Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

United KingdomThis property sits on the beach and has the most fantastic view from our first floor balcony. The garden with its chairs and loungers is only separated from the beach by a wall and was a great place to site and relax. Will definitely be looking to back again. The hosts were delightful and friendly.

South AfricaLocation location location!!! I would not have wanted to stay at any other property in Agios Nikitas! And I cannot wait to go again. It was a little over our budget, so I initially considered other places, but having been there, I know now there really is no other place to stay than this. Fetsis apartments is right on the beach, so whether I was sitting on my balcony or in the “garden”, I always had the glorious scenery as well as the vibe and atmosphere that is Agios Nikitas around. Fetsis apartments affords you the luxury of having your own lounger in your own private “garden”, an outside shower to rinse off the salt, tables right “on the beach” to choose from to have your own drinks and meals (take-aways of otherwise), some in the shade. Within 100m of the apartments you already have cafes, ice creams, breakfast & coffee spots, restaurants, a bar, and 2x mini supermarkets around you. You don’t need to go anywhere else. (This long list makes Agios Nikitas sound big - it is not. It is all situated along one main pedestrian street.) Each unit has excellent aircon that is very efficient. 2 small bedrooms and a bathroom & kitchen that offers everything you need. It is not a new building, so expect small, older, but well kept apartments. The kitchens are small, but the under counter fridge is big enough. It is also specifically the history that also contributes to its charm and magic - It has been in the family for more than 100 years! The hosts are the most wonderfully delightful people and they try to accommodate you in any way possible. TIP: if at all possible, use a scooter to go to Agios Nikitas. Finding Parking is a challenge.

AustraliaA beautiful spot, so easy with a family as we could watch the kids in the ocean from the deck tables. Agias Nikitas was a lovely holiday town with all that is needed for a few days of swimming and eating. Kind owners and great communication on where to park, etc.

RomaniaThe kitchen and bathroom are very small. The master bedroom from the ground floor apartment is actually an entrance area and passage to the entire apartment (we were a family and it didn't bother us very much).
The house is on the beachfront. You can hear the sea from the bed. Cleaning is done daily. The sheets are clean and the bed is comfortable. The location and the beach are pet friendly (at the location you will be asked to keep the dog on a leash). Eri is ready to help you if you need it.

RomaniaVery old, overused facillities. Second room tiny, with the window în front of a wall and without AC. We did not see the apartament before, just at the chek-in. Entrance door had a broken locking system. Overall, we enjoid the beach and the the view 😊 We love Lefkada but next year we will chose another place for our stay. I make it a 10 only for the location and the beach.
Best location, on the beach.

United KingdomNothing - loved it.
A charming apartment with basic facilities which were clean any tidy. Couldnt have been a better location - right on the beach edge with private garden. Lovely views from the balcony and close enough to enjoy the sounds of the waves lapping at the beach. The hosts couldn’t have been more welcoming or helpful - thank you Eri and Kiki!

SwitzerlandIt is not luxury but that is its charm. Bare feet, relaxed, kids running between the room and the sea. Clean and simple living. I could have stayed a week.
This is one of best properties we have stayed in. So relaxed. Right on the water. No stress. Lived in our swimmers. I would love to stay again.

AustraliaThe bathroom is tight and only just passable . Kitchen the same . Both functional but could do with upgrades . But the location of this little apartment cannot be beaten !
Location was amazing in the very beautiful village of Agios Nikitas. What a gorgeous place . We loved the beach and being right on it was so good . We left a few times to sightsee , but always thought coming back to Fetsis apartment was better than being anywhere else .

Australiaa bit dated and small bathroom with not great water pressure but hardly worry about that when the location is so perfect.
the location can’t be beaten - just a couple of steps out the door and you’re on the beach! perfect for our young children not having to carry beach stuff everywhere! very close to local shores, bars, restaurants. we also loved free use of beach umbrella and kayak supplied by the property. the hosts were so kind and welcoming.

BulgariaUnbeatable location right on the lovely beach of Ag. Nikitas. It comes with the not so great extra that you should bring the luggage through the entire village, but as soon you reach it, you immediately forget this part. The view is amazing, so does the wave sound during the night. It has a small kitchenette with basic facilities, but we prefered dining in the many tavernas around. There is an air conditioning in one of the rooms, but there was no need of it during our stay, ceiling fans were enough when there was no wind. The host is friendly and helpful. We loved this place!

AustraliaYou are paying for the location. As per other reviews it's dated and the kitchen/bathroom are tiny. No aircon or mattress toppers in the other bedroom. No amenities are provided (shampoo, conditioner, cooking oils etc) and no cleaning/change of linen or towels during stay.
Location is why you book this apartment. It's a bit of a mission if you've got lots of luggage as there is no parking and it's down a pedestrian only street but once you get there it's worth it. Lovely garden area with some loungers to relax on right next to the beach. Local beach was crazy busy (July) but beautiful in the mornings and evenings when it clears out and you are right there to enjoy it. Also you can get the boat to Milos beach or you can walk over as well. Loads of restaurants, shops etc right on your doorstep. Sun umbrella to take with you to explore other beaches is very handy. Main bedroom was comfy, has the balcony access which is a real pleasure and has aircon.

United KingdomThe bathroom and kitchen are very tired. Particularly the broken drain in the shower was not healthy. A refurbishment of these two places - not fancy, just functional and clean would make this apartment almost perfect.
The view is stunning. The position of the apartment is unequalled, right on the seafront, with the bay stretching out before you. The apartment is simple but lovely. One bedroom opening out right onto a lovely little balcony with four chairs and a table, so that you could relax there and just take in the sights and sounds of the bay. Eri, our host was lovely; friendly, helpful, informative. She couldn't have been more welcoming.
