorated. Excellent choice for breakfast, hand cooked by Ivan and served professionally. A memory to cherish. /thank you Jane & Ivan

No. 22 is a gem. Beautifully restored building. Tastefully decorated. Very comfortable bedroom with lots of thoughtful touches. Huge bathroom with bath and shower. Delicious breakfast and delightful and attentive host. Would 100% recommend this B&B especially as there was storage for our bikes in the garage.

We want to say a heartfelt thank you to Jane and Ivan for such a wonderful stay at No.22. From the moment we arrived, we felt genuinely welcomed. Your warmth, thoughtfulness, and all the great advice on where to go and what to see made our trip extra special. The house is a beautifully presented home, everywhere was sparkling clean and clearly cared for with great attention to detail. Breakfast each morning was a real treat, with an array of choices all cooked fresh and to perfection. The room was outstanding everything you could want and more. The bath and shower was amazing the decor was beautiful breakfast was amazing . It was excellent. Nothing to complain about at all.

The property is a large terraced house on a quiet street in Barnstaple. Parking is best arranged with Jane the owner, in the form of a digital parking permit at £5 per day. Our 2nd floor rooms were outstanding and very spacious with a comfortable bed, a separate lounge and seating area with the TV and tea coffee making equipment. The bathroom was also large with a powerful rainfall shower cubicle and a stand alone bath. The whole house was very clean with beautiful furniture. The breakfast was selected the day before and cooked to order fresh the next morning. Jane was an excellent host with a great knowledge of the best places to see ( and those to avoid) around and about in North Devon.

Everything, from arrival to departure. We stayed two separate nights over one week, in room Pimpernel The attention to detail, furnishings, toiletries and little extras makes No22 a great stay. Jane runs a beautiful place offering fantastic accommodation . Breakfast is lovely and Jane was very flexible with our breakfast times. Thank you.

Owners were available for check-in. Great manner, with nothing too much trouble. Room was really decked out nice and breakfast was exceptional. Parking is nearby and not outside the property. Again, owners sorted out something closer, but it didn't matter. Short walk into Barnstaple, but far enough away from the hustle and bustle of the place. Worth every penny.
