How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

Verified reviewBooked this as we were going to a concert in St Anne's Park, however the date we booked shouldn't have been open on the diary and we shouldn't have been able to book it. After we received a cancellation message from the host and explained the situation and that we were going to a concert, Michelle did everything she could to honour the booking, and made sure we could still stay that night as not to let us down. She really did go above and beyond. There was a huge box of toiletries and essentials and we were told to help ourselves to anything we needed to use. The room (which we had as a twin) was spacious and we were even left a little goody box of treats and sweets and water to help ourselves to. Check in was simple and easy and the bathroom was right across the landing which was handy. It's about a 10 minute walk to St Anne's park and it was so handy to be able to walk home and get straight into bed after the concert. Unfortunately due to leaving so early we didn't get chance to try the breakfast, but we were offered to take anything we needed before we left for our flight. Wonderful host who kept in touch right from us making the booking up until us leaving, she even made sure she booked us a taxi back to the airport as we were leaving quite early and got up early to let us know it had been delayed. If we are ever back in Dublin we will definitely be returning here. Thank you so much!
Nothing.
Thank you so so much for this review it meant the world to me to receive this and I’m so glad I could help you both out. I loved having you here and you are welcome back anytime. I’m so glad you enjoyed the concert and the room you made me so happy to hear I could make your stay special it’s guests like you that keep me wanting to go with renting the room. This is officially your second home so please come back. Michelle

I think it’s a very unfair review to give the staff 5 when we never met. I was in constant contact by app and text to inform David that I wouldn’t be there on check in due to a death in the family. I had arranged someone to be there. They paid €70 for a large double room with toiletries and all amenities and breakfast. If they weren’t happy I was available on WhatsApp. Will be taken this unfair review further.

Verified reviewMichelle was friendly and welcoming and our short interaction was pleasant. She was staying with friends during my one night stay so I didn't see much of her, only a brief interaction on checking in. Communication was fine using booking.com to exchange messages and Michelle was flexible and accommodating when I asked to change the check in time. The property is about a 25 minute bus ride into the city centre with plenty of buses leaving from a bus stop close by. on leaving the property after my stay I enjoyed a walk in the nearby St Anne's park
I felt that the communal areas (hallway, landing, bathroom and kitchen) could have been a bit tidier. I had difficulty connecting to the Wi-Fi. I managed to get my phone to connect but my tablet couldn't find the network.
Thank you for the review. Yes I don’t normally stay away when a guest is there but as it was only one night and I’d made arrangements for someone to be here for James I decided to take the chance to stay with my friend. The bathroom is shared with one other person who is super careful and tidy but when I left it was clean and tidy. James didn’t mention it to me I was always available on the app and through text. The kitchen had James breakfast set out with cutlery so I don’t know if that’s what you meant with things being left, and the hallway and landing was clear except for a shoe rack at the door I think it’s excepted when you shares family home that there will be shoes or coats in common areas . The bus is about 15 mins to the Northside and 25 to south side with one bus running 24 hours and yes 6 of them when is great ☺️☺️☺️. As you’ll see from other reviews the place is always friendly, tidy and a great base to explore. Also I think it’s a bit unfair the value for money James paid €68 for this stay which included breakfast , late check out and e wry thing you’d need and more in his room .. I’d say it is a bargain 🙃☺️

Verified reviewWelcome was nice
Time for shower, I arrived at night and the shower was not wirking. I got a spoiled, expired date bread for breakfast
The shower was working fine I tested it and there was no problem at all. I explained to Laura that my son was sick upon her arrival he was standing in the kitchen with a fever while I took time to show her around and tell her location to eat, I even stayed up till past 10pm to make sure she was ok. She arrived late and I accommodated her. I asked that she be quiet as we were going to bed. The doors were banged all night. I accidentally left out something that had expired. It’s never happened before. As mentioned my son was sick and lack of sleep lead to the error. I found there was clumps of hair on the carpet when I went into clean it. The taxi man even warned me as the guest entered that she was difficult. I wished her stay could have been better but I did my best with a post covid child and how late she arrived.
