Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

ArmeniaEverything about this hotel was exceptional, we loved staying here. The staff were very friendly and helpful. We were given early checkin, which created a very good first impression and the hotel kept that impression till the end. The room was very nice and spacious, the bed was very comfortable. The lighting deserves a special mention, very creative solutions in the rooms and overall in the hotel. There is a restaurant right within the hotel territory, where they serve breakfasts which were amazing with lots of variety of food. After breakfast time, it turns into a normal restaurant with a delicious Georgian and European menu. The beach was also very nice and clean. And the infinity pool was nice too. While the location is a bit further away from central parts of Kobuleti, it provided more calm and relaxing environment far from the touristic noise. It was easy and cheap to move around in taxis, if needed. This is definitely the best place to stay at in the area (including Batumi 😄), highly recommended!

GeorgiaCons: The bathroom had no ventilation and water didn’t drain properly, so the whole floor stayed wet after a shower. The kitchen wall had some oil stains, which took away from the fresh look of the room. Also, there were no insect screens, so in the evenings with the window open, a few bugs came inside.
Pros: The view from the balcony was stunning and very relaxing, whether it was sunny or raining. The cleaning lady was absolutely wonderful — so kind and thoughtful, always coming during breakfast time so we wouldn’t be disturbed. The bed was very comfortable, breakfast had a good variety of options, and the private beach with sunbeds was a big convenience.

GeorgiaMore umbrellas on the beach would be helpful. They clean daily. Some cleaning staff were more diligent than others.
This is the 3rd time we stay in this hotel. Hopefully we will come again. They are improving the facility every time we go. The staff are very helpful. We had lunch in the restaurant. The staff are well trained. The food is fresh and delicious. It is affordable bearing in mind you are eating in a hotel. They gave us early check-in which was great. The safe was not working and they fixed it as soon as we asked them. They have a massage at an extra charge, and it was very good. It has its private beach.

BelgiumThe sea was excellent. The beach, the pool, everything was there for a perfect relaxing beach holiday. The breakfast was quite good with nice relaxing music playing. The room facilities, quality of the materials, equipment and construction were positively surprised me. The sea view from the balcony was amazing.

GeorgiaEverything is really “fresh” and cozy. The endless pool is a perfect place to cool down looking at the sea. In comparison to the rest of Kobuleti this part of the beach is sparsely populated, which is perfect for those who don’t like sunbeds “touching” each other

GeorgiaWe were traveling with 2 kids, so we asked for a second blanket for them, but the staff failed to provide for some reason, although we contacted them and reminded them about it a few times. This is weird given the hotel was half-empty. Also we went there in June, and it was not crowded. Probably, it is much more crowded in high season.
This is a top location - first line, we had a sea view. The staff was very nice (maybe with one small comment - see below). The room was big, clean and cozy. There is a restaurant and bar, both were good enough (although not that cheap). In general, we had a great weekend, I can recommend it for families.

RussiaI would increase the regularity of cleaning. Sometimes the rooms were not cleaned. The following is not directly related to the hotel, but sometimes homeless unleashed dogs visit the beach
The value for money is excellent. The sea is near, its clean and is not overcrowded. Breakfasts are good, you can also have lunch or dinner a la carte in the same cafe. The staff is friendly and helpful

Romania- Lacks some facilities that a 5-star hotel should have, like: concierge services, room service (there is no phone in the room to contact reception/restaurant), fitness center (they advertise as having one). - Swimming pool is not very big and gets crowded. they could benefit from an additional (perhaps indoor) swimming pool. - Location is at the outskirts of Kobuleti, so you'll have to rely on your own car or taxis to get to downtown. If you choose to walk, keep in mind that there is no sidewalk for 400-500m until you enter Kobuleti. - The private beach has insufficient umbrellas (only 4-5 big ones which seemed to be "reserved" each morning by people leaving towels and toys on the sunbeds - although no one was there). Also, it lacks facilities such as beach bar, wooden walkway, baldachin beds, etc. It's more at a 2-star hotel level and no different than the public Kobuleti beach. For us, this was the biggest downside.
- Very nice interior design (kudos to the architect), rooms are big, clean, have good soundproofing, bathrooms are also big and everything inside feels like a 5 star hotel. - A/C is very quiet and efficient (you can sleep all night with it turned on and you won't even hear it). - Exceptional friendly staff. - Excellent breakfast with plenty of options. - Restaurant is also excellent and decently priced. - Nice rooftop bar with good cocktails. - The allow pets (for a very small cost).

United Arab EmiratesMaybe two items need some improvement. One of the building has very slow elevator, it takes time to wait for it in both directions. And lack of umbrellas on the beach.
Location and facilities are good, very comfortable with super breakfast and in general very good restaurant with delicious food.

GeorgiaBeach umbrellas — you cannot move them and they cover 5+ seats. That means that you have to be close to people not from your group, what could be challenging.
Location — the best! The beach is clean and not crowded at all. The view from the balcony is stunning!

GreeceNot the hotel with an array of facilities such as bars and restaurants, entertainment areas etc. I would call it a 4-star hotel rather than 5-star. Yet still a wonderful new and modern hotel, with great quality in everything.
Amazing hotel right on the beach. Large and spacious room, modernly designed and decorated in style. Spacious bathroom with excellent shower facilities. Wonderful balcony with the sea right in front of you, you can enjoy the sound of the waves day or night. Beautiful pool, almost private beach, wonderful restaurant.
