Arrived late. No problem. Welcomed with cold drink. Studio- Nippingly clean. Serviced daily. Well stocked kitchen. Excellent aircon. Extremely quiet and very effective. Pool area and gardens-Beautifully maintained. Lovely flowers. Bean bags by the pool and very comfortable sunbeds. Stunning view over Kalatha. Location- Up a hill overlooking the Bay. 10 minute walk to well stocked shop. 25 minute walk to the beautiful beach. €20 for 2 sunbeds and parasol. Breakfast-Amazing. A bowl of chopped fruit. Cold meats, cheese and salad. Ham and eggs. Greek yoghurt and honey. Pastry. Freshly squeezed orange juice A bottle of water. €13. Snacks available throughout the day. Equally delicious and good value. The highlight is Theodosia herself and her family. She is the perfect hostess. Will go out of their way to make your stay as comfortable as possible. Very reasonably priced. Would return in a heartbeat.

We had such a lovely time here! The place was spotless – clean and comfortable rooms, and the view was absolutely beautiful. The garden was full of flowers and trees, creating a peaceful atmosphere that made us feel truly relaxed. The pool was perfect for cooling off, whether in the morning or during the evening – such a nice touch! The host was incredibly kind and welcoming, which made our stay even more enjoyable. We highly recommend this place and would love to come back one day!

Theo and her mother are incredibly sweet and attentive women who do everything they can to ensure you have a fantastic holiday. Theo was so helpful in finding great excursions. As a solo traveler, I immediately felt safe. I 100% recommend this accommodation to people who want peace and quiet, a fantastic view, a lovely pool and perfectly maintained studios. Our stay here was absolutely extraordinary. Everything exceeded our expectations. From the spotless cleanliness and peaceful atmosphere to the delicious food and the warm, welcoming vibe. But what truly made the difference were the people, Theodosia and her family are incredibly kind, generous, and attentive in every detail. We felt genuinely welcomed, and completely at home. It was the kind of place where you wake up smiling, filled with gratitude. And for us, it will always hold a special place in our hearts, because it’s where we got engaged. It’s hard to put into words how much it all meant to us, but one thing is certain, we will be back. If you’re looking for a place with soul, where you can truly experience the beauty and warmth of Greece, I don’t think you could make a better choice.

While the bathroom was a tad small, it did not detract from the great overall experience.

The warmest hospitality by our lovely hosts. The views are expansive from the lofty perch of the resort. Our studio was spacious with a well-equipped kitchen. The bedroom was on the upper level. Older travellers should be aware that there are steps and split levels in the studio, and exercise care.

My partner and I stayed at Theodosia Studios for 6 nights. Arriving after a long journey from Australia, we instantly felt so excited that we had chosen this place. It is such a peaceful retreat, surrounded by beautiful garden and olive trees, and each little balcony overlooks garden and ocean. This property is also away from any busy streets and set in a beautiful natural environment. We really enjoyed the nearby walking trail along the coastline. The apartment was simple yet comfortable and cosy and we felt right at home, the bed was comfy and everything was very clean. We enjoyed sitting on our balcony in the morning with coffee and evenings with a wine. Theodosia and her parents were absolutely lovely and welcoming, and Theodosia was always happy to chat and give tips on beaches, restaurants or other places to visit. Thank you so much Theodosia! The breakfast was delicious, highly recommend! And the pool and view is gorgeous too, we enjoyed sitting under the trees with a cold drink and a book, going for swims. We hired a car which was inexpensive and went on day trips around the island, visiting beautiful places! Chania is very fun to explore, and great for a dinner and evening out. Thank you so much Theodosia, we immensely enjoyed our stay, it was our favourite place in Greece that we stayed, and we hope to one day come back! From Erin and Kyal

Everything 😊 starting with the location which is strategic - near small and quiet beaches, near small local shops, near to Chania for drinks and great food in the evening. The host was a beautiful lady with a great smile - she offered coffee and sweets every time we met. The studio is spacious and well equipped - we had a lovely terrace with sea view that we enjoyed every morning at breakfast. It was clean; our towels were changed everyday, bathroom was cleaned everyday and garbage taken as well. We would love to come back.

The wifi is sometimes a bit weak but it didn't bother us too much. The property is also close to the airport, so it may be at times a bit loud but that's nothing that can be fixed by the owner and it is not really troublesome, you get used to it super fast.

We had an amazing stay at Theodosia Studios. Theodosia and her family made us feel very welcome. The property is very flowery and quiet, the pool is fantastic, and the view towards Kalathas is breathtaking. The flat was very spacious, and the bed was really comfy. If we come back to Crete, we will definitely go back to this property.

We loved everything about the property! Great value for money. Our studio flat was spacious for 2, comfortable and very clean. The location was very good for us as we had a car and it is conveniently located by the airport. The view from the gorgeous pool is amazing. Not to forget the lovely and friendly host!

Everything was absolutely perfect, it is gorgeous place with beautiful sea view and nice swimming pool. Rooms are very comfortable and extremely clean. Theodosia is wonderful and very helpful person. Our stay was simply perfect! The location is outside of the city but close to everything with a car, and stunning... The view on the sea, the mountains was absolutely beautiful. The apartment was confortable, quite spacious with the bed upstairs, small kitchen to cook, and a terrace with the view for breakfast. We were there early June, not much tourists so it was also really quiet, peaceful and relaxing. The pool is super clean and so beautiful, with sunbeds. The owners are adorable, they met me when I arrived even though it was late. They even brought us some desserts they cooked as they saw us one evening seating by the pool. The room was cleaned daily. Everything was perfect. And there is a lot to do around. Chania is really close, the airport is 10min away. Highly recommend <3

We really loved the place. It was quiet with a superb view. We had lovely breakfast by the pool. Bed was very good. We drove to different beaches in Akrotiri. And Chania is quite close. We had a great 10 days and the owner is very nice.
