It didn’t bother us but travelers should be aware that music outside is audible until about midnight. Also, being located directly on the beach, it would have been great if beach towels were provided.

Great location! Friendly staff 😊 It was easy to walk to many restaurants and we loved watching the sun rise from the balcony every morning. The room was comfortable. Lounge chairs and umbrellas were available on the beach with drink and snack service. The daily room cleaning service was also appreciated.

The noise from the bars goes from 9am till 3am being on the corner suite we caught the noise from a couple of venues so the music was in conflict. If you are partying that is great but if you are not you can get over it after 4 days. The bed was a bit hard and squeaked.

We were in a corner suite view was amazing could see the boats come and go from the harbor as well as the beach. The room was very large and clean. The decore was amazing.

Breakfast menu is ok , but you need to pay separately for cappuccino , late, espresso coffee , only free drinks on the morning which including on breakfast menu was breakfast tee and Nescafé coffee.( I don’t now who this days drink instant Nescafé coffee) and even waitress from beginning not explain you properly what is included in the price .

The only problem I had was the Wifi speed. It was, unfortunately, very slow. Such a shame, because each suite has a huge new Smart TV. It was too slow to stream movies and to browse Instagram. So I'm afraid that speed won't be enough to work remotely from Jackson's.

Delicious breakfast options included (one sweet or various options of scrambled eggs). Huge suite with an amazing beach view - ask for the Blue Sapphire suite: the sea is so close to the terrace! Sunbeds included. And of course, super friendly and helpful staff. They'll make sure you feel at home and entertained each evening at the bar downstairs.

We had three rooms, one of them had no safe, one of them had a room door that kept being locked and the key wouldn’t work from the inside so we were stuck in the room and had to call down to be let out by our friends (this was a bit of a worry, if we didn’t have others staying in a different room to help), one had a TV and air-con which never worked. Two rooms were quite loud until around 1am but the other was quiet. There were no selves or draws in our room so all of our stuff ended up on show. We needed more than 1 pillow per person and had to put towels under to prop them up. The floors needed a clean, our feet were dirty from walking around the room.

Location was amazing, close to lots of restaurants, the harbour and plenty of beaches. The staff were attentive, friendly and fast. The food and drinks were great. The maid did a great job of providing fresh bedding and towels. Balcony’s are a great size, the sea view was stunning. Beds were comfy.

We like literally everything-size of the room, facilities, how clean it was, sea view… We loved the beach and sunbeds, service to sunbeds. It was plenty of choices for eating and drinking, everything was tasteful and lovely presented. Staff were excellent, very kind and polite.

Staff are rude and miserable. The property was not as described it should have been a suite with a separate bedroom, only one room was provided. The air conditioning is rubbish . The curtains don’t fit the patio doors. Only one pillow allowed for each person . One glass and two cups were provided for 3 people. They forget to tell you that there is a rooftop bar above your suite so sleep is difficult due to loud music until the early hours. The furniture is old the safe is ancient. They only give you on set if complete room keys which causes issues when 3 are sharing a room. Over all this is overpriced junk with rude staff very disappointing. When expressing my concerns with the room the lady shrugged her shoulders and couldn’t care .. said I couldn’t get a refund to move on they can’t loose that amount of money .

Extraordinarily loud, loud music goes until 3 in the morning or even later, loud drunk brits continue until sunrise, we had a bar above us too, so I was waking up not only to loud music vibrating my body, but also chairs being moved. I slept with ear plugs but they did not help much, I got no more than 4-5 hours of sleep per night during entire stay. Amenities not well thought out - no rubbish bin in the room, no soap holders, no coffee/tea, no fresh water provided, no beach towels. For the price they could have provided breakfast at least. Or perhaps a coffee machine in the room… The bar upstairs should install isolation on the floor.

Only negative thing was the wi-fi that barely worked, but the internet connection poor everywhere in Kos Town.

We really enjoyed our stay, I think it was the best place we have stayed. Everything from the location was perfect, the food and drinks was really nice and fairly priced, the workers there were so friendly and nice to us and really made our stay one we’ll never forget. Cool facility and really nice suites with ocean view and a balcony. We would also recommend dining at the restaurant Barbouni one night when staying in kos.

Big room with amazing sea view,beach , bar, restaurant right under the hotel rooms,super markets other side of hotel , plenty of other beach ane Restaurnts, 200 m ferry ! Amazing workers makes your life easy , and place is just 10 min walk a way to centrum and bar steet ! I was here 12 years ago , it's still best place for money like 12 years ago :)

When we arrived, no one was there to help us with our luggage up a long flight of stairs. The shower screen panel had come off the hinges & TV was not working. Spoke to host who didn't seem concerned. We had to follow this up twice. Eventually these items were fixed after a few days. The shower is small, no shower caddy & you're not able to put your soap or shampoo & toiletries anywhere in the shower. The vanity has a small bench but not much to put anything on. The music is so loud & can be felt & heard through the walls of the room. It should be sound proofed. The music was non stop from 10.30am to 2.30am. It would be so loud that we were never rested or got any sleep. When the cleaner didn't come, we were told she was sick. No one approached us to let us know or provide us with fresh towels and toilet paper. Getting water glasses was also a struggle. The balcony is big & overlooks the sun lounges & ocean. We were not impressed. For "luxury " you would hope the host would have complimentary water in the fridge, water glasses, toothbrush holder, shower & TV fixed & sound proof walls. Great to hang out on the beach but unless you want to hear high volume music blasting into your room, then I suggest you stay somewhere else.

Very disappointing for a luxury room. Sure it's close to everything & the balcony view is sensational but the room was too close to the speakers which would blast out music non stop from 10.30am until 2.30am the next day. Then you would hear the sound of bottles being collected & party goers yelling & partying on the beach. The room had a kettle but no tea or coffee provided or complimentary water every day. No glasses provided for water. The shower was so small & no toothbrush holder or any space to put your toiletries. The floor was very dirty. I walked across the floor without shoes or slippers & my feet were dirty underneath. The breakfast was a hit & miss every day. The safest thing to order was a frame & yoghurt with fruit. The staff were not interested when we mentioned the room was unlocked by the cleaning lady. When we were leaving, staff did not help us take our luggage down a very long flight of stairs. The beach bar is nice & and has a great location on the beach.

Nothing bothered us, thought there are some aspects that can be mentioned for others to take into account: - !!! music can be loud !!! in the afternoon on the beach(not so much in the room) and in the evening at the bar, but that was a big plus for us, so if you like a quiet vacation don't book Jacksons and then give them a bad review for the loud music, as the saying goes, you don't go to McDonalds for a salad - wifi is slow and you won't be able to work remotely using it(guess we will be coming again only on holiday) - breakfast is basically eggs and yoghurt in different variations(very tasty, we enjoyed it) served with tea or coffee - there is no shelf in the shower to hold your soap, shower gel

Everything was perfect for our taste, great location on the beach and walking distance to the port, excellent decor with lots of interesting details(Harley bikes, old milling equipment), large rooms(with fridge, hairdryer, safe box, toiletries, air conditioning, TV, mirrors, couches), big balcony with perfect sea view, daily room cleaning, fresh towels everyday, free breakfast, free sun beds, excellent beach bar vibe with DJ playing live music every afternoon, bike parking and last but not least the super friendly staff. They made us feel very welcome, we chatted and laughed almost like we knew each other(shoutout to Roberto and Jimmy). I have only seen similar staff service at Ark Bar(which is on a whole different level).
