USB charging points would be handy, as would a book on the back of the bathroom door in the twin bedroom. These are minor niggles, the room was very well equipped.

The breakfast room is equipped with a toaster, kettle, microwave and fridge but doesn't serve breakfast, something that is clearly stated at booking. There are stunning views of Largo Law to the left and Edinburgh to the right from the breakfast room.

A lovely quiet location, notwithstanding the addition of seagulls, but lovely to be so close to the sea. The staff were excellent at communicating, and checking we had no access issues. It was great to have access to the dining room to eat our takeaway, from the recommended takeaway.

There was nothing we didn't like and would definitely recommend to anyone visiting / touring the area

We were a family of 10 (6 adults and 4 children).The property is spacious and beautifully decorated, with everything you need. Every bedroom having a shower is a bonus. Living and dining areas are spacious (children made use of the pool table). The location for shops and safe sandy beach is excellent. Communication with Michelle was excellent from the start and nothing was any trouble.

Everything that The Cairns Leven have to offer, it's exceptional. The cleanliness is second to none. We loved the keyless entry system too worked smoothly. Customer care is excellent and it was never any trouble all the staff were happy to help. HIGHLY RECOMMEND

Having to come home.

Firstly, the hosts were very friendly and helpful. Really enjoyed our stay, our room was lovely, everything you need inc hairdryer, toiletries, comfy bed, complimentary Netflix access. The breakfast room is great, the use of fridge and facilities, plus a sea view with your morning brew. I like that fact the Cairns DOESN'T offer breakfast as you can take your own and eat at your leisure. Info in room about local venues was very thorough and informative. Food van across the road does a morning roll, etc, so not far to go if you want something hot. We will visit again for sure, a great comfy 'home from home' base and a very reasonable price. We visited some many lovely local places, Leven is perfectly placed for a days out to explore 'The Fringe of Gold' coasts.

It was lovely and clean and we loved where ‘The Cairns ‘ is situated on the promenade with wonderful sea views. Our stay was like home from home with everything needed on offer. Michelle was very friendly and helpful also the rest of the team.

This place was exceptional in everything the staff was friendly,welcoming. They had snacks, breakfast area, relaxing, and gaming area. One of the most important to me was that there was staff that if we had any questions or need of something we could ask for assistance. Loved it. I recommend it. True to their description.

Nothing - everything was good.

My mom and I stayed there for a couple of nights, and our stay was exceptional. We got to meet the owner, who is super nice, always making sure we have everything we need (cleaning of our room, toiletries, towels). Our room was nice, we were able to self check in as we were coming a little later in the evening. The location was perfect, as there was free parking right across the street, grocery store, gas station, Starbucks (for me it's a must haha) very close by. I highly recommend this place, our stay here was amazing. If we ever (hopefully soon) travel back to Scotland, we'll definitely stay there again!

We had a perfect stay at The Cairns! The room was lovely and spacious, with a brilliant sea view and one of the comfiest beds I have ever slept in. The room had all the amenities that we needed for our stay, and was spotlessly clean. Communication with the property was quick, easy and helpful :). Would highly recommend to anyone staying in Leven, and is only a short 5 minute walk to the bus and train stations.

Not the most amazing bed for those who are picky (and the walls also seemed a bit thin if that’s important).

Very convenient location right near the train and bus stations. The staff were very attentive via messaging to make sure I had what I needed. The common ‘breakfast’ room is also very pleasant, with a sea view and a fridge for storing food (and some good books to peruse!).
