    Finishing off the renovation in bathroom and kitchen would be great. There was building noise all day from left, right, and from the back. Very unpleasant, although it is not the property's fault. Hopefully, the building around them will be finished soon, then there is no problem.

    The room we stayed in on the first floor of the complex was partially renovated, which is a pleasant departure from other places of similar age, that have not been touched for 30 years. The swimming pool looked nice, too. The staff was helpful with booking activities and taxis. They even took me to the doctor when I needed it.

    could use some maintenance

    Nice place for the price, location is out of the main area but everything you need next door and beach accross the road. it is a little run down in areas but as we expected for the price per room. would stay there again!

    Bathroom needs some work, Wi-Fi works poorly in the rooms and sometimes not at all, the pool overlooks to the reception and the road. Staff constantly asks you where are you going, if you want laundry done, taxi and try to sell you other services in a pushy way, but they’re all nice and helpful

    The rooms are pretty big and the bed is comfortable, in the back where our room was, it was pretty quiet. Location is good, near the beach and a few restaurants and cafe, there is a shop next door.

    It’s a Little bit expensive for a normal room

    This is a good place near to Lipah Beach it’s a good point The personals are good The room is more or less clean

    The state of interior of our “villa” was poor, bathroom was in bad condition (hardly running water from tab and a dripping leak), and kitchen and living area were just old and grubby. I am surprised the grading for staff is actually quite high as for me I didn’t feel all welcome (which could just as well be because of language barrier). I’d say, either pay double the price for a better place or take it as it comes for if just for 1-2 nights.

    One of few lower end priced resort with decent review grading; which we found out are quite subjective from time to time. There’s an okay pool if you fancy a dip in the morning. As a one-nighter it’s doable if you’re in search for a cheap place. The beds did sleep okay.

    To say it is self catering the cooking and dining utensils were very limited. We had no hot water despite reporting it several times, they eventually moved rooms.

    Lipah beach is excellent, as is the local area for shops and restaurants. Swimming pool was very nice, but could get busy.

    Place needs lots of work. Just about evrrything is falling apart. All electrical outlets hanging out walls. Taps broken etc

    Very noisy, messy, dust and dirt. There is a building site next door. My room #12 had 6 large spaces above the windows, so air conditioning was no good day or night and dust and dirt came in from outside. The kitchen seriously lacked any decent equipment. The door lock was next to useless, it you pushed against it.

    Too far away from Amed central. My Seaview room was an upstairs room with a glimpse of the sea between palm fronds

    Kitchen facilities included stove fridge kettle toaster and basic cutlery and crockery

    Bathroom was very old

    The hotel is located near the beach. Just 2 minutes to walk to Lipah beach with coral garden.

    The kitchen is not well stocked or organized. It’s quite loud by the road if you have a room near the front. Things were just a bit quirky.

    The location is very close to snorkeling in Lipah beach which is nice. The room and beds are large if traveling with a family.

    The villas would easily be of better class with some simple, but needed repairs. Kitchenware is in need of renewal. With very small changes, the resort could be of much higher rating, and provide a much better experience, both for guests and for the staff.

    The staff was amazing, friendly and so helpful. Thank you Wayan, Nyoman, Gede, and all the others! Lipah Beach is a very nice and quiet place. Beautiful snorkeling, fish coral and turtles only a few meters from the beach. The resort is only a few minutes walk from the beach. The villas are large, one king size bed and one queen. The pool is great, quite deep (over 2m). The shop/warung next door is very good and there are nice restaurants/warungs within walking distance.

    The Kitchen Was really dirty And had nothing to Cook. And the pots u couldnt even use anymore. We didnt like the ppl beeing very pushy about Massage, laundry, boat Trips. U couldnt sit on yout Terrasse without someone coming and asking for Massage, laundry, Transport...... The Houses need Some renevations and little Things like a new Mirror....

    The house is big and beds are very comfortable. The Pool is very nice and also clean. If u Book the Family Room. Ask for the One in the back. The Other One is next to the Street and reception which can be very loud. The Restaurant and Supermarket next to it is very good. If u need a Kitchen this is One of the only places with that price.

    Kitchen utensils and plates were dirty. Had to ask for bin changes, toilet roll, etc.

    Good sized rooms with kitchen. Great pool. Great location with amazing off the beach snorkelling opposite. Shop next door.

    had to share the bed with mosquitos, older outdated bathroom that could use some bleach, kitchen didn’t have many facilities to cook with.

    the staff where all helpful and friendly, wanting to get to know us well. bed was comfortable and air conditioner was cold, shop and warungs close by

    The biggest issue I had was the internet. It was very unstable (as it is all over Bali) and this was a particular issue for me because I had to work. And to be honest, the owner didn't help a lot to fix it. He would just send me screenshots of a speed test that showed good speed, but that wasn't the problem. The problem was that the connection was unstable. However, that was the only main issue I encountered. If you don't need good internet or are on vacation, this place is really good value for money. Another issue I had, although it was particular to my room, was that we had a leak in the ceiling of the bathroom, right above the toilet. So, imagine how uncomfortable it was to get wet while using the toilet. It was a minor leak, but still made me uncomfortable and it caused black mold to form on the ceiling. I told the staff about it, but after almost a month of stay they didn't fix it. I would say the place is overall good, but it could use some maintenance here and there.

    The room was clean and big. It came with a small kitchen, which helped a lot since we stayed there for almost a month. Location is nice since it's a 3 minute walk from the beach. There's a small store right next door, which helped sometimes.

    The rooms are big but pretty tired and run down. Don’t expect luxury but they’re ok. The WiFi isn’t great either.

    Nice enough accommodation. Staff are friendly and the rooms are very spacious.
