Located just off the Bakuriani centre it's a lovely place. Quiet. Great views. There are couple of grocery stores and few restaurants within walking distance. The cottage itself is one in a group of 3 row houses. Large hall with two lounge sofas , kitchen, bathroom in ground floor. The first floor has two bedrooms with a bathroom. The washing machine was a bonus as we were on a road trip. Safe parking present. Tamar was easy to communicate and friendly. We highly recommend this place.

The property has tremendous potential, but it isn’t fully realized due to small details that end up making a big difference. Aside from issues with gas, hot water (we were forced to switched from Cottage 2 to Cottage 3 due to the hot water problem), and electricity — all caused by infrastructure work in the street, which we wish we had been informed about in advance — there were numerous minor shortcomings that affected our holiday experience. I sincerely hope these will be addressed, as the place truly has amazing potential. Suggestions for improvement: Install shower curtains in all bathrooms to prevent standing water. Ensure towels, sheets, and pillowcases are clean and free of stains. Provide basic cutlery and kitchen essentials for guests. Include emergency supplies for power outages, such as candles, flashlights, and matches. Maintain higher cleanliness standards; drawers and storage areas should be free of dirt or insect droppings. Improve Wi-Fi coverage, especially in upstairs rooms. Ensure electric kettles have automatic shut-off for safety. Fix water leaks, such as the one under the upstairs sink. Inform guests in advance of any planned outages (water, electricity, gas) so they can prepare. Clearly communicate rules regarding nighttime behavior to prevent disturbances.

We were two families with friends, a total of 10 people. We received two spacious and large apartments with a shared yard, an amazing view, and close to everything. These are the largest, most spacious, and modern apartments we’ve stayed in in Georgia. The host was responsive over the phone and sent professionals whenever needed.

The hot water doesn’t work, I call the host to fix it then she send the mechanic person to fix it but unfortunately he said the problem refer to the pressure in the whole area. So, be aware sometimes there is no hot water:(

The host didn’t accept credit card so you have to pay in cash. The clothes washer soap wasn’t available. No AC

The water heater and water flow were weak. After Skii, we would like to take a warm shower, however, the water flow and heater were frustrating and disappointing. Both bathrooms have same issues. The worst was the internet, the whole stay, we didn't have internet and the only option was to connect the net on the other cottage and eventhough, the net was weak and only in the living room has signal.

The scenery view of the cottage is highly recommended and its fully equipped. The bedroom, living room, bathrooms were cleaned. Since, we went there during winter, the heaters are working perfectly and the fireplace is perfect. Parking is available for one vehicle. Marketplaces and restaurants are very near. 2-5 minutes of walking. Police Station is nearby. The community is safe and helpful. The caretaker was accomodating and easily to be reached.

The property should look at stocking some basic products like handwash and dishwash soap prior to guest arrival. There was also no hairdryer provided. When I contacted the owner for soap, she was responsive and did provide handwash soap after some time, but couldn’t provide dishwash. I was ok as we were staying only 1 night, but had to leave dirty dishes behind.

The property was spacious, comfortable and warm. The rooms were well appointed and lots of towels provided. Beds were very comfortable, great view from balconies. A number of dishes in kitchen
