    Great little guest house, a short walk from the town centre.

    Unfortunately, there was no breakfast option. But with town close by, this wasn't a big issue.

    The owner of the guest house welcomed us on our arrival and was very helpful with tips on how to get into town and what to do. The room was compact, but very clean and comfortable and we even had a bit of a view of Kinsale Harbour. Perfect for our short stay. It is a steep, but short walk into town, which makes it a great location.

    Room was noisy. You can hear everything from the other rooms. The bathroom is very small and the water pressure was very low. The room was also small for two people. I would lower the price per night since there is not breakfast included.

    Position is very good. Parking is included. Very easy to reach. There is not breakfast provided but given the good position you can find very nice places where to go.

    Kinsale is pretty and has some very good walks. We were there for six days, but I would have stayed one or two days less

    No fridge. No washing machine but Phil kindly did our washing & drying one day.

    Having the ability to use a credit card for payment would have been better. The owner only accepted Euros for payment. We tried to exchange American dollars to Euros at banks and were turned away for not having an account.

    There was on-street parking available. Walking to town was a short walk ,though a steep hill. The room was tiny, but adequate.

    There was no fridge in the room, however this seems typical in B&B’s in Europe and UK.

    Loved the location. The room was very clean. Phil, the host was awesome!

    Advertised as B&B but really only a Bed (no breakfast option). Generally found communication to be quite blunt and unfriendly. Room itself is nice and location is excellent.

    The shower in our room did not have good temperature control or water pressure. We were not aware prior to arrival that breakfast was not included. We did not mind but it was not clear to us during booking.

    Clean and comfortable room , easy walking distance to the main part of Kinsale nice view from the room. Our host gave recommendations on places to eat and visit within easy walking distance.

    The bedroom was a bit of a squeeze by the time we had a suitcase and 2 carry ons in the room with 2 people but not an issue if you just had a couple of overnight bags.

    Great location with just a few minutes walk into the centre of town. Parking was in front of the house. Phil was a lovely host, welcoming us and giving recommendations for pubs and music. Bedroom was clean and comfy. Bathroom was good with a nice hot shower.

    We didn’t know until we got there that it was cash only and no breakfast. Even though it was a B&B. She said she told Bookings so I don’t know whose fault that was.

    Having the option to have breakfast at the B&B would have been nice.

    At this property it was nice to have a parking spot. Phil was very helpful to tell us where to eat and where to find music.

    Hairdryer could have been better, but not big issue.

    Phil was a great host & greeted us on arrival. Location was perfect to Kinsale town (note there are steep inclines down/ up the hills to town if walking). Free & safe on street parking. Room was great size & had what we needed for 1 night stay. Tea coffee provided & a tv. Bathroom & shower a good size.

    Bed on wheels... It's quite annoying if you intend on sitting up. Bed covers are a bit tired. The host was not the warmest but was informative. Parking was not the easiest.

    It is extremely outdated for the price. I felt like the comforter we were using was 20 years old. The bed was also on wheels, so every time we moved the bed would move. The host is not very friendly the second I walked up to the door she asked me for cash, said the weather was terrible, and told me I couldn't have breakfast. One thing to also note is that she also has a cat. We were not aware of this, my boyfriend is very allergic.

    The location is fantastic and there is free parking outside.

    Be careful to read the notes when booking. The proprietor only accepts cash payment for the room and breakfast is an extra 10 euros.

    A comfortable night's stay within a short walk to downtown Kinsale.

    Lovely bathroom but very weak shower - didn't bother us but not for those who expect a power shower

    Very comfortable, parking on site. Phyl is a lovely friendly landlady. Distant view of Kinsale harbour from back windows and 5 min walk into centre of town - albeit an extremely steep hill. We didn't opt for breakfast.

    We missed on the website that Phil wasn't providing breakfast during our particular timeframe but she steered us to some very nice cafes that were close. We also missed that it was cash only.

    Walking distance to downtown, shops and restaurants. Phil was very friendly and the room and bath were clean and a nice size. Parking was available onsite.

    Booking said it included breakfast and could pay upon arrival. When we showed up, we were told by the host that she does not do breakfast January-March and it was cash only. It would have been nice to see this online beforehand.

    Owner was very lovely and gave us many recommendations for around town. The place was very clean and comfortable.

    It was an overall good experience except for the heater incident

    The heater could not be turned down/off and at a point I felt I would be half cooked by morning. Had to open a window to stay cool. Didn't get sleep due to this. The walls are a little thin and could hear anyone going downstairs or talking on the stairs. There were kids in the other room and could hear them being loud at 10:30pm. It's a shame to go to a bed and breakfast where breakfast is not included in the cost for stay.

    The host Phil was very friendly and she greeted us nicely. The room was very tidy and big enough for a night. Good hot water shower and toiletries available. TV worked fine and the bed was comfortable. Hot water kettle, tea bags and coffee available with milk.
