Read more– opens a dialog boxEach review score is between 1 and 10. To get the overall score you see, we add up all the review scores we’ve received and divide that total by the number of them. We use a weighted review system, which means the more recent the review, the bigger the impact on the total review score calculation. Guests can also give separate “subscores” in crucial areas like location, cleanliness, staff, comfort, facilities, value, and free Wifi. Note that guests submit their subscores and overall scores independently, so there’s no direct link between them.
You can review an accommodation that you booked through our platform if you stayed there, or if you got to the property but didn’t actually stay there. To edit a review you’ve already submitted, contact our Customer Service team.
We have people and automated systems that specialize in detecting fake reviews submitted to our platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone who spots something suspicious can always report it to our Customer Service team so that our fraud team can investigate.
Ideally, we'd publish every review we get, positive and negative. However, we won’t display any reviews that include or refer to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out. We may stop showing reviews once they’re 36 months old, or if the accommodation has a change of ownership.
An accommodation can reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (e.g. language, whether it’s just a rating or contains comments as well, etc.). You can sort and/or filter them by time of year, review score, and more.
Sometimes we show external review scores from other well-known travel websites, but make it clear when we do this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly, without limiting expression or strong opinions. They're also applicable regardless of the comment's tone.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include hate speech, discriminatory remarks, threats, sexually explicit remarks, violence, or the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and other similar details.
The opinions expressed in contributions are those of Booking.com customers and properties, and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options might be available (by type of traveler, by score, etc...).

Lovely place to stay having the garden and patio area is a bonus. Richard greeted us on arrival and explained everything.

United KingdomThe downstairs lounge (on the same level as the front door and car parking) was fine as a lounge and TV room but very odd as a food preparation and eating area, as it has no sink and no running water, and a coffee table to eat at which you can't get your legs under, so you have to lean forward over your plate to eat. The fridge was very small and had a miniscule freezer compartment. The turntable in the small microwave was easily dislodged when removing a Pyrex dish, and very fiddly to put back, with inadequate lighting and space to see what needed doing. The food prep area was cramped, with a constant risk of dropping or spilling something on the carpet and being unable to wipe it clean. A small pack of 12 wet wipes was provided, but we could have used three times as many. We didn't take meals upstairs to the garden and gazebo as the stairs were very steep with narrow treads and it was necessary to use at least one hand on the (rather sticky) hand rail. The continental breakfast provided was not of a high standard compared to other DIY ones we have experienced in B&Bs, with no sugar-free cereals, no meats, cheeses or eggs and only instant coffee. On the positive side, our used cutlery and dishes were washed for us by our hosts and returned later in the day.
Stayed three nights in this quaint old house while completing the Two Moors Way walk. Richard was very helpful for finding our way round local lanes. On the first floor, the bedroom was clean, spacious and comfortable, and the adjoining shower room was super clean and a good size. Despite the heatwave, the house was cool due to its thick walls. The gazebo in the garden (accessed via the bedroom) was a useful area to sit in during the evening when it was drizzling.

The accommodation is superb, in very quiet and pleasent surroundings. Well positioned for visiting Dartmoor . It was a pleasure to have a cosy sitting room to relax in. The bedroom was well appointed and the bed exceptionaly comfortable. The DIY breakfast could not be faulted for its quantity and freshness. We would highly recommend this establishment.

United KingdomThere was nothing we didn’t like about this place!
The property was spotlessly clean and very well equipped. We were warmly greeted on arrival by Richard, our host. A good quality continental breakfast was provided, along with plenty of milk, tea and coffee. The bed was large and very comfortable. Spare bedding was provided, along with plenty of storage space. The shower was hot. The garden was extensive, with a choice of tables and chairs, plus a gazebo. A barbecue is also provided. The property is only a 20 minutes brisk walk, or 10 minute car ride, from Ivybridge. The interior is tastefully decorated. I would definitely recommend this property and we hope to stay there again.

United KingdomNot full kitchen facilities (but it does say it in the description), although the fridge, microwave, toaster and kettle were perfect and the supply of breakfast bread, crumpets, croissants, jam, butter, yoghurts and juice was excellent and amazing. Full crockery, cups and cutlery etc were provided so takeaways, jacket potatoes and microwave warm ups made it absolutely perfect.
Very cosy, clean and so homely. The garden is beautiful and private and Richard couldn't have been more helpful. Great position to walk to the station (15 mins) for excellent hourly trains into Plymouth and beyond. Fantastic walks all round, 20 mins in car to local quiet beach and at least 3 or 4 good food pubs. Great base for exploring Devon and Cornwall so close to the A38 and trains.

JapanWe stayed here for 2 nights and everything was excellent. Middle Filham is a historical building with over 400 years history and it was very first time for us to stay such a traditional farmer’s house in England. The room was very tidy and comfortable and we felt relaxed in every moments. Our stay was in earlier May and it was cool a little in the morning and evening but never felt cold because oil heaters in each room worked pretty well. Richard was so kind and gave us many advices about the hiking route in Dartmoor near Ivy bridge. We also enjoyed the pubs and restaurant in Ivy bridge. The atmosphere of the town was great. Everyone was kind and friendly. We’d love to come back here again in the different season!
