As we were warned live music downstairs could be heard. They seemed to be having a good time. Also as communicated after we had booked there was no breakfast. They would do better to take off the breakfasts included advertising on the listing.

This place is unprepossessing from the outside but lively and functional inside. The room was clean and tidy with absolutely no frills. A comfy bed and a hot shower made for a cheap and quite cheerful stay. We parked round the back which was nice and private for two motorbikes.

The loud music from bar/function room. No-one is going to say they ‘like’ that… however if you know in advance, it’s not an issue, it certainly wasn’t for us.

Stayed 3 nights: 29 Aug ‘25 - 1 Sep ‘25 No breakfast at this hotel, however as we knew this in advance, it definitely wasn’t an issue, especially as there’s a great shop right opposite called ‘Thyme To Go’ which sells hot rolls etc. There’s a kettle in the room with tea bags, coffee sachets (including decaf) and the little milk pots. Our room was great, good size and the bathroom was huge! Clean room, really comfy bed, tv on the wall, vanity unit with mirror near electrical socket for hairdryer, plus it’s in a great location, practically in Dalbeattie centre. It was perfect for our needs, we would stay in this hotel again. Only one minus… and we knew about this in advance, so it was no surprise and didn’t spoil our experience as we knew what to expect… from our room you could heard music/people shouting over the music from the bar (or maybe the function room) downstairs. It was noisy, but everything shut down about 11.30pm. We don’t go to bed early so wasn’t an issue… no loud music Sunday night. As previously said, we would use this hotel again.

Only negative I have is the size of the television in the room probably the same size as a small lap top screen but that aside would recommend this accommodation to anyone looking to stay in the area.

Yes there was a little bit of down stairs noise from the bar but i wasn't going to be there and by the time I got back from the function I was attending the bar was closed and all quiet

I didn't like the fact that the "double bed" was more literal that previously expected and instead was just two single mattresses put together. During the night's sleep there was an edge in between the two single mattress which became quite uncomfortable to sleep on at points. The other main issue was the internet that was provided first was only accessible from the main hallway so if you wanted to connect to the internet that was the only option. Second the signal from the wi-fi didn't reach the double bed in the room unless the mobile device was held next to the wall towards the door. Had a bit of trouble finding the B&B and actually missed the building before realizing you had to go into the bar in order to access the hotel side, more clear signing/information on the website would be appreciated.

The rooms were larger than expected, very clean and pleasant to stay in with friendly staff who were very accommodating making sure we were comfortable. There was adequate sound proofing that helped mitigate the sounds of downstairs and outside. Very much liked how I was able to book a room on the same day within a couple of hours of our arrival.

The only thing I didn't like was the kettle it was so old, and it gave me an electric shock when I turned it on.

The room was very clean, and the bed was super comfortable. I had a great nights sleep and will definitely be back again!

The property is dated so in the evening you can hear the noise from downstairs and in the morning as the windows are so thin. The shower was also leaking and didn’t fit on properly so we had to hold it to use it.

The rooms were really clean and the staff were all really nice, friendly and helpful.
