How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.

Verified reviewThe guesthouse is new, so the room was nice, clean and comfortable. The owner was friendly and helping.
They were building something right in front of the hotel, 10 meters from the windows. So the sounds of construction were all day long, since 9 am and it was very loud. Also there is another house on the territory of the hotel where locals live, as I understood they are not the owner’s family. There are quite many people living there and since they are Georgians, they are very noisy. Children, adults spend time outside and talk and shout all day long. You will be hearing their noise even if you close the balcony door. So if you are coming for taking rest and chilling, it’s not the right place. Also there is no sound isolation in the building so you will hear all the sounds from the guests staying a floor above you.

Wi-Fi is pretty bad and also 5G is not working there almost at all. As we work online, it was a torture.

Verified reviewI liked my stay here, it is not far from the center (but keep in mind it's on the hill) and the breakfast is a nice touch. :) People are kind and there is everything a person might need. Comfortable bed, lamp, towel and there is always a toilet paper in the bathroom. :D

Verified reviewI was surprise that it doesn’t match the advertisement after arrival.
The private bathroom that is mentioned is outside in the Balcony and everyone is using it. The kitchen is not clean and the house keepers are not friendly plus they sometimes tried to get inside my room while I was in Khaboleti or Batumi. The woman in the house shift her personality plus she sends some males to break into the room by force. I had to call the Police twice for them to keep things calm and I had been worried so much during my stay. The host sometimes deals with the house keepers on stealing the guests. I noticed that most of the hotel residents either escaped their countries or having some issues or refuse’s to go back home. Three dogs in the place are so aggressive as one if them tried to bite me. One more thing to mention is that when I contacted the Police the host tried to run away when he first saw them before knowing why are they here which gives a high indication that he is on an illegal activities inside the place so be aware of that. He also calls Booking.com to lie on them to modify. He is not respectful at all with the guests as I had to call the police for the third time. He sent a claim of 200 GEL “Georgian Laris” while the room was completely fine “Look at the Attached Photos”. Be careful of his family members and some of the Old Guests as I noticed that he uses them for the purposes of chasing customers outside the place.

Verified reviewIt looks fine from the outside but from the inside it is the opposite.
I think there is some problems with the host .. (He doesn’t welcome international guests) “Someone (Two males) tried to break into my room by force and they were sent by a woman in the house” First appearance of the hotel and the rooms are good until I spent a while in this place to face some troubles inside! “They use some old people in here too to break into the room while you are absent so be carful” Keep an eye on your valuables plus keep the phone nearby incase of an issue that occurs suddenly to call the Police as I did. (Don’t trust old people in here as they may pull you outside of the house or to the other cities nearby .. The main reason is to be stolen personally or to break into your room while absent so be prepared)

Verified reviewIt’s a family run business they live in the same property, very friendly and generous, they have really big garden so you don’t have to worry about the parking , well secured , from the backside of the property you will have access to grapes garden and the beach ( you need to cross the rail way crossing and the main road just 100m to the black beach )

Verified reviewThe location is great if u wish for peaceful holidays - the bus station is near, also there is a very small market selling bread and some veggies 2 mins away on foot. The beach is 5 mins walk from the house, petra beach is 30 mins walk, so is Kobuleti. Bolt can drive you there for a reasonable price. It's a good idea to bring some food with you. The hosts were very nice, didn't speak English, but we communicated via google translate. All in all, good value for the money if u don't mind having a shared kitchen and bathroom.
There was a fan shown in the pictures so we expected we would get one - but there was none even though we asked for it - it was hot and humid so it would be much appreciated. The kitchen facilities were old (knives would need some sharpening etc).

Verified reviewI liked the location. It was close (1 km) to a very nice natural beach by Petra fortress. Nice garden too, staff friendly but not English speaking. Nice kitchen to our disposal. New building, however it needs a lot of work. There was a table tennis. A friendly market 100 metres from the house. You can take local bus to Batumi for 3 GEL. The bus is operating almost 24/7. Get off in Kobuleti, if you come from Kutaisi.
The toilet and the bathroom. We shared the toilet with too many people and were very disturbed by traffic - people using bathroom at night and early morning were walking very closely by our corner room. We were promised the room with the balcony and we were given the dark room, with slight content of mould, old mattress and furniture in the basement. Get ready for humidity, it is normal in the area. Instead of view, we looked at the car parked 2 metres from the house - so called terrace. The owner could not advise us how to get there. The taxi driver was not competent, got lost. There are no signs on the main road.
