Read more– opens a dialog boxEach review score is between 1 and 10. To get the overall score you see, we add up all the review scores we’ve received and divide that total by the number of them. We use a weighted review system, which means the more recent the review, the bigger the impact on the total review score calculation. Guests can also give separate “subscores” in crucial areas like location, cleanliness, staff, comfort, facilities, value, and free Wifi. Note that guests submit their subscores and overall scores independently, so there’s no direct link between them.
You can review an accommodation that you booked through our platform if you stayed there, or if you got to the property but didn’t actually stay there. To edit a review you’ve already submitted, contact our Customer Service team.
We have people and automated systems that specialize in detecting fake reviews submitted to our platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone who spots something suspicious can always report it to our Customer Service team so that our fraud team can investigate.
Ideally, we'd publish every review we get, positive and negative. However, we won’t display any reviews that include or refer to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out. We may stop showing reviews once they’re 36 months old, or if the accommodation has a change of ownership.
An accommodation can reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (e.g. language, whether it’s just a rating or contains comments as well, etc.). You can sort and/or filter them by time of year, review score, and more.
Sometimes we show external review scores from other well-known travel websites, but make it clear when we do this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly, without limiting expression or strong opinions. They're also applicable regardless of the comment's tone.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include hate speech, discriminatory remarks, threats, sexually explicit remarks, violence, or the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and other similar details.
The opinions expressed in contributions are those of Booking.com customers and properties, and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options might be available (by type of traveler, by score, etc...).

United KingdomDon't really see the point of a TV screen in the bath and there wasn't a lot of room for toiletry bags. The dining room felt stiff and formal as well as. far from the kitchen and living room. (it actually isn't very far but that's how it felt). Far too many cushions and throws on the bed and not a lot of space to store them. It was impossible to get the bedroom really dark for sleeping. Venetian blinds aren't adequate to do that especially at midsummer in Scotland.
Comfy bed and seats. Neat little kitchen Very well laid out and a lovely location. Parking was very easy and close to the entrance. Would have preferred a small dining table in the living area, but the tray with legs was very useful.

United KingdomEverything was perfect.
Although quite secluded and surrounded by nature and fields of sheep, this amazing little apartment is only a 5-10 min drive from Linlithgow Palace and other local amenities and a 20-30 min drive from Stirling and Edinburgh. It provides a comfortable base for someone who wants a bit of peace and quiet in their down time while also having easy access to explore the main cities and towns. The apartment itself is comfortable and beautifully decorated while also providing all the necessities needed for a great break away from home. Everything is catered for, with lovely little touches throughout, and the bed is very comfortable. The spa bath is definitely a must after a long day exploring castles and countryside, did my partners sciatica the world of good. Our stay from start to finish was a breeze and the host, Lindsey, was a dream to deal with - nothing is too much trouble. This was our second time staying at the little beech tree and I wouldn't hesitate to recommend it. Hopefully we can stay again soon 🤞

IrelandThe apartment is a little remote a 2 - 3 mile walk into Linlithgow - but no issue if you have a car. I buxxed into the Royal Highland centre each day in 15 mins
The comfort of the apartment was exceptional - lots of little luxury touches (bathrobes and slippers, eggs in the fridge for breakie, welcome pacy was very welcome). All in all a lovely place to base yourself.

Warm, cozy and very well appointed. A beautiful place to stay if you wish to explore the area. Car parking provided and a direct bus which goes every half hour straight into Edinburgh. Sad to leave but will definitely recommend it (and return if in the area again)

United KingdomCouldn't fault the place, everything was perfect!
This was easily the best apartment we've ever stayed in by far - everything was catered for. The bed was amazing, all pillows, cushions and quilt were feather and the mattress was very high quality - just what you need after a long day of sightseeing! The spa bath with TV and supplied bathrobes/slippers was a great way of integrating a bit of spa experience to the stay. Living room was lovely and homely, kitchen fully equipped. I only wish it was cold enough to have used the gorgeous fireplace while we were there! Edinburgh and Stirling are a 15/20 min drive away and linlithgow centre is just down the road. Every interaction we had with the host was great, I honestly couldn't fault anything about the place and wouldn't hesitate to recommend it to anyone. Will definitely be staying here again sometime as we love Edinburgh and go quite often so we've decided in future to stay here if available and take the short drive in to the city rather than stay in the city itself. Fabulous experience.

United KingdomThere are a lot of standard lamps and table lamps and these were all switched on when we arrived. There was really no need on a sunny day in June and it took ten minutes to turn them all off. It also seems a little wasteful of electricity.
Lots of thought had gone into providing everything we might need.

United KingdomThe large bedside lights. As a solo traveller I read at night and the lamps were too big and too bright.
When I entered the flat, all the lights were on and it was nice and warm. Such a lovely welcome to this charming place. As for the TV in the bathroom....fab!

United KingdomSpa bath spat out dirt so didn’t use again. Also there was a hamper with some items in and the biscuits had gone out of date in 2016 and the hot chocolate was also out of date, because of that we weren’t comfortable using the eggs that had been left in the fridge. One of the cups in the cupboard had not been washed.
Location and parking was great.
