How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Verified reviewThe (alleged) bottle of wine!!!! Since I left the hotel the next morning (I couldn't risk not sleeping for a second night: cf. below), and asked BOOKING to refund the amount already paid for the second night (strictly speaking, I would have been entitled to a refund for both nights, as it was objectively impossible to catch any sleep!), apparently the hosts were worried that I might leave a negative review. They therefore informed BOOKING that I had left the room in complete disarray, with the “bottle of wine” (which is given as a complimentary gift: not drinking wine, I did not refuse it out of courtesy)! whose contents I had spilled all over the room. Well, in over 40 years, I have NEVER deliberately damaged anything anywhere (including hotels, B&Bs, rooms, bungalows, or other accommodation facilities). I have NEVER taken towels/hangers for clothes or anything (apart from disposable small soap or shampoo bottles!) with me! As to the complimentary bottle of wine (so highly praised online when making the booking!) is reused small plastic water bottle filled filled with wine (see photo: I don't know if it complies with Georgian regulations, including those relating to hygiene, for the serving of alcohol: I doubt it!)
1. IT IS IMPOSSIBLE TO SLEEP BECAUSE OF THE NOISE (UNTIL 5:00 AM!) I specifically asked for a quiet room. I was assigned a room (see above) with a panoramic view (you see the Tbilisi TV antenna and the Motherland statue). The problem is that there was non-stop music from 10:00 p.m. until 5:00 a.m. (especially the bass made it impossible to sleep, despite trying with both earplugs [I always have them with me!] and noise-cancelling headsets), making it impossible to sleep for even 5 minutes. In all honesty, having stayed there from Saturday to Sunday, I'm not sure if this issue only happens on weekends or every day. I know that I didn't want to risk NOT SLEEPING a second night, so I left the room after the first night and asked – through Booking.com – for a refund of the amount paid for the second night (this did not happen: see below). 2. IT IS NOT A HOTEL. … on the contrary, it is actually a private home with several guest rooms. The guest rooms are accessed via a relatively narrow spiral staircase (as far as I was concerned, having only a backpack as luggage, this was not a problem; it is, however, a problem in the case of a lot of luggage or for elderly people). With only the references on Google Maps, even though I was in front of the house, it took me over 40 minutes to find the place, as I was looking for a hotel with a sign (see photos: the entrance is at the black gate: I have added pictures as it appears when you approach it from either one side). Let's be clear: I have no issue with renting rooms in private homes (I often rent an entire apartment myself). In this case, however, it is worth mentioning: both because sometimes the guest is looking for a hotel (and the related services: as in my case) and because... in this case, the price should be commensurate... with that of a B&B (for the same price, considering that it was peak season for hotels, I could have easily booked a WHOLE APARTMENT in central Tbilisi, not a room!).

However, we would like to clarify the following points: Billing Upon your arrival, you mentioned that you liked the room and were satisfied with everything. However, at the time of payment, you stated that you did not have any cash, despite it being clearly communicated in advance that we accept only cash payments. Nevertheless, we understood your situation and provided a card terminal as a solution. Room Type Please note that if you wished to rent the entire studio, we do have a studio with a kitchen and washing machine, which could have been booked through the booking system. Hence, your booking reference included only the room. Additionally, please note that the studio is located on the same level, which is why you only booked a room. The studio has a slightly different cost. Bottle of Wine We offer our guests a complimentary bottle of homemade Georgian wine as a gesture of hospitality. Please note that this is in accordance with Georgian law. Additionally, please be informed that we do not buy or sell this wine; it is produced by us personally. We regret that you chose not to consume it, but we assure you that it was genuine homemade wine and not a reused water bottle. Noise Concerns During your stay, no complaints regarding noise were received. On the contrary, many guests have positively commented on the quiet location of our property (see reviews). Please note that your actions at 3 a.m. were recorded on the cameras in the corridors and on the floors. We do not wish to disclose all these actions. Since you mentioned that you have stayed in many hotels, you should know that the room should have been handed over to the owners with the keys. If everything in the room had been in order, you would not have left early and quietly, and you would have returned the room to us. Please note that we have never had any dissatisfied guests for years. We do everything possible to ensure that our guests are happy, and you are the only exception. Believe us, we are truly sorry.

Verified reviewOur hosts could not have been more helpful & friendly. We are sad we could not stay longer to enjoy more of what Tbilisi had to offer. The property is exceptionally well priced for what you get. Maybe a little hidden but a gem in the area.
Our taxi found it very difficult to find but managed in the end. A sign outside might help to find the property a bit easier.

Price is cheap for a 1 week stay, room and toilet are spacious with a bonus balcony. The great thing is, it is very close to city center so you can walk that it will take u less than 20 minutes.
